In response to [redacted] 's complaint about our lease process, our lease and application process for a move in is thoroughly explained and kept consistent before accommodating a move inWe require a fully completed application, the applicant and guarantor (if applicable) to also meet our minimum qualifications along with signing their lease to guarantee their space for move inWe do not just “run” applications to see if a person qualifies as we offer individual spaces for a property of 900+ residents and receive high traffic and receive a high number of applications which involves roommate matchingWe go through the entire process, lease included to guarantee the applicant has their space reserved for their anticipated move in date On 8/28/ [redacted] (the applicant in which [redacted] is referring too) turned in a completed application which both parties signed and included a completed guarantor form that [redacted] filled out to be included in the qualification processThe lease (total of pages) was read through and signed by [redacted] on 8/28/while [redacted] was presentThey both were informed that they were signing a binding lease contract by the leasing staff assisting themThey were present in the office reading over all the pages and asking questions about the lease for 30+ minutesOnce they were finished reading and signing the lease documents they were provided a copy of the lease documents for their recordsOn 8/30/they were both notified via phone that the application was approved and move in would still be scheduled for 9/1/per leaseIt was not mentioned she wouldn’t move in We went through all the proper steps in getting the unit move in ready, notifying the roommates and getting her keys and all move in documents ready for her move in date of 9/1/On 9/2/she had not moved in or contacted our office so we attempted to reach out to her, in that process [redacted] hung up on staff several times then she informed staff she would not be moving in and found other housingOur staff informed her that there was not a cancellation option at this point and would be financially responsible for her lease until it is released to another personShe stated she wouldn’t pay anything and ended the conversationShe called back minutes later and stated she wanted another day to decide if she still wanted to cancelThe same information was given to [redacted] (the guarantor) and the threat of an attorney was made [redacted] decided to not move in Due to the holiday and Management not present 9/1/17-9/4/the application was billed out and sent to the address on file 9/5/On 9/6/we received a letter that [redacted] sent requesting all documents signed by herself and [redacted] be mailed to her addressOn 9/7/we sent all those documents per her request Our cancellation policy and the applicants/guarantor’s financial responsibility is listed on our application and within our leaseThe cancellation policy as listed on our application is as follows “Once the applicant has signed the lease and been approved, the cancellation policy is equal to (1) one months rentAll cancellations must be given in writing a minimum of days prior to the commencement of the lease termAll cancellations NOT made days prior to the commencement of the lease term are responsible for the full lease term per the lease agreement.”

They both were informed that they were signing a binding lease contract by the leasing staff assisting them. They were present in the office reading over all the pages and asking questions about the lease for 30+ minutes. Once they were finished reading and signing the lease documents they were provided a copy of the lease documents for their records. On 8/30/17 they were both notified via phone that the application was approved and move in would still be scheduled for 9/1/17 per lease. It was not mentioned she wouldn’t move in.

Due to the holiday and Management not present 9/1/17-9/4/17 the application was billed out and sent to the address on file 9/5/17. On 9/6/2017 we received a letter that [redacted] sent requesting all documents signed by herself and [redacted] be mailed to her address. On 9/7/2017 we sent all those documents per her request.
Our cancellation policy and the applicants/guarantor’s financial responsibility is listed on our application and within our lease. The cancellation policy as listed on our application is as follows “Once the applicant has signed the lease and been approved, the cancellation policy is equal to (1) one months rent. All cancellations must be given in writing a minimum of 45 days prior to the commencement of the lease term. All cancellations NOT made 45 days prior to the commencement of the lease term are responsible for the full lease term per the lease agreement.”
