This carpet is cheap and was not new when we moved in, so of course it would need replaced after five years Also, after five years it would be to have to do some repainting homes have their walls painted regularly, and we never requested any general maintenance while we were there Actually, we requested stain and stained the decks ourselves approximately years ago The video also talks about the slices in the floor, which we also noted when we were moving in None of those floors were new and were not replaced before we moved in We should not be responsible for them finally deciding to replace them Finally, the refridgerator was in the garage because the property manager at the time told us to place it there when we called and stated we were getting our own because despite bringing in two different replacements after ours broke, it still was not working correctly and we were tired of the process The manager did not state anything about keeping it running Why would we want to do that? They were supposed to remove it and didn't so we left it there We did open it, and there was absolutely no smell I will not dispute the need for new blinds, and we expected that, though had we known blinds were going to cost $we would have gone to [redacted] ourselves, which is where the originals clearly came from This is, as many others stated, and as we feared, a clear case of overinflation of damages to provide money for their general maintenance There have been many others complaining of the same Regards, [redacted]

included.To begin with, I think it might be easiest to state that a copy of the video walkthrough can be found at: https://www.[redacted]. I think that this will answer most of the issues raised by Ms. [redacted]. I will also attempt to address them here.To begin with, there was an itemized copy of the changes sent to Ms. [redacted]. It was sent to the address given to us, which matches the address of the complaint. The fact is, Ms. [redacted] never picked up the certified letter. I have included a copy of the returned letter as well as a copy of the itemized damages with this letter.The security deposit that Ms. [redacted] left for this unit was $1,050 and not $1,200. I'm not sure where she got-that number from, but it simply isn’t so. In addition to that I have included a copy of the move-in walkthrough completed by Ms. [redacted]. It shows that everything in the unit was satisfactory upon move-in except for a small tear m the carpet of a single room and some cleaning that was not acceptable in the kitchen. We understand that sometimes, things get through, and that is why we give the tenant the opportunity to bring them to our attention. Ms. [redacted] was not charged for either of these items upon move-out.The very first statement of the walkthrough video states that there was an extreme smell of cigarette smoke within the unit This is not considered normal wear-and-tear andrequires a lot of work to eliminate. Every wall and ceiling in the entire apartment has to be repainted. All floors, appliances and vents must be deodorized. Every surface must be washed. This adds up quickly.ln addition to this, every single floor was stained or damaged. We were forced to replace almost every surface in the entire unit. We are able to prorate the expense to Ms. [redacted] due to the length of her stay in the unit. Despite this, it is very expensive to replace the flooring for an entire apartment. Also, Ms. [redacted] states that she provided a copy of a receipt from a professional carpet cleaning company. We received nothing of the sort.Beyond the damages to the walls and floors, there were additional items which required charges. Ms. [redacted] only returned one of the two garage opener remotes. There were three sets of blinds that were damaged and needed replaced. Lastly, the refrigerator was removed from the kitchen and put into the garage. It was not plugged in and the doors were closed. When this occurs an odor develops within the unit which is very difficult to remove. It essentially renders the appliance useless and requires replacement.Lastly, Ms. [redacted] left the unit with a balance of $1,457.50. She had assured us that she would pay it after vacating the unit, but never did.In conclusion, the damage to this unit was extensive. We charged Ms. [redacted] what we thought was an entirely reasonable amount for line work that was required. All items were necessary-and obvious. Review: Palermo Realty fraudulently charges renters for "refresher" costs that are the responsibility of the landlord.

they trump up charges when renters vacate property and then deduct money from security deposits for unsupported costs. Palermo retained over $600 of our security deposit to touch up wall paint. Then, as their secretary told me, they charged an additional amount to "clean up" after their painters, even though we left the unit cleaned. We have attempted to resolve this with Palermo but have been consistently placated and delayed. This week, the secretary (Ms. B[redacted]) told me that the owner had not been in into the office for several weeks and so had not addressed the issue. This is a stall tactic. How does one run a business without checking in to the office on a regular basis?

We own several rental units in Pittsburgh and in the Chicago area. We are familiar with what is customary and reasonable in the industry. [redacted] is a doctor. and lawyer and I (his wife [redacted]) am a lawyer. We rented from Palermo on a short term basis because [redacted] was teaching at [redacted] in Erie. We were warned that Palermo was not respected in the Erie area, but had limited time to find a place to live and the townhouse we took was the best we could find on short notice.

While living there, we had multiple problems that were reported to Palermo. None of them were addressed properly and some were never addressed. We let that go (and realize the Revdex.com does not deal with landlord/tenant issues). However, when Palermo improperly charged us for refresher fees and more we began researching their pattern of conduct. We found that they routinely charge renters for costs that Palermo should bear as part of the cost of doing business in the rental industry. We believe they are committing fraud.

We can provide you with statements from others similarly situated, copies of all our correspondence, Palermo's youtube video and audio regarding the townhouse we rented and any other information you may need.

Review: I am writing in dispute of the damage charges withheld from my deposit refund.Under the category of "damages," I was charged $185 for cleaning, $280 for the painting walls, $75 for carpet cleaning and $15 for garage sweeping. This was despite my upkeep of the unit and a thorough cleaning (vacuuming, cleansing, etc.) just prior to moving out. It is not my responsibility to pay for standard preparations of painting and carpet cleaning for the new tenants, certainly not under the category of damages, as there werent any damages beyond what was already charged under wall repair. I know that repairs were needed to fill nail holes where we had wall hangings, and I can understand the charges made here under wall repair; but I shouldnt be doubly charged for these repairs under the category of painting walls, especially since this is a standard procedure for the apartment to perform for its future tenants. I should not be charged for damages that were not actually damages in order to pay for standard procedures that are the responsibility of the apartment to prepare for its future tenants. I was also charged for two shower rod replacements when there was only one shower. The amount I was charged was $70. Since only one replacement was necessary, I should only have been charged for half of this amount. I have never had any amount of a deposit refund deducted in the past, let alone an amount of this caliber nearly 75% of the deposit. I can hardly believe this, especially based on the exceptional care I took of the unit. I submitted my complaint but was told that the shower rod was a mistake and really the price of one and that the charges were standard on their part. They did not provide any of the receipts that I requested for the charges. I believe that I was taken advantage of and hope that anyone else interested in renting here be forewarned of these outrageous charges. I am merely a medical student on a fixed income and was hoping to have my deposit to help with my moveDesired Settlement: I requested that I be refunded the amount of my deposit that is not my responsibility to pay for under damages that were never actual damages. Specifically, the painting walls ($280), the carpet cleaning ($75), the garage sweeping ($15), the cleaning ($180) and one shower rod in the amount of $35 a total of $585.

Review: As same as other complaint for the same company, Joe Palermo realty withheld and charged for unjust price for moving out/repairing service. They never mentioned in their lease and refused to answer questions about detail itemized price they will charge for their own painting, cleaning, carpet cleaning and other services. And the price they charged is much higher than the fair price in the market. Those services they would supply and charge without any asking or negotiating. And they deduct directly from security deposit before they make an agreement with customer.

it is very suspicious to supply service worth thousand dollars without giving receipts or any kind of detail. Comparing with the average total price they charged for their normal service(renting), charges on moving out might be around 10% of their income. Considering the potential percentage of revenue they get from this service, I suspect whether the money they charged is properly paid to what they declared and whether the tax is paid properly.

Unfortunately, there is not a lot that I can say to this complaint, as it doesn’t really address anything specific.The main idea behind it seems to be that Mr. [redacted] feels as though he was over charged for services provided. What Mr. [redacted] doesn’t seem to understand is that, when turning over our apartments between renters, we use professional services. We brought in professional carpet cleaners and deodorizers, a professional carpet replacement company, and a professional painter to repair the damages left behind up Mr. [redacted]’s exit.While it is true that Mr. [redacted] could have found someone to do the work cheaper (or he could have even done it himself), our rates are extremely competitive in the field. In most cases, we are able to do work cheaper because of the volume we deal with.Mr. [redacted] was given the opportunity to do all repairs himself before he left. He was given a video walkthrough to show the damages that would need repaired. There is no dispute on any of this.The only point Mr. [redacted] raises that has any legitimacy was the fact that he asked about the bank information, and we didn’t supply it. This was an oversite as it was a single line on his last letter. We simply did not see it, but would be happy to supply him with the information. It is a moot point, however, as Mr. [redacted] did not live in the apartment for 2 years. He is therefore, not eligible for interest on his deposit.I don’t really see anything in Mr. [redacted]’s complaint as to settlement. I have to assume that he is simply venting on frustration. Review: Joe Palermo realty unjustly withheld a substantial portion of my security deposit for the townhome I rented from them. According to their letter to me they charge for painting, carpet cleaning, and "cleaning." I outlined my position to them in a letter and requested the balance of my deposit to be sent to me in 10 days or I would forced to file a complaint with PA Attorney General Consumer Protection Agency, Magisterial District Court of Erie County, and the Revdex.com. They have not responded with designated time period. I have photos demonstrating the cleanliness of the property before I moved in and after I moved out. There was nothing to clean. I vacated the property cleaner that when I moved in. I do not believe the property was painted before I moved in. Any marks or nicks in the walls were either there when I moved in or normal wear.I repaired the small picture hook holes as to be undetectable. According to the lease agreement I am not responsible for normal wear. As required by the lease agreement I hired a professional company to steam clean all the carpets in all the rooms and stairwells. I provided Palermo a copy of the receipt as proof also required by the lease.Desired Settlement: In short, there is no justification for these charges and I expect the remainder of my security deposit returned to me.
