[redacted] ***Revdex.com Serving San Diego, Orange & imperial Counties Viewridge Ave #San Diego, CA 92123-1688RE: ID [redacted] Dear [redacted] ,Thank you for your letter dated July 11, and received into our corporate office in Northern California on July 19, Weapologize for the delay in our responseHowever, we needed extra time to do due diligence on our part and needed to pull archived work orders, consult with vendors, etc.in response to the consumer complaint filed with you let me explain as follows:1.We do not prevent tenants from contacting the LandlordWe provide that every tenant can write out their complaints and bring them to on-site managementOn-site management then faxes or scans/emails the complaint to the corporate office for review and an appropriate reply is given in a timely mannerThere are some tenants that have a tendency to immediately bypass the proper chain of complaintSome also do not want to take the time to properly relay accurate information but simply wish to vent their frustrationsThe chain of complaint and the requirement to write out their complaint usually prevents people from being unprofessional in their use of language and protects both parties from "he said/she said" assertions down the roadThe Tenant has never filed a complaint with us regarding any pest control issueWe have confirmed this with our own work order log and our pest control contractor logAs we have communicated to this tenant on many occasions, we do not have any control regarding the handling of mailThat is the responsibility of the United States Post OfficeWe repeatedly communicated that the tenant needed to file a complaint with themWe are unaware of any attempt of tenant to do soTenant has contacted us one time with respect to a laundry room complaintTenant had left clothes in washer for an extended period of time and was upset that another tenant had removed the clothes for their own use of the machineWe do not have Control over other tenant's actions to that degree but there are rules about not leaving your clothes in the machines for too longWe do not "monitor" laundry roomsThey are accessed by community gate keys and cannot be accessed otherwiseTenant notified us on 8/13/that their kitchen light was not workingWork order # [redacted] verifies that the work was completed and kitchen light repaired on 8/16/Moreover, they moved in on 5/22/and signed off on the fact that the kitchen light was in working orderTheir request did not come until nearly months later so the statement that the light had been faulty since move in is falseTenant has never filed a complaint with us regarding their baseboard heaterTenant has never filed a complaint with us regarding any musty aromas in their unitTenant is correct that water has been turned off in that building several times over the course of monthsThis was due to necessary plumbing repairsTenants were given proper noticeThis is part of apartment living and there is no way to prevent itTenant is correct that cable interruption occurred one time over monthsThis was due to a$50,cable renovation for every building on the propertyWe eliminated old lines and ran all new upgraded lines in Concealed channels along the rooflineTenants were given proper noticeTenant has never filed a complaint with us regarding any damaged sheetrock in masterbedroomPlease note that tenant references that this was done during a recent maintenance repair which would seem to conflict with tenant's claim that we disregard such maintenance requests.Unfortunately, we believe that the Complaint filed with you is inaccurate, unreasonable, and an attempt to bypass their own tenant responsibilities and intimidate management to release their full security depositHowever, we will treat tenant in the same fair manner in which we treat all move outsTenant will receive a security deposit disposition statement within days of move outAny charges against security deposit, if any, will be in accordance with Civil Code Section and will have detailed documentationIt should be noted that as of the date of this letter, tenant has not provided a forwarding address which we need to send the disposition statement.On a final note, it was noticed that you addressed your letter to [redacted] Ms [redacted] ll has not worked at Silver Oak Apartments for many yearsIf you need a current point of contact for the property, please address any future Correspondence to [redacted] .Sincerely,???
