I rented a house from these folks in Jacksonville when moving in from out of state. It was a laborious process because they clearly thought I was scamming them. They just kept adding hoops for me to jump through, but I did it because I wanted to rent and get a feel for the area before buying a home there.

Once I was in, the problems began immediately. The main drain was cast iron so it repeatedly got clogged. Their so-called handyman would show up, snake the drain, and it would work for a day or two then get clogged again. Clearly the drain needed replacing but they put me through a couple of weeks without a functioning toilet and water before they okayed it.

Next, the sink and tub in the bathroom wouldn't drain. (noticing a pattern here?) Honestly, the plumbing in this 1940s house should have been replaced but they cut lots of corners, only fixing enough for it to look okay on first glance. The guy who they sent to fix the drain this time confided in me he'd just gotten out of the hospital for bipolar disorder and wasn't entirely there. Then he started ripping holes in the walls. The sink drained but the holes remained until I moved out.

I had a few electrical problems, but their contractor for that was capable. These could have easily been noticed prior to move-in, but they didn't take the time or spend the money then.

Finally, one section of the roof leaked every time it rained - In Florida where it rains every day. A new so-called handyman showed up holding a ladder on the roof of his sports sedan with his hand. He nailed roofing paper to that section of the roof and called it done. Of course it still leaked and he did damage to the roof with his repair. That repair took three scheduled appointments to make happen, by the way.

I'd like to add that at the end of my one year lease, they decided to extort money from me by telling me my rent would be lower if I signed a new one year lease. Everywhere else I've lived in the US, the lease has become month to month at the end of the initial term. Not at Palm Leaf. This scam must be legal but that doesn't make it right. I was charged an extra $100 a month just so I could be on month-to-month. I knew I wanted out but I needed more time to buy a home. That sort of policy is nothing short of extortion.

I'm sure some of the people working at Palm Leaf are nice enough. I'd never recommend renting from them, though.

Palm Leaf Property Management is very professional and courteous. Stephanie and Nancy are amazing and I would definitely recommend them to anyone I know. I had a maintenance issue when I first moved in and it was handled quickly and with care. Thanks again! A+++++
