August 18, Revdex.com Faxed to ###-###-#### Be: lD Dear MS [redacted] In reply to your correspondence I will provide a brief reply as follows: The tenant violated the lease by smoking cigarettes and marijuana on the propertyThe lease was signed by the tenant and his conservator mother who approved the terms of the lease_ No notice to vacate was provided 4, There were issues of cleanliness and excessive utility use from day one with this occupantTrash left on porch for over a week, oil stairs on the NEW deck, and vandalism including carving "420" on the porch steps and bathroom wallBasically, this woman was attempting to "dump" her adult son whom she provided illegal drugs to, to keep him complacentShe was acting as conservator of his disability checksShe filled out and application, she resigned the leash as a respnrcible party, and clip conducted RH business matter Flpr son did not handle any business mattersA non-smoking policy was signedHe violated this and caused extensive damages to the homeIt is very difficult to get cigarette and marijuana smoke smell out of wallsA move in inspection was performed with the tenant and his motherAll components of the home were in working order at all times during his occupancy, However, the tenant had never lived on his own and was very dependent on his mother who was attempting to "dump" himTherefore, he chose to go back to his mother's home to eat and do daily activities and she had not prepared him to be independentAs I understand it, he is now in a transition home where he is receiving training on how to live independentlyIt is not a landlord's responsibility to train a tenant how to turn off and on light switches or to light a stove, This was his conservator's responsibility (his mother)She lived a couple of blocks away and she stated she was trying to train him to live independentlyHowever, she lied as to his capabilities when they viewed the homeHad we known he was so dependent on his mother we would not have rented to them? He called constantly after moving in with such statements as "I am going for a walk now'', 'I am going to my morn's" "I'm back now" 'when will you be coming over again" we referred him to his mother but he said she did not want to help himHe stated he was adopted and his mother was a lesbian and she did not want him anymoreHe stated that his mother had a marijuana medical card and gave him marijuana and beer and cigarettes to keep him calm.I truly hope him away from his "mother" as she is not a very good person [redacted] should be in an independent living care home.The mother paid for the deposit with her own funds and cosigned the leaseShe is clearly again trying not to take responsibility for her son, despite all the facts listed hereinThe damage exceeded the security deposit aloneHad the mother and conservator been doing her job and not filling him full of illegal substance maybe he would not have been able to do the damage

I am rejecting this response because: The story Palm Tree Investment group has written and told you is a bold face lie! I am taking them to small claims court on September 11th 2017 at 9:00 a.m. at the San Luis Obispo County Court house in Paso Robles, Ca.None of the things this company claimed are anywhere close to the actual truth and in writing them I feel they are slandering me. I have never tried to "dump" my son onto anyone for any reason and he choose to live on his own.The Landlords negleted their terms of the lease and have been found to be scammers in many different areas of Bakersfield, Ca as well. The landlord also used a false name in dealing with my son and I in renting the trailer. They never gave us the move in papers with the things we pointed out that were wrong, charged us for water which was suppose to be part of the rent and the property NEVER had hot water!!I have text messages, photos, and e mails proving everything that I have stated is true.This business is a shame and should be put out of business before they take advantage of some other poor soul.I will have my say in court, if they have the nerve to show up!
