This place scams every tenant who leaves. Read the *** reviews. They claim our cat did enough damage to warrant replacing the carpet in the entire unit. Prior to us moving in, they replaced the entire carpet. Meaning in October 2018, the carpet was replaced, and in October 2019 the entire carpet was replaced. They “claim” there were stains underneath, and refused to show proof of what the stains looked like under the carpet in 2018 vs 2019. We’ve tried disputing this with the management company and were told “too bad we have pictures”. Tenants have rights, and they literally do this to everyone. Claim there is more damage than there actually was, then charge you an enormous amount and threaten to send you to collections if you don’t pay within a certain timeframe.
To whom it may concern:
I hear complaints of this nature from time to time. I have been in the property management field for over 30 years. I feel that I am thorough, detailed and competent with the inspections that I over-see. We use a special light to detect pet urine on the past tenant’s carpet. I went back and looked at the pictures today to insure that the correct decision was made in determining the outcome of this claim. Carpet, even new carpet, can be compromised by a pet within minutes of the pet making contact with the carpet by either urinating or tracking urine from a litter box onto the carpet. While these determinations are never easy to pass along to the past tenant, in the end I feel that it is a competent and truthful determination. Our property does not make any money on replacing the carpet. The money received from the tenant for these damages is used to pay for the carpet replacement. We have nothing to gain by replacing carpet that is only 1 year old unless it is compromised.
