The tenant did report an outside water leak as the tenant indicated. The tenant was not clear on the exact issue as she originally reported the main line water line to the house was broken and flooding everywhere. We asked the tenant for a picture and after receiving this we
were able to quickly determine the leak was coming from an irrigation system valve and pipe and not from the main water line as the tenant indicated. This caused a slight delay in the repair due to the incorrect diagnosis but the repair was completed within hours as the tenant mentioned This timeline is well within the timeline of what would be considered reasonable. Also, during this incident, the tenant indicated she called the City of *** and somehow they said the main line from the sewer to the house needed to be replaced. We had this inspected by our licensed plumber and they indicated there was no evidence whatsoever that the main sewer line needed to be replaced. During the second incident the tenant indicated the sewer line appeared to be backed up. We immediately dispatched this to the Owner’s home warranty company and they had someone to the house the same day. They were not able to clean out the line as they could not find the clean out covers as the landscaping at the front of the house was overgrown and not properly trimmed. We sent someone to trim some of the plants that should have been trimmed by the tenant. This was done the next morning and the clean out occurred that morning. The two plumbing items mentioned by the tenant were both addressed in a timely manner and according to applicable Arizona Statutes, neither of these incidents would provide the tenant a cause to terminate the rental contract. Arizona Law provides the tenant would need to provide a 5-day health and safety notice when such items occur if those items are not addressed. As the tenant indicated, both incidents were completed well within this timeline

The complaint filed was from tenants that recently moved out of one of the rental homes we manage.   The tenants are correct that they expected the walk-through to be completed on July 1st and on my calendar I had it was to take place July 2nd.   I'm not sure how the mix-up...

occurred.  I completed the move-out inspection on July 2nd.   There were a few very minor items noted at the home on their move-out checklist and they did a very good job of cleaning and preparing the home after they moved out.   There was very little, if any, normal wear and tear.   There were two minor items the owner insisted, against my counsel, to deduct from the tenant's security deposit which totaled $100.00.  The tenants called our office this past week and indicated they had not received their security deposit in the mail.    I spoke to them July 23rd and indicated I would issue a stop payment on the check mailed out and print another check for them.   I offered to meet them on Saturday at my office to provide them with the new check, deposit itemization and move out checklist for their records. We met today, July 25th, and we had a discussion about the deductions, answered their questions and discussed other items relating to their tenancy.  I believe this item was handled to their satisfaction based on our discussion.I would also add that they were very good tenants and wonderful people.   I would welcome an opportunity to rent to them again.
