Quantum Builders does not owe for unfounded warranty repairs. The storms on April 17th, 2016 was unprecedented with areas in NW Houston getting up to 4 inches an hour with high winds. As a result of the storms our Houston offices were flooded out which took our phones and internet... offline. An email from Mr. [redacted] was sent on April 18, 2016 notifying us that he had received some water in the house. The original roof installation was on June 16, 2015 almost a year before the leak occurrence. On April 22, 2016 a physical inspection by our roofing supervisor was performed. The findings were that the roof was in good condition and flashings were secure; however, Mr. [redacted] ’s existing windows and window trim were found to have deterioration and voids that in our opinon appeared to have been the source of his water intrusion. While still on the premises the supervisor relayed his findings to the homeowner and sent his documentation(photos) to Quantum Builders. On May 17, 2016 Mr. [redacted] had called and said water was still coming in. Around May 22, 2016 Mr. [redacted] sent email with pictures of windows and said he had just caulked them. The create date of the pictures were on May 20, 2016. It would appear the pictures were taken after Mr. [redacted] had called Quantum Builders. The week of June 23, 2016 Tommy [redacted] from Quantum Builders went out to Mr. [redacted] ’s property to review concerns and review previous findings. Mr. [redacted] conveyed that he had got [redacted] his insurance company to pay for interior damage and to redo some flashing that they had not paid for in their previous scope. When we were contracted to do the roof in 2015 there was no allowance from the insurance company for a code upgrade or extra charges for a cricket to be installed behind the chimney. Mr. [redacted] told Tommy [redacted] that he had another roofer come out and give an estimate to redo areas of the back of the roof for extra protection and to flash up the wall behind the siding. Tommy [redacted] told Mr. [redacted] that he would need to inspect the interior and roof to hopefully understand if and where the roof may or may not be leaking. Upon inspecting the interior Tommy [redacted] was able to identify the corresponding areas on the outside for water testing. The areas of concern on the outside of the back part of the house were all below existing windows. The water test was with a standard garden hose attached to a hose bibb. A standard residential hose has an output of 6 to 10 Gallons per minute(GPM). In comparison, the April 17, 2016 storms in the Houston area averaged in NW Houston approx. 4 inches per hour. According to the USGS (U.S. Geological Survey) a 5ft x 15ft area with 4 inches of rainfall would total 187 gallons. At 187 gallons divided by 60 minutes would yield 3.12 GPM. The water hose was over twice the flow rate that the storms produced. Areas tested: Chimney: rear flashing, left and right side flashing, Brick sides of chimney from roof to top of chimney, and chimney cap. Wall flashing behind chimney and out 10 ft on both sides. Windows were tested from bottom to top of windows and up to the brick mold of 2nd story above windows. All testing revealed no leaks. Tommy explained to customer that there are not any issues resulting in leaks with the roof. Tommy told the customer that he would come out in the rain to help further diagnose any leaks before customer did the interior repairs. Mr. [redacted] told Tommy [redacted] that he had replaced the siding himself on the back part of the house. Tommy [redacted] explained to Mr. [redacted] that there may be areas around the windows and or siding where water may be coming in and that all cracks should be sealed to prevent water intrusion. Quantum Builders concluded that the leaks were from the windows and/or window trim and there would not be any warranty coverage for those areas as we were not contracted for windows or siding repairs. Subsequently, Mr. [redacted] chose to have his roof modified or altered by another roofing company and therefore has voided the warranty with us. It seems Mr. [redacted] was led to believe by another roofer who performed no water test or could show specific areas of leaks that his roof must be modified in order to prevent future leaks. Its like a shade tree mechanic saying you need one thing(roof), then another(chimney), and another (windows/siding), and eventually you will go broke or have a new car(house) with no diagnostic test backing the claims. Mr. [redacted] asked Tommy [redacted] what his company would do and Tommy [redacted] told Mr. [redacted] that there is no purpose to redo chimney flashings, walls flashings behind siding and such if clearly there was no leak with the water test. Mr. [redacted] told Tommy [redacted] that the insurance company had just paid him to install a chimney cricket since this was not charged to Mr. [redacted] or paid previously by his insurance for the roof in 2015 would Quantum Builders want to install it. Mr. [redacted] also eluded that this money could be used to fix the chimney and what could Quantum Builders do about the leaks. Tommy [redacted] again added that he would be more than happy to come out during the next few rains if it leaked to further diagnose the exact cause of the issue before contracting out to do any further work. This approach Tommy [redacted] told Mr. [redacted] would be the best way to identify the exact causation of the interior leaks. Mr. [redacted] never contacted Tommy [redacted] during the next few thunderstorms. In conclusion, Mr. [redacted] had another roofing company perform the chimney cricket installation which his insurance paid for along with other elective modifications to his roof. Quantum Builders is not responsible for such charges.
