We have rented from this property management the past years and have been very happyWe loved the place and the neighborhoodEvery year for years, the company will inspect the duplex which is for investors and properties like thisOur unit gets inspected in May as our lease originated in the month of JuneOn 04/15/17, the property manager, Judy M*** inspected our unit (had to take time off work for this)From what I can tell, the inspection went well, albeit a little messy as my year old granddaughter lives with us fullt timeShe had mentioned the owner was looking for a place for her sister to move into just like our unit so she can be close to herTwo days later, I received an email stating that we have to vacate the place per the owner and that we have to be out by 05/31/With that being said, I assumed the owner was moving her sister inI asked for an explanation to no availAll that was said is the the owner wants you outWe were not planning on moving outI said to MsM*** that this is not enough time as we did not plan it, was not packing and did not budget for this move, hastilyHer response "the owner is gracious enough to give you this time which is a lot"Well if you have not planned for it, it is not enough time And wth the crazy rental market, it would be tough to find another placeAs a result I had to take several days off work, which was not pleasant as I work ten hour days and in sales/commissionWith only one day off a week, it was not pleasantNot only did I loose several $$$ because of this, I had to cash out some of my investments to cover for the income I lost and for moving expenses which was not plannedWas finally able to find a place a week before 05/31/17, the day we had to be outHowever, as I did further research, I found out that the company and Ms, M*** was lying to usI found out that the reason for us to vacate/eviction was they wanted to increase the rent to $1,695, $more than what we were paying at the timeI was really confused as to why we were not given the option to renew the lease and pay the higher rent of which is very affordable to usMy household makes really good $$$$Oh and we never missed a rent the whole time were thereMy biggest issue on this matter is in the event I was unable to find another place or if I did not have the resources I have, we would have been homeless in no timeAnd that would have been very devastating to my year old granddaughterThe greediness of landlords/investors of increasing rent ridiculously is a result of the growing homeless problems in our society todayCompanies like this should be placed in a red flag for practices like thisI just wonder how many more tenants like us have gone through this with them and have not said anything about itI would rate this experience a -

When Mrand Mrs*** left the rental home in DuPont they did not leave the home in like condition minus wear and tear and this took quite sometime to restore the homeThey were sent a preliminary deposit report as the owner of the home requested several bids to restore the homeThere
was extensive damaged caused to the hardwood floors and trim work due to the *** dogs, coloring on walls from the children, wall damage from furniture and wall hanings, missing bathroom drawer in addition to cleaning and other repairsNone of this is not considered wear and tearAttached are just a few of the *** move out photos.The work has been completed and final bills have been received from the vendors and we will now be able to account for the *** deposit with final numbers and they will receive their final deposit report. I was able to speak with the owner on the phone to discuss the concerns they had and how to get their monthly statements that are uploaded to their online accountI was also able to tell them the hours our bookkeepers are in the office and the hours the maintenance department is here to take
calls/emails.I believe all items have been addressed.Thank you-

Prior to move out the manager LJ spoke with Mr*** about the condition of his lawnHe explained that he was injured at work and couldn't mowThe manager also asked him to clean up the heavy growth of blackberry bushes, weeds and scotch broom from around the shed on the alleyHe said he would
have his lawn service do itHe did have the yard mowed but did not clean up the alley by the time he moved outThat work was done and charged to Mr*** $trees were cut down but Mr*** was not charged for thatMr*** was given a day notice for an unauthorized large dogHe said he got rid of the dog but even though he cleaned the carpets when he moved out they smelled badly of dog body odorMr*** was charged $for an ozone treatment to remove the dog smellThere was much cleaning to do when Mr*** moved out such as dirty drawers and shelves in the kitchen & bathroom, dirty window tracks, frames & sills, dusty blinds, refrigerator dirty and food & drinks left in the refrigerator, dishwasher door dirty, oven drawer and door dirty, kitchen floor dirty, cobwebs all over the walls in most of the rooms, sticky tape residue on bedroom door, bathroom vent fan clogged with dirt, all doors needed a wipe downMr*** left a green plastic chair, propane tanks, pots with dirt in them as well as a table in the basementThese were hauled for $Repairs were repair dog damaged screen door, remove and haul satellite dish, replace several light bulbs, replace dirty clogged furnace filter, repaired plugged garbage disposal and replaced beeping battery in smoke detector$Please see attached photos

Worst property management company everThey are not responsive to renters needs, they have a difficult time responding to emails, the front office staff is rude and not helpfulRepair tickets take weeks to be responded to and they needed to be reminded by us to actually complete repairsWhen our fireplace didn't work I had to call the gas company and have them come out to do a free evaluation before Park would send a repairmanIt took two months to have it fixedThey are in breach of their contract when returning our depositOur signed agreement says that we will have our deposit and a statement on the 21st day after vacatingIt's been days and we still haven't received our full deposit backIn fact we had to send a message to our manager Judy to inquire about it

In response to Mr. [redacted] complaint-The lease agreement signed on 13 February 2014 by Mr. and Mrs. [redacted] explains how to give proper notice to vacate. We did not receive written notice in our office until May 18, 2015 which means the tenant is responsible for June 2015 rent.At move in the...

[redacted] signed a lease agreement and a move in condition report. There were not pet stains in the carpet and the home was clean and move in ready. Attached you will find a copy the Mr. and Mrs [redacted] lease to see the requirements of giving notice, move out report and move out photos.A preliminary deposit report was sent out in compliance with landlord tenant law on June 24th, 2015 after they turned in their keys. A final report/refund will go out next week. The home did re-rent during the month of June and Mr. and Mrs. [redacted] will receive a partial refund for rent. The home that Mr. and Mrs. [redacted] rented was not returned to Park 52 in like condition minus normal wear and tear and our office took the appropriate action on behalf of the owner.Park 52 works with many military families both as tenants and owners of rental homes and our goal is to teat everyone fairly and in accordance to Washington State landlord tenant law.Please feel free to contact our office with any questions.Carrie

Complaint: [redacted]I am rejecting this response because the matter is not yet closed.  We accepted that there was non wear-and-tear damage for which we were liable (I stated this in my complaint), but the security deposit statement, finally received 8JUL15 after 78 days of waiting (and after filing this complaint), still does not show a breakdown for wear and tear or indicate the actual contractor receipts/costs or work done.  
Park52 is sloppy and slow at the expense of their clients.  They operate just inside the bounds of the law to provide a "legally sufficient" estimate of costs (attached), which is basically a ticket to hold thousands of dollars of client money until they finally get around to completing work at their leisure and sending a bill--in this case, 78 days after move-out.  During this time, there will be no communication unless initiated by the client (and even then, it will be terse, rude, or unhelpful), and the explanation for the work (final security deposit statement; attached) will not cover any useful details, despite the client asking for them repeatedly.  
I have requested the break-down of wear-and-tear expenses vs repair expenses, as well as expenses which were not on the original estimate (dishwasher).  I await Park52's response with a detailed breakdown of work performed and costs.  Sincerely,[redacted]

The r&r is to remove and reset the item so the work could be done. I spoke with the owner and they agreed to remove all r&r charges. We will adjust your account by $450 and the outstanding balance to be paid is $457.43.

Revdex.com:I have reviewed the response made by the business in reference to complaint ID [redacted], and find that this resolution is acceptable to me.  Frankly, I don't want to deal with the hassle anymore, which is probably something Park52 relies on in many cases.  I would hope that this matter remains on file publicly so that others may see how poorly Park 52 performs and how untrustworthy they are.  No doubt the heavy turnover in the Tacoma area from military personnel like myself allows them to maintain this business model.  A check will arrive by mail directly from my bank no later than Monday, 24AUG15 (see attached screen cap).  I discovered while reviewing my records that Park52 refunded my accidental overpayment in April, but shorted me $0.50 for some reason.  See attached screen captures of the check my bank sent and the one Park52 sent back.  I have deducted that difference from my final payment.  $457.43 - 0.50 = $456.93Sincerely, [redacted]
