There are better options in Waco
After contacting Park Place Waco in writing numerous times by email, a phone call and an in-person visit, with no response for Park Place Waco regarding move out charges, I filed a complaint with the Better Business Bureau. They have not responded to the complaint either. I would avoid this complex. Below the complaint filed with the BBB. Their BBB rating is a C-.

My daughter received a move-out statement on August 29th, 2022 for $217.00. The damage identified by the apartment was damaged by the previous renter and never repaired. On August 30th, 2020 I responded to the email from park place Waco with photos that were downloaded from the Park Place portal that had been submitted at move-in on August 21, 2021. The photos, taken from the Park place portal showed the damage was made by the previous renter. Numerous requests were sent to Park Place maintenance by my daughter for repairs throughout the rental period, but few repairs were made. I never received a response from the email I sent on August 21st, 2022. On September 27th, 2022 I received an email that was sent to all residents offering a 20% reduction on the $217 move-out notice. I responded on the same day demonstrating again, using Park Place photos that the damage we were being charged for, had occurred with the previous residents. My daughter responded on the same day as well with the same information I had provided. We received no response. I reached out again on October 3rd and received no response. I left a voicemail on October 1st, 2022 and never received a response. I walked into the apartment lobby on October 4th, 2022 and met with the office manager and shared the information regarding the previous damage, including photos. She stated that the person responsible for reviewing our responses had not been at work the last three days, she did not know where she was or when she would return but that she is reviewing all appeals and will respond once ours is reviewed. The office manger said I should wait for a response. We never received a response and received a phone call from a collections agency on October 22nd, 2022. There was no new damage to the apartment during our daughter’s rental period, we demonstrated using Park Place photos from their portal that the damage was from a previous renter.

Their accounting is shady, and you are continually being told of additional charges after your account is paid My daughter would consistently get messages of new charges from previous months that somehow just appeared on her ledger We often found errors and had to get things refunded We were still getting charges two months after she moved out saying that this was for water usage while she lived there The electric company they use is the most expensive in town I would suggest anywhere BUT here Lots of change over in the office does not help things

I have reached out to the resident in a separate e-mail regarding her complaintsMany of the issues she mentions in her complaint occurred before the change in management staff but all have been addressed appropriately and are awaiting a response before we are able to move forwardPlease see a

Although I cannot change anything that has happened in the past regarding your move in experience and the condition of your unit at that time, it is still important to me that all of the issues in your apartment are addressedIf you would please provide me with a list of items that you would like maintenance to look into, I will then schedule a time at your convenience to have them come by your apartment and complete the repairsPlease include the damages that you state were not recorded by management as well. Also, if there are any current issues you are having within the complex please notify me of that as wellWhen other issues arise and are brought to our attention we address them as soon as possibleAll parking garage gates and elevators are in working condition at this timePlease keep in mind, some issues may take a little more time as we have to rely on local vendors to assess and complete the repair, and unfortunately this is out of our controlThe finger print access doors are among our top priorities to ensure the best living environment for our residents. If any part of our access system seems to not be functioning, please let me know that as well and I will make sure it is taken care of. It is Park Place Waco’s number one priority to provide our residents with excellent customer serviceIt’s very upsetting to hear that you have had multiple unpleasant experiences with our staffI am not aware of any incident in the parking garage during your move in but if you will provide me with additional information such as a police report, date of occurrence, and the name of employee who was recklessly driving in the garage I will look into this further. Additionally, all packages and mail that we receive in the office is sorted and put away daily, no exceptionsWe do receive multiple drops offs for each carrier (UPS, USPS, FedEx, & DHL) and the times at which they deliver always varyOccasionally we do run into the issue of tracking information stating that a package has been delivered, when in fact it is still on the truck and has not made it into our officeRegardless of what the situation may have been that day our staff is still trained to double check the package room whether the iPad states that we have the package checked in or notDo you by any chance remember which community assistant you dealt with? I would like to address this situation with them to let them know that this in unacceptable and definitely not how the situation should have been handled. I currently live at Park Place Waco, which was advertised as luxury student livingI have had customer service issues with the management and office staff since I moved in when the building openedFirst, there are issues with the building being substandard to the promised and advertised propertyWhen I moved into my apartment, there were issues with the paint, cleanliness, and outfittings of the apartment that did not reach the contractual standardsThat was disappointing and I have reached out to the office several times in an attempt to correct the issues, not only in my unit but within the complex as a wholeIssues with the complex include broken gates, doors, and elevatorsAll of my complaints have been ignored, save a few minor details that were not handled with a very high standard of care and are not fully resolved still despite me contacting the corporate level employees as wellSecond, the standard of service has been at times shockingly rude and some behaviors violate

Park Place Waco has made a practice of targeting young students from Baylor and coercing them into signing a month lease before the students are sure they understand the implications financiallyAs a former employee of Park Place Waco I can not only attest to this tactic, but also fell victim to it myselfYoung students who make the mistake of signing a lease without the proper considerations are forced into the month commitment with no option to escape the lease, even if the student realizes the next day that they've made a mistakeI myself worked for Park Place for months and was given enormous encouragement and weight to sign into a leaseIn a dip of my mental health in march I made the mistake to signing onto a lease with the promise of an employee reduced pricemonth later my university plans had changed completely and I was no longer going to be living in WacoPark Place Waco gave me no alternatives to escape the lease and to top matters off fired me shortly after
