I’m responding to the complaint you received from Brian W*** I talked to Brian the first time at our annual meeting on June 9, about this problem I put this on our maintenance list and one of our maintenance folks called Brian and set up a time to look inside his home and
determine the cause of the dampness inside his home He thought the water was from the rain gutters, but the real cause was determined to be from the sprinklers that were just outside his home in the planter boxes The plants had grown over the sprinklers and were causing the water from the sprinklers to accumulate next to the foundation of his home rather than spraying out over the plants and grass I called the landscaper that day and asked them to either cap the sprinklers or move them away from the building and cut the bushes back The landscaper came three days later I had to call and remind them to come They moved the sprinkler lines out feet from their prior position so they no longer will spray into the bushes and the area next to his home will no longer accumulate water All this was done before I was notified by your company of his complaint to you I talked with Brian several times giving him updates One of those times was when he called my personal cell phone on a Sunday night at 10:30pm At this point, we’ve addressed the issue and made the repairs so water dampness will not come into his home Let me know if you have questions regarding this I would be glad to talk with you

I am rejecting this response because: Parker Brown's response does not make sense.  We know for a fact they were provided HOA records including individual owner account status information as well as HOA bank statements and tax returns.  They have blamed the "previous management" each and every month since May 2016 since they took over, but in reality we have received an erroneous statement every month since then which they continue to blame on a "computer glitch".  We began May with a zero balance due.  They also told us before May they would provide us new account numbers, and to mail our checks to a PO Box in Nevada.  (They are using a third party processor.)  We did not receive any new account numbers for several months, but information was provided to them on checks showing which property the checks should be credited to.  They chose to ignore that, and then sent statements to nearly every owner indicating they were "late".  Then, after many, many calls and emails, we were told that "yes, they had received our checks", and sent corrected statements.  We start to believe our account is corrected, but the following month, statements are mailed showing NO PAYMENTS were received for the same months that they previously said had been corrected.  Many owners, including us, our stressed out to the point of complete frustration.  This is a 55+ community, and several owners are frail.  They do not have the ability to respond to this situation in the same way that we have.  This is affecting their health.  They are afraid of losing their homes, and it is not their fault.  This situation has gone past the point of being ridiculous.  My background is in financial reporting and analysis, and I also have extensive experience with Quick Books.  I was a VP for a large financial institution before I retired, and I know how important it is to keep good financial records, especially when an organization has fiduciary responsibility.  We are so concerned that we have asked them to provide statements of expenditures and a status of the HOA account's ending balance, which we are entitled to by law.   so far, they have chosen to ignore us.  We have lost all faith in Parker Brown.  A reputable property management company does not operate this way.  Our next step will likely be to file a complaint with the Utah Dept of Real Estate.  It is that concerning.  Attached is an example of 2 statements.  In the June to Aug corrected statement, it shows that a payment was applied the end of June.  In the July to Sep statement, that payment no longer appears, indicating an ending balance of $450.  Even if the Sep payment had not been posted, the most that should have shown up is the monthly amount of $225 for Sep.  This kind of thing has happened several times.

We received the following message from the business regarding this complaint:  To whom it concerns:We understand the frustration with receiving incorrect statements and sincerely apologize for this.  We encountered difficulty with the transition to new management because we were not...

given the correct beginning balances from the previous management.  As soon as we were contacted by owners and made aware of the correct balances we immediately worked to correct this.  When statements were sent out incorrect the second time were unable to duplicate the error and we again sent out corrected statements thinking that the issue had been resolved.  We have responded to all email, phone, and written requests about the billings issues.  We are working with our software provider to figure out and correct the “bug” in the software that is causing the statements to be sent out incorrect.  In September we sent out a letter and corrected statements to residents addressing this issue and letting then know that we are continuing to work with the software provider.  We are working to provide the excellent service that our Associations have come to expect from us and apologize for these frustrations.Carissa N[redacted]Realtor, SRS/ Property ManagerParker Brown Property Management[redacted]801-901-4213
