Parkoff Organization

This management company took nearly 2 weeks before giving me any indication as to what was happening with my application for one of their apartments.

1. The take into account net pay, NOT gross pay in terms of the 40x rent requirement.

2. There was no clear guidance as to what paperwork was needed for guarantors that are retired.

3. They proceeded to tell me that my application would be accepted even though I did not completely qualify for it (because my net pay wasn't enough and because my retired mother's savings did not count as income) IF I was willing to pay ONE YEAR'S RENT at lease signing.

I didn't even sign a lease with them, and I had this much trouble. Imagine what it's like to be an actual tenant!

Review: This is regarding a billing error by the Parkoff Organization concerning my June 2013 rent check for my apartment at [redacted].

On the night of Sunday ** May 2013, I mistakenly mailed my final rent check for the month of June 2013 without a stamp. I used the envelope provided by the Parkoff Organization to mail the rent check. That envelope stated the Parkoff Organization's address as the return address, so the check was delivered by default to the Parkoff Organization. Immediately realizing my mistake after dropping the letter in the mail box, I called the Parkoff Organization the next moring at approximately 11:00 am and spoke to a female representative that handles collection and processing of rent payments. Her name is [redacted] or something similar and she speaks with a Long Island accent. I informed her of the issue and assured her that I would drop another check in the mail that day. She agreed that was fine and advised me to put a stop payment on the check that was mailed without a stamp. I did so and mailed a new check, this time with a stamp.

Late in June 2013, I received the 1st notice stating that I had failed to pay my rent. I reviewed my bank statement, which has a photo of the cashed checked, to confirm receipt by the Parkoff Organization. Check #[redacted], pay to the order of "ALP Realty LLC," was cashed on ** May 2013 in the amount of ($1425.92). I called and spoke to the legal department which transferred me to [redacted] again. I spoke to [redacted] and she confirmed she had recevied the payment and stated she the open balance was an error and she would personally ensure the discrepancy was corrected. On ** July 2013, I recieved a 2nd notice stating that I had failed to pay my rent. I attempted to call (6) times between 9:06 to 9:26 am on Friday ** July 2013. I reached the operator (1) time and she transferred me before listening to who I was trying to contact. I dialed legal at extension [redacted] and received a voicemail and left a message. The subsequent times that I have called, I have been unable to reach anyone. This is the Parkoff Organizantion's accounting error and it costing me time and energy to resolve due to the incompetence and lack of care of the Parkoff staff.Desired Settlement: 1) I want the billing error corrected and the open balance erased immediately.

2) I want written confirmation from the Parkoff Organization in the form of a final billing invoice that states my name and address, showing that I have a zero ($0.00) balance as of the current date, signed by both the legal and billing department.

3) I want my security deposit, in full, sent to my address immediately.
