On behalf of Parkwood, I’d like to provide information pertaining to the concerns of the customer below.The driveway has been completed, and all forms and concrete materials have been removed from siteThe site has been cleaned, and rough grade has been completed and waiting upon city approval.The
drain sleeve in the driveway was not cut down to size due to having to wait for the concrete to cure before doing soIt is an item that cannot be removed right awayThe saw cuts will be provided into the driveway by the week of August 28th, the sleeve will also be taken care of at this timeAll developer services are to be completed by the end of this week (weather permitting).Not all dwellings receive grates in sideways or walkways leading to the homeIt does depend on the spec of the home and what is providedRailing to the front steps of this particular home are not required by code due to the height from the top of the riser to grade being less than 2’ in heightIt was a feature that is not provided, nor was it a contractual item asked to be added. I am rejecting this response because: the driveway has not been done correctlyWe have now had people come out who have said that cutting in relief lines weeks after pour is unacceptable ama now we are left with cracking and chunks breaking off where the relief line was cutIn speaking with Nick today he said that the solutions to put epoxy in the cracks to hold it togetherMy response to him was, would the owner of parkwood or himself accept a new driveway done poorly that is held together by epoxy? His response was no of course notSo why would this be acceptable to a client who paid for this to be done correctly?!?! This driveway is part of our purchase and contract and therefore both ourselves and our neighbours will not sign off on this until the driveway is redoneHaving chunks break off down the center of the concrete at the relief line is unacceptableAs is not having a downspout grate to collect the water which is now pooling on my walkway and yes, we do very downspout grates because Nick told me we do just this morningWe've had concrete companies come out and tell us that this driveway was done incorrectlyThe next step is we are getting more companies to give us a written report and a quoteIf we have to get this done and bill it back to Parkwood we willThe bottom line is the house is NOT done to completion and will not allow it to go into warranty until the driveway is repoured** *** *** ** *** *** *** *** ** ** *** *** ** *** ** ** *** *** *** *** ***

I'm sending our response for this complaint directly to you, as I was unable to login to your site.

On October 16th Parkwood Master Builder met with the homeowners to inspect the concrete issues he had filed with you.
1. ...

A hole was cut in the driveway to install the CC Water Valve. We will return the next summer to fill the hole with aggregate concrete, as the season for concrete repairs this year has passed.
2. One small chip was not within the tolerances for repair as per the Gov't of AB Construction Performance Guidelines, so we will not be repairing this, and the homeowner has been advised.
3. The corner of the concrete @ the pre-cast steps there is a 2" void which will be repaired next summer, as the season for concrete repairs this year has passed.

With respect to the complaint from our customer [redacted] and [redacted] regarding the counter tops in their home, here is a background concerning the matter.
They took possession on December 5, 2014. At that time, there was no documentation...

during their pre-occupancy walkthrough or on their possession deficiency list (attached). The first notification of these two items came in through an email dated May 4, 2015 to our then Warranty Manager Jennifer F[redacted].
[redacted] visited this home in April 2015 to buff some scratches out of the counter top. At that time there was no mention of the issues with the kitchen island counter top or the yellow streak in the bathroom counter top.
We had [redacted] go to this home on March 18, 2016 after it was documented at their yearend warranty visit. [redacted] reported back that they attempted to remove the yellow streak, but had no luck as it appears to be part of the rock. Marble is porous and likes to suck everything up. The island had large etch marks on it and did not look good and appears that abrasive cleaning products have been rubbed on the surface that could have caused the damage. Homeowner damage is not covered under warranty.
As this was not noted on the walkthrough, [redacted] and ourselves, feel that these counter tops should not be replaced, as we do not know how and when the counter tops were damaged.

The first notice about the kitchen island and main bath room countertop yellowing was january 15, 2015. At that day Parkwood service guy Ryan came to our home and I ask hime to wrote down the deficiencies.
In May 2015, that was the first time those 2 items showm in our email thread, and they want us to wait until 12 month warranty expires. We have talked about this over the phone several times also. Either way they were informed early enough.
[redacted] The yellowing thing is their problem as it is a almost 6 feer long yellow rust stain.
I could up load the deficiency list when I first offically tell parkwood about those itema.

With respect to the complaint from our customer [redacted] and [redacted] regarding the disapproval of our response, I have spoken with our Service Technician Ryan B[redacted] who has dealt with this customer from possession. He stated the first time the counter tops were brought up was at the 6 month mark. The picture of the piece of paper that was emailed to our office on May 17, 2016 claiming to showing proof is not the handwriting of Ryan B[redacted], nor has a date on the paper.
All items that have chips, scratches, stains etc. must be noted on the possession deficiency list, which is completed at the time of possession, to be covered under warranty.
The Customer may contact [redacted] for a third party opinion if they wish.
