Keeps harrassing me with multiple letters about the grass, does nothing else
Just keeps sending me identical letters in the mail. I'm the out-of-state owner, the property is managed by a property management property. I told the HOA via email that I couldn't do anything about the grass and gave them information for the property manager. All I got back in email was an automated email response promising to get back to me and then nothing until the next piece of identical paper mail. This HOA is useless and a source of harassment to the homeowner. Contact the darned property management company like I've instructed twice in my emails.

Complaint: [redacted] I am rejecting this response because:Again you assert I have been told things that their agents have NOT communicated to meWhich is why I persist in making direct and not third party communicationConsidering that the check that was cashed was sent certified mail and signed for, it clearly indicates that an employee or agent of the management company had control of the check at some point in timeIf direct communication is established and then resolution reached I would consider this issue resolved but I will not do so until that has happened Regards, [redacted]

We have had several contacts with this homeowner and it has been discovered and reported by the homeowner that the check he submitted was cashed and deposited into an account not held by the Association We have been informed he has stopped payment on the check and will be reissuing payment If there is further concern we are happy to help but at this time, we believe the issue has been resolved

The Homeowners Association guidelines require trash cans be placed and stored out of view if it is not a trash day After reviewing the letters, there is no indication that our compliance staff believes there to be trash cans, there were just several letters sent over the course of several inspections The $has been refunded and issued as a check to the homeowner Unfortunately, we cannot change the rules in the Association as that would require a meeting with at least 75% of the neighborhood in attendance and for at least 67% of the neighborhood to vote to make the change That is out of our control I hope this remedies the situation for Mr***

I am rejecting this response because:I have had three contacts with this company since January despite literally reaching out to them hundreds of timesThey are being non-responsive despite giving me supposedly direct email/phone numbers to contact themSecondly, while my payment was cashed and not deposited in the account associated with payments for our association, the investigation by my credit union has not revealed the owner of the deposit account or if there is relationship to the management company and/or its employees as of yet.Further, they are directing me to conflicting payment addresses, and not waiving delinquency fees as statedNor are they responsive to my attempts to contact them and are forcing me to use Revdex.com and the board of my HOA as third party go-betweensBoth of which they are providing incomplete and/or informationThey have my information, perhaps they can reach out to me directly so that we can actually settle this dispute? It does not seem to me that they want to reach resolution, but only want to appear on the surface to be engaging in communication and dispute resolution

Unfortunately, it appears there are several miscommunications from this homeowner. Our company does not increase the fees, the association Board of Directors does that. We enforce the regulations and follow up with correspondence. The association does not charge a fee to
review ACC requests, nor does our company so it seems the complaintant is confused on that pointThe account has been reviewed and all fees that have been applied were applied in compliance with the recorded collection policy and have been communicated to the homeowner via the required methods by the Texas Property codePayment plans are available to stop extra fees (also recorded in the association's collection policy) and we will be happy to work with the homeowner to establish and maintain a payment plan for him to bring his account current

This home is located in a Homeowners Association that complainant resides in As a renter in this Association, the expectation remains that all Governing Documents are adhered to by all residents Letters were sent regarding trash cans being stored in a highly visible location on the
following dates : 12/2/16, 1/30/17, 2/9/17, and 2/22/ After three notices there is fee assessed by the Association As of yesterday, this address is in compliance and will hopefully remain as such Garbage and recycle cans are to be stored out of view or at minimum, behind the air conditioning units per the Governing Documents of the Association Patriot is contracted by the Association to enforce these simple rules to keep the neighborhood looking attractive and help homeowners maintain their property values As a gesture of goodwill for this renter, the $fee has been removed at this time Should another letters be sent to the address, another fee would be incurred We hope this helps everyone move forward in a positive manner. We are sorry to hear of the continued exertion that there have been numerous unanswered contacts but I can find no evidence of these contacts We do however have emails between the complaintant and the property manager for the associationThere were no conflicting addresses offered, just an additional address and we explained to Mr*** that this was insure his check would be processed locally rather than having to go through the mail to Phoenix lock box location The bank used by the Association is *** ** ***, not *** *** and no members of Patriot or the Association would have access to any mail in *** *** The complainant was also informed that fees would be reviewed when his payment was received As of this date, he is considered past due on his assessments and the association does assess fees per the Texas Property Code, however he was informed we would review those with the Board after his payment was received We have indicated in several emails and at least phone call that I am aware of that we will work with him to find a resolution to this situation that is fair and equitable to everyone

This homeowner has spoken with our Accounts manager and the situation has been addressed
