resolved, and the tenant stayed until the end of June.As for the security deposit we provided them with a breakdown of how the expenses were allocated to. Per the lease Section 5. Security Deposit, "Lessor sole discretion the security deposit will be used for damages, unpaid utilities, professional cleaning, and a profession carpet cleaning of vacated premises with the remainder..." and Section 28. Surrender of Premises, "Lessee, individually and severally, shall quit and surrender the premises hereby demised in as good state and condition as they were at the lcommencement of this lease, reasonable use and wear thereof and damages by the elements excepted." Once tenant vacated premise, the house was inspected and was not found in the same condition it was when the lease was commenced. The house was not clean enough for our move out standards and could be rented in its current condition. In regards to the carpet, we noticed an odor coming from the carpeted area. We found this concerning that the brand new carpet was saturated. We then took the next step, and hired a professional carpet cleaner, who used enzymes to deep clean the carpets to eliminate the odor. We also attempted to air out the house to no avail. After showing the house to several potential tenants, we realized that the odor was still present, as all of the potential tenants commented on the smell of pet odor. To conclude we deemed the carpet to be damaged/excessive filth, therefore, having to replace the soiled carpet necessary. We attempted to save the tenant money by using a professional carpet cleaner, but in the end it was detrimental to the property and future tenants. Please see below for pictures of the carpet and receipt of purchase of new carpet pre and post tenancy. We planned on landscaping the yard in May with the notion of the tenant lease expiring at the end of April of 2015. PB Roche Solutions apologizes for any misunderstandings and we will work in the future to communicate with our tenants to avoid situations like this. Dane RocheProperty Manager 970-356-6900 ext. 17
