18, 2015 the upstairs apartment 2 over-flowed the bathtub and water came down into the [redacted]s dining room area. We had to replace the ceiling tile and dry the carpet. My parents then paid [redacted] $44.60 to shampoo the dining room carpet because he said he had a shampooer. My parents wrote him a check in the aforementioned amount. He said he tried to cash it at [redacted] and they wouldn't cash it as he has no bank accounts so he asked my parents for cash. My parents have NEVER written a bad check. In the document you enclosed the [redacted]s say the building is not structurally sound and has unsafe floors in the building. The Township inspects the apartments every time a new tenant moves in and in January when took ownership of the building [redacted] company sent a representative out and he inspected the building from roof to basement and everything in between and found no faults with the building.On December 28, 2015 at 11:00 PM got a call from another tenant that the police were there and that there was a lot of Screaming and yelling coming from the [redacted]s apartment. [redacted] called me later and said "[redacted] tried to kill me with a knife." East [redacted] Police incident #[redacted]. On December 29 East [redacted] Police were once again called to the apartment because of Screaming and yelling and fighting in the apartment. East [redacted] Police incident #[redacted] said once again that [redacted] tried to kill him as he moved stuff out of the apartment. I told [redacted] then on the phone that the lease runs out on December 31 and that it would be best if they moved out because the other tenants were complaining and were scared. On January 3, 2016 [redacted] called and Said that everything was great and that the check was in the mail. I put them on notice that we couldn't have anyPage 2more incidents like that and that the lease automatically renewed for one year. After that the next four months went well. In May of 2016 received a partial rent check and the rest of the rent came two weeks later (I did not attach any late fees because they attached a note saying why they couldn't pay the full amount). On June 6"[redacted] called around 7:00 PM and said they were moving out that night and would be out the 7". informed [redacted] of the 30 days written notice that's in the lease that they signed, to leave a forwarding address, ALL keys on the counter in the kitchen and the unit had to be cleaned like it was when they moved in.The bill sent the [redacted]s on June 17" is for the rent they owe me for the month of June. They did not give a 30 day written notice as required in the lease and they were physically in the apartment the first 7 days of June. Therefore sent a bill for $635.00. In the complaint the [redacted]s state that they saw a for rent sign; this is true. I put the sign up with the hope that I would find someone for a July 1 lease agreement.The lease states that the security deposit will be returned minus any itemized reductions within 30 days of the tenant moving out. The return of the security deposit to the [redacted]s will be $184.50 of the $635.00 being held. As you can see by the attached photos, the apartment was left with greasy walls, and the light fixtures, miniblinds and ceiling fans were covered with a greasy film. The vinyl floors in the kitchen and bathroom had cuts. The burner plates on the stove were burnt black. Burnt out light bulbs left in light fixtures. Broken smoke detectors and missing batteries in the other ones. Not all keys were returned. There were items left in the apartment that needed to be exposed of. The garbage man would only take two bags because of size, weight and being torn. The bags of trash had to be bagged again and I had to take them for disposal. I will say that the oven, refrigerator and kitchen sink were left in good shape.Sincerely,Michael R. P[redacted]
