The change in the auto pay was through the 3rd party banking institute and Mr ***PPM was not a party to the changeWhen he signed onto his tenant portal the first time, he Agreed to accept email communication from the system and PPM. When he set up the auto
pay, he agreed to the terms and conditions with the 3rd party banking institute which also includes a statement concerning accepting email communication
Our system sends out a notice of tenant’s rent charge five (5) days prior to the due date -which is the1st day of the monthOnce the due date and the five (5) day grace period has passed our system sends a daily email to let them know that they are lateThis equates to days that he had the ability to login into his account and resubmit his auto payment information and accept their terms before his rent was considered late. On the 7th day of the month, our staff calls tenants who have still not paid their rentWhich is the phone call that he received at home and on his cell phone
The banking institute sent out an email on the same schedule as our system did, stating that they had disabled all auto pay accounts and he needed to re-enter his banking information and accept and agree to their new termsOut of the tenants that pay with auto- pay, only did not seem to get the message. All say it is because they either do not read the messages sent from our system when they come in or they found it in their spam
Why is it fair for an owner of a property to receive their rent proceeds late because the tenant failed to follow through on their agreement to terms and conditions? It is not the fault of PPM nor the owner of your property that he failed to enter an email address that would reach him or his spouse regardless of their whereabouts
As per my personal phone conversation yesterday evening with Mr ***, that happened AFTER he posted several negative reviews and cursed and yelled at one of my employees, I need to have the owner’s approval to credit him the late feeInstead of waiting until I had that opportunity, he filed this complaintTo which I am responding in the same manner as I did to him yesterday
