Review: My wife and I hired Pennsylvania Home Inspections for a Home Inspection on March 31st 2015 for [redacted]. Brian J. T[redacted] conducted the inspection and identified no issues regarding water leakage within the house for the first or basement floors. Settlement date for the house was scheduled for July 15th 2015. During the final walk-through of the house on July 13th 2015, my wife and I identified two significant water leaks were identified. One was with a leaking refrigerator which, based on two professional contractors, said that the leak had been an issue for at least a year. To repair, all rotted baseboards in the kitchen would need to be replaced as well as cabinets, tile floor, and granite counter tops. The second leak was identified in the 1st floor bathroom, in which every time the toilet ran, it leaked into the downstairs bathroom. This issue was also described as ongoing as the damage was significant and had destroyed the baseboards, downstairs ceiling, and dry walls. Mold was heavily present in the subject areas and was deemed as hazardous until fixed. In all, estimated costs to replace all damage parts of the house was roughly at $50,000, but was only an estimate based on what else could be found. As a result of this, my wife and I did not close on the house and were forced to live in a short lease condo for double the mortgage payment we anticipated paying. Not only have we lost our dream home, but have incurred damages such as additional living, moving, and mortgage rate expenses that we will have pay. My wife and I paid for a service to ensure that something like this would not happen, however in the end, have been told by Pennsylvania Home Inspections that they are unable to do anything about this issue.Desired Settlement: My wife and I are looking to have our $350 service fee refunded. The fee was charged by Pennsylvania Home Inspection for their home inspection service on March 31st 2015. As we paid for a service to catch items like ones described above, the service was not fulfilled. In addition, if the items were identified during the home inspection on March 31st, my wife and I would have not incurred the additional expenses that are also outlined above.
