August 23, 2016Revdex.comEMissouri AvenuePhoenix, AZ 85014RE: Second Response to complaint ID#: [redacted] To whom it may concern,As previously stated in our response letter dated August 16, 2016, due to information privacy laws under both state and federal laws, we are unable to provide copies of all of the supporting documents without Ms***'s written permission. If Ms [redacted] is willing to sign the attached Consumer Authorization to Third Party Communication form and email it to my direct email address at [redacted] , we will promptly supply these documents through the Revdex.com's Business Complaint web portal to verify our prior statements.Ms [redacted] previously spoke with Carrie [redacted] ' Regional Manager, Tim G***, who asked her to please forward to him a copy of the police report for the credit card fraud she claims she has made but Ms [redacted] has yet to supply that reportWe request that Ms [redacted] please provide documentation of this police report in order to verify her claims that Ms [redacted] fraudulently opened a credit card using Ms***'s identityIf Ms [redacted] has filed a police report and has named Ms [redacted] as the individual suspected of committing the crime then local law enforcement would have been out to speak with, if not arrest, Ms [redacted] by this point and to date, Ms [redacted] has received no such visit from the local police department, nor has our corporate office received any such visit or communication for any law enforcement agency regarding this matter. When a report of credit card fraud is made to a police department the law enforcement agencies have the ability to make direct contact with the creditor and obtain information almost instantly about the attempted application for credit made with themThe type of application made (i.e., mail, online, telephone, etc.), date and time of application, and even an ISP address if the application was made online, is typically made available to law enforcement personnel making the request almost immediatelyIf Ms [redacted] did file a police report they will have some form of information collected from their investigation that will likely show that Ms [redacted] is, at a minimum, not a suspect in the crimeMs [redacted] has been employed with Peoples Mortgage Company since early and worked with Tim G [redacted] for about years prior to thatShe is well known and respected at Peoples Mortgage Company; she is one of our top employees and has always maintained a high degree of integrity and professionalism There is absolutely no motive for Ms [redacted] to open a credit card in Ms***'s nameMs [redacted] is not in need of money and having any further credit in Ms***'s name certainly would not have helped Ms [redacted] get Ms***'s loan approvedIt would be counter-intuitive in every wayMs [redacted] would certainly never risk her longstanding and successful career by committing such a crime.Again, we have and are ready to share the supporting documentation to verify that Ms [redacted] maintained her statements that she was unmarried on all of her applications and documents relating to the transaction in questionMs [redacted] believed Ms [redacted] to be divorced until it was discovered through the loan underwriting process that she was not.We do not intend to imply that Ms [redacted] was knowingly attempting to commit loan fraud; on the contraryall good loan officers should take it upon themselves as their duty to the their clients to help direct a borrower's behavior in such a manner to protect them from unknowingly committing loan fraud, which is what Carrie [redacted] did when she would not allow Ms [redacted] to continue to apply for a loan program using informationMs [redacted] was offered an alternative loan program but she chose not to accept itWe ask Ms [redacted] to please complete and sign the attached Consumer Authorization of Third Party Communication so that we can provide the documentation to support our positions as she has requested to see itWe also ask that Ms [redacted] also please provide the documentation she has requested to see itWe also ask that Ms [redacted] also please provide the documentation she claims she has to support her positionNamely, the email correspondence and police report to document her claimsPlease see attached response letter and authorization to release consumer's confidential information for her to sign and return giving us written permission to share her confidential loan application information and communicationsSincerely, Macie H [redacted] General Counsel

Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and find that this resolution is satisfactory to me I apologize for not getting back to you! My complaint has been resolvedThank you for all your help! [redacted] Sincerely, [redacted] ***

Brandon H [redacted] and his entire team went above and beyond getting me the best rate, and answering all my questions It made buying my first home a much less stressful endeavor than I had expected

I filled out an application for a loan seeking a preliminary amount I would qualify for on Sept 6, Todays date is Oct 19, I have yet to receive ANYTHING, nor have I heard ANYTHING other than excuses such as daughter's graduation or prom, vacation, out of town, etc., from [redacted] of People's MortgageI did get an infantile cartoon like email about what is needed to process timelyI provided everything required per the list they gave meIn the cartoon like email it indicated a hour turn around, (whereby someone would be notified if qualified or not, and how much, if so)It must be noted that I did not send in the info on Sept 6, but a few days later due to a death in my familyIt does not excuse the approx month of not hearing anything otherwiseThen I was told I would absolutely hear something 10/ Did not Find someone else to go to and another lending organization for underwritingIt's not worth the energy and major heartbreak working with these folks

I was still legally married and Carrie *** was aware of thisMy husband went to the title company to sign a claim deed waiver per Carrie's instructionsSo again, this is another statementWhy or where is the documentation to back this? Regardless of that new piece of information that has never been brought to my attention until now, Carrie *** opened up a credit card in my name, without my permission during this loan processThis is fraudI never authorized her to do soAnd once again, this issue is not being addressed by Peoples MortgageI have the credit card, valid evidence of the act of fraud, endless emails and a police report.
Once again, if I was denied for the loan for whatever reason that is fineHowever, turning the situation to make it look like I lied is poor business ethic.
I want a refund in the amount of $1,750.00, the amount I invested and lost, not including time off work and other circumstances that have developed because of Carrie *** committing fraud.
If my demand is not met, I will pursue further action and make sure that Carrie *** does not do this to anybody else in the future

I applied for a Home Loan Grant in the Nurses Next Door Website I receive a reply from Kendall *** Loan Officer Peoples Mortgage Company *** * *** *** *** ** *** Office (*** ***  Mr *** asked valuable info to be faxed in order to apply for home loan grant Mr Grady claims that he did not receive a fax sent by me Fax info has over pages of my driver's license info, 2016/W2, Tax returns, Bank statements, and 401k statement He claims in the documented 9/7/email that he received the fax and will be reviewed Upon requesting an update on 9/20/ He claims that he still has not received the fax He claims that I sent it to the wrong number I emailed him again on 9/20/a picture of the job status on the fax machine (date/time/pages) stating "send ok" He replied 9/21/email and stated that he was "misspeaking" He still claims that he has not received the fax Peoples Mortgage C

I have been in the unfortunate process of trying to buy a home for days now and its been the most trying time of my lifeOur originating agent has been horrible business person to deal withIf its not the lack of care and concern for the client and getting to things in a timely manor, its the lack of attention to detailsWe have been through hoop after hoop trying to appease these is and to date just get a cold shoulderThey make you jump through hoops to get documents back to underwriting only to have their underwriting put more requirements on youSo you go through every task in as reasonable manor as you can due to their timimg and they sit on the information for another 24-hoursWe have been asked to pay off years for debts and a carWe do all that and then they want you to come up with another $10,for additional debts Once you have done all that they tell you that now you don't have enough money in the bank and underwriting wants to see more cash in your accountsWe wait through the holiday weekend to get an additional paycheck in the accounts and reprint all our docs and then they blindside you with a "minor" detail that requires a change in wording from all credit bureaus in order to finally pass the docs on to titleOur agent has the worst communication skills of anyone I have ever had the displeasure of working withI cant believe that she has been doing this for as long as she has with her lack of attention to details and communication skills I will never recommend them to any one and highly doubt that my real estate agent will eitherI just hope that they can get their act together and finally get things fixed so I can buy my house before the end of the year at the rate that they are goingNEVER process a loan through these guys, they tell you that things look alright in one breath and the next they want an act of congress to happen in hours! Sad that with all the positive reviews on here there is a huge issue in AZ!

The borrower altered their paystubs to qualify for a loan. We caught it before we issued a final approval. This borrower is not eligible to
receive a loan at Peoples Mortgage and had been added to our ineligible list for loan fraud. We are looking into reporting this borrower to other agencies to prevent any losses to other companies in the future

Shelley W***, Loan officer, contacted me to let me know that I was eligible for a refinance with the company The very first step involved submitting paystubs, which I did We quickly moved on to submission of all other essential documents, and over a period of weeks, these too were submitted Shelley, and Kyli [processor, Scottsdale office] insisted that I pay for an expensive appraisal - $500, which was not mentioned before I questioned this, told them I could not afford it After a few days, I was told that this $would be returned to me AT CLOSING in the form of a check I submitted the amount, from a credit card, made an appointment with the appraiser, and had the appraisal doneAll paperwork had been submitted Suddenly, at the END of this process, my income was questioned THIS SHOULD HAVE BEEN QUESTIONED BEFORE ANY MONEY WAS REQUESTED FROM ME FOR AN APPRAISAL I was told that my monthly wages qualified me for approval at the VERY FIRST STEP in this process

We are sending a refund to the client in the amount of $tomorrow to cover her earnest $ and appraisal cost I just spoke with the client and she promised to call the Revdex.com tomorrow to remove the dispute Can you please check Revdex.com site tomorrow afternoon to verify the complaint is
removed? In the past, how long has it taken for this to update?

While attempting to sell my home, peoples mortgage and one of their employees and the loan officer (Danny B***) for the buyers demonstrated gross negligence and malpractice in approving borrowers for a loan that would never have been approved had he not attempted to hide or adjust their credit scoreAs a result when presenting an offer the buyers were showed as pre-qualified and we (the sellers) accepted the offer in good faithDuring the closing process, MrB***'s scheme did not hold up and the loan was rejected from underwritting on multiple occasionsFinally when more credit issues were uncovered, the buyers were no longer qualified to purchase the homeThis resulted in the home being removed from the market for days due to the closing delays and ultimate failure of Peoples mortgage to accurately assess their clients financial picture and credit standingAs a further result I (the seller of the home) have had to pay multiple re-connection fees to turn on basic services, I

I was working with Carrie ***, a lender at Peoples mortgage to purchase a homeCarrie was efficient in the beginning of the process and in the middle of the mortgage loan process, Carrie opened up a credit card in my name without my permissionCarrie stopped responding to my emails and phone calls and if she did respond, she wouldn't answer my questions directlyHer assistant never, not once ever returned a phone call or email that I sent himDue to her negligence, the sellers of the home filed a complaint against her, demanded more earnest money and concession money from meMy realtor got very few responses from CarrieMy realtor also sent Carrie a demand letter and Carrie never respondedDue to Carrie's neglect, I was not able to close on my home, I lost all my money that I invested

I used Peoples Mortgage to secure a VA home loan and I worked with two of their mortgage brokers: Jerry N*** and Lori S*They are cowardly, dishonest & unscrupulous individualsContact me if you would like evidenceCONDENSED VERSION OF EVENTS: Jerry and Lori withheld (or didn't know) VA lending requirementsOne week before closing we find out that Peoples Mortgage is trying to get an exception to the rules in order to make our loanWe had spent thousands of dollars already on VA inspection, VA appraisal, our inspection and title feesThey were sending us invoices while they knew the loan was not a guarantee - not even close to being a sure thingWe would never have spent over 3k if we knew that there was a solid chance the VA would not grant an exceptionIt turned out that the VA did not grant the exceptionWe could only use my girl's income on the loan, and had to pay every debt we had (aside from car loans) to show we could afford proposed mortgage payment on solely her incomeFULL VERSION OF EVENTS: One week before we were supposed to close, Peoples informed me that we still had to get approval from the VA to use my income on the loan (to determine my ability to repay)At the time, this was very concerning, but People's assured me that they were extremely confident in attaining VA approval (in fact, one of their admin assistants told me that she would have bet thousands of dollars on getting VA approval)VA lending guidelines state that a borrower must have worked at their job for a certain period of timeThey do make exceptions; for example: if a borrower changed jobs but remained in the same industryAt the time of closing, I had not even been out of the Army for one year, so I obviously did not meet the work history requirementsWhether or not we were going to get this loan hinged on the VA granting an exceptionPeoples did not disclose this to usDespite countless phone calls, texts, and emails, Peoples Mortgage never told us that our loan would only be possible if the VA granted an exception regarding my job historyApparently they didn't feel the needWe were advised to pay title fees, the VA appraisal, the VA inspector, and our inspectorPeoples Mortgage were sending us invoices for the VA Final Inspection, BEFORE they even knew that our loan was possibleWe had spent thousands of $ and unbeknownst to us, there was a very real chance of the VA denying my job history and our entire loan falling apartThe VA ended up denying my job historyPeoples Mortgage acted very surprised, explaining that they are routinely granted exceptions from the VAOne week before closing we find this outWe had already cancelled the lease on our rentalWe almost ended up having nowhere to liveFortunately, we could use my girls income on the loanBut in order to show that we could afford the proposed house payment on just my girls income, we had to pay off every single debt we had aside from our car loansWe had to pay thousands towards all of these debtsMoney that we had intended on using for our new house, flights to see our family over Christmas, and giftsMoney we had set aside from a plumber, electrician, landscaper etcwas all spentThere's only ways to look at this issue:
Lori and Jerry didn't know the VA lending guidelines, and are therefore incompetentLori and Jerry understood the loan would only be possible if we were given an exception, and purposefully kept us in the dark about it to get our business (most likely the case)Brokers like them are exactly why we had the subprime crisisPeoples Mortgage were generally trash to work withThey routinely emailed us asking for documents we had already providedWhen issues arose, they didn't have the backbone to tell us outrightThey would avoid our phone calls and hide behind their secretaryMistakes happen, but this was deceitJerri and Lori could barely own up to their actions, and if I felt that they had a modicum of remorse I would not even be posting this

Easy to work with and very responsive to communications by loan officer, Sheri N[redacted]. We have financed and refinanced with the same loan officer on three occasions.

Revdex.com:
I have reviewed the response made by the business in reference to complaint ID [redacted], and find that this resolution is satisfactory to me.
Mr. Ben C[redacted] was very considerate and understanding to my plight.  I would do business with them again.  His efforts have saved a relationship.
Sincerely,

August 16, 2016Revdex.com1010 E. Missouri AvenuePhoenix, AZ 85014RE:     Response to complaint ID#: [redacted]To whom it may concern,Carrie [redacted], licensed Arizona Mortgage Loan Originator #[redacted], had talked with Ms. [redacted] about...

mortgage pre-qualifying on or around April20, 2016.Peoples Mortgage Company received an application for a mortgage loan from [redacted] on June 23, 2016 to finance the purchase of a home in Phoenix, Arizona, with Carrie [redacted] as the loan officer. At the time of pre-qualifying (April 20th), and again upon the formal loan application (June 23rd), Ms. [redacted] had stated on her loan applications that she was unmarried. Her  loan  application,  Loan  Status  Report  (aka  "pre-qualification"),  and  residential home purchase contract, all signed by Ms. [redacted], all repeatedly indicated she was unmarried and had no spouse. Additionally, the title company insuring the transaction indicated in their records that Ms. [redacted] was an unmarried woman. However, during normal loan processing it was discovered that Ms. [redacted] was in fact married.Arizona is a "Community Property" state so the loan product for which Ms. [redacted] had applied for contains different qualification rules for married persons intending to exclude their spouse from the transaction in a community property state.   These rules rendered Ms. [redacted]'s application to be denied when applied to her correct circumstance, being married instead of unmarried as she had claimed.Tim G[redacted], Regional Manager, spoke personally with Ms. [redacted] once the correct marital status was discovered to discuss and explain the significance of the matter.   Ms. [redacted] became disinterested in alternative options for which she may have been qualified, citing added delays and less favorable loan terms.   In tum, we were not able to approve Ms. [redacted] for the loan product she wanted because she did not qualify and to allow her to continue with her untrue statement about her marital status would be to knowingly allow her and aide her in committing loan fraud and Peoples Mortgage Company does not tolerate or assist in loan fraud in any form.Unfortunately, due to information privacy laws under both state and federal laws, we are unable to provide copies of all of the supporting documents that will verify the above provided response without Ms. [redacted]'s written permission. However, with her written permission we will promptly supply these documents to verify the above statements. We regret being unable to resolve the matter to Ms. [redacted]'s  satisfaction

Yes – this has been taken care of. Branch Manager has spoken to the borrower -There was a misunderstanding from the borrower that her credit had been pulled when in fact it had not, and there was no discrimination for any purpose.  We also confirmed that we returned her documentation to her the...

day she requested it to be returned (November 9th). She has since communicated with the branch manager that she would like to continue to move forward with Peoples Mortgage and has also provided us with authorization to access a credit report and to review her options. The fact that she is willing and wanting to move forward with us on her request should provide sufficient detail that this complaint has been resolved.____________________________________________________Hello [redacted],Thank you for taking my call today, I appreciate your time.Per Our Conversation, we had not pulled your credit or had anything discriminatory in or with your loan application.  I will first apologize for any miscommunication or misunderstanding.  I’m here to help you facilitate from this point forward.  Per your request, I have attached two documents that I would need in order to pull your credit and see what options and possibilities are available.Thank you again and please let me know if you have any questions.Thank you BJ D[redacted]Branch Manager 310 East 4500 South Suite 100, Murray, UT 84107 MOBILE:801.891.3887| EMAIL:teamd[redacted]@peoplesmortgage.com LO Licensing: AZLO-0941216 CA-DOC150042 GA-54568 UT-5267092 VA-MLO-32385VA NMLS-150042 Company Licensing: AZ BK-0904164 CA-FLL603L266/RMLA4130661, Licensed by the Department of Business Oversight Under the California Residential Mortgage Lending Act GA-42496, Loan Officers licensed in GA are Georgia Residential Mortgage Licensees UT-5507505/9029299 VA-MC-5599 NMLS-6274

August 23, 2016Revdex.com1010 E. Missouri AvenuePhoenix, AZ 85014RE:     Second Response to complaint ID#: [redacted]To whom it may concern,As previously stated in our response letter dated August 16, 2016, due to information privacy laws under both state and federal laws, we are unable to provide copies of all of the supporting documents without Ms. [redacted]'s written permission. If Ms. [redacted] is willing to sign the attached Consumer Authorization to Third Party Communication form and email it to my direct email address at [redacted], we will promptly supply these documents through the Revdex.com's Business Complaint web portal to verify our prior statements.Ms. [redacted] previously spoke with Carrie [redacted]' Regional Manager, Tim G[redacted], who asked her to please forward to him a copy of the police report for the credit card fraud she claims she has made but Ms. [redacted] has yet to supply that report. We request that Ms. [redacted] please provide documentation of this police report in order to verify her claims that Ms. [redacted] fraudulently opened a credit card using Ms. [redacted]'s identity. If Ms. [redacted] has filed a police report and has named Ms. [redacted] as the individual suspected of committing the crime then local law enforcement would have been out to speak with, if not arrest, Ms. [redacted] by this point and to date, Ms. [redacted] has received no such visit from the local police department, nor has our corporate office received any such visit or communication for any law enforcement agency regarding this matter. When a report of credit card fraud is made to a police department the law enforcement agencies have the ability to make direct contact with the creditor and obtain information  almost instantly about the attempted application for credit made with them. The type of application made (i.e., mail, online, telephone, etc.),  date and time of application, and even an  ISP address if the application was made online, is typically made available to law enforcement personnel making the request almost immediately. If Ms. [redacted] did file a police report they will have some form of information collected from their investigation that will likely show that Ms. [redacted] is, at a minimum, not a suspect in the crime. Ms. [redacted] has been employed with Peoples Mortgage Company since early 2011 and worked with Tim G[redacted] for about 5 years prior to that. She is well known and respected at Peoples Mortgage Company; she is one of our top employees and has always maintained a high degree of integrity and professionalism.  There is absolutely no motive for Ms. [redacted] to open a credit card in Ms. [redacted]'s name. Ms. [redacted] is not in need of money and having any further credit in Ms. [redacted]'s name certainly would not have helped Ms. [redacted] get Ms. [redacted]'s loan approved. It would be counter-intuitive in every way. Ms. [redacted] would certainly never risk her longstanding and successful career by committing such a crime.Again, we have and are ready to share the supporting documentation to verify that Ms. [redacted] maintained her statements that she was unmarried on all of her applications and documents relating to the transaction in question. Ms. [redacted] believed Ms. [redacted] to be divorced until it was discovered through the loan underwriting process that she was not.We do not intend to imply that Ms. [redacted] was knowingly attempting to commit loan fraud; on the contrary. all good loan officers should take it  upon themselves as their duty to the their clients to help direct a borrower's behavior in such a manner to protect them from unknowingly committing loan fraud, which is what Carrie [redacted] did when she would not allow Ms. [redacted] to continue to apply for a loan program using false information. Ms. [redacted] was offered an alternative loan program but she chose not to accept it.
We ask Ms. [redacted] to please complete and sign the attached Consumer Authorization of Third Party Communication so that we can provide the documentation to support our positions as she has requested to see it. We also ask that Ms. [redacted] also please provide the documentation she  has requested to see it. We also ask that Ms. [redacted] also please provide the documentation she claims she has to support her position. Namely, the email correspondence and police report to document her claims.
Please see attached response letter and authorization to release consumer's confidential information for her to sign and return giving us written permission to share her confidential loan application information and communications.
Sincerely, Macie H[redacted] General Counsel
