January 14, 2016Dear [redacted] ,Below is our listed response to the above referenced complaint submitted on 1/4/by [redacted] In addition to our response below, attached is a copy of the final Statement sent to [redacted] and the letter that we received from you for reference Please do not hesitate to contact me if you have any questions • [redacted] ' Lease started 9/2/for [redacted] ***, Philadelphia PA ***She paid first month's rent in the amount of $and a security deposit in the amount of $1, • [redacted] balance for September was $988.78, consisting of the monthly rent of $and a water bill of • [redacted] requested that half of her security deposit ($00) be credited toward September's balanceThis was doneHer remaining balance was $which she paid on September 3rd, and brought her balance to $as of that date • Attached is a copy of the final Statement that was mailed to [redacted] , detailing line by line the security deposit charges for damages that she incurred • Regarding [redacted] comment about the thermostat cover, the thermostat was found to be missing parts and needed to be replacedIt was not wear and tearShe was charged $for the cost of the materials and hours labor for the installation • Regarding the broken window, [redacted] was told that we would replace itShe was not absolved of her financial responsibility for the damageShe was charged nothing more than the cost we incurred for replacing the bottom window sash with the properSteven G

[To assist us in bringing this matter to a close, you must give us a reason why you are rejecting the responseIf no reason is received your complaint will be closed Administratively Resolved]I do not accept the response made by the business due to the statement I attached There were descriptions that are regular wear and tear I also have pictures that are not downloaded, however, inside my phone where I cleaned the area before leaving the property Also, for the small room they charged me for each wall and for the master room the sameAll the rooms were the same color I am aware of my tenant rightsMost of the items listed were wear and tear Also, the fridge were given to me from another building which Steve (Landlord) stated was used The business is creating bogus charges to withhold all of my deposits I had family and friends to at [redacted] to help shampoo he carpet as well Also I have a videos of the apartment showing cleaning producets and we were in the process of cleaning I would like to be compensated if not all, some of my $ I would like the Perutos's to know I am aware of my rights and would appreciate again if not all, however, some of my moneyI would like the remaining balance without the bogus charges that was listed Thank you in advance[redacted] Reference # [redacted] Complaint: [redacted] I am rejecting this response because:Regards, [redacted]

Please do not hesitate to contact me if you have any questions.  •  [redacted]' Lease started 9/2/2011 for [redacted], Philadelphia PA [redacted]. She paid first month's rent in the amount of $825 and a security deposit in the amount of $1,650.00.  • [redacted] balance for September 2015 was $988.78, consisting of the monthly rent of $945.00 and a water bill of 43.78.  • [redacted] requested that half of her security deposit ($825 00) be credited toward September's balance. This was done. Her remaining balance was $163.78 which she paid on September 3rd, 2015 and brought her balance to $0.00 as of that date.  • Attached is a copy of the final Statement that was mailed to [redacted], detailing line by line the security deposit charges for damages that she incurred.  • Regarding [redacted] comment about the thermostat cover, the thermostat was found to be missing parts and needed to be replaced. It was not wear and tear. She was charged $30 for the cost of the materials and 1 hours labor for the installation.  • Regarding the broken window, [redacted] was told that we would replace it. She was not absolved of her financial responsibility for the damage. She was charged nothing more than the cost we incurred for replacing the bottom window sash with the properSteven G.
