Complaint: [redacted]
I am rejecting this response because:1. Mr P[redacted]'s subcontractor, Miguel S[redacted], during a meeting held on July 10, agreed to act as the intermediary concerning the crawl space access door. Mr S[redacted] was made aware that the door had to be properly installed so that the rodent problem could be solved prior to his completing repairs to the flooring insulation caused by mice. Mr S[redacted] verified that he had made contact with T&J in emails sent on August 9th and again on August 30. This work was completed and Mr S[redacted]'s service crew was able to complete repairs to the flooring insulation.2. Mr P[redacted]'s subcontractor, Miguel S[redacted], during a meeting held on July 10th stated that he would notify the homeowner on a specific date when his work crew would be available to complete warranty work noted in an email dated July 13. On August 2nd, a follow-up email was sent to Mr P[redacted]'s subcontractor, Miguel S[redacted], requesting a specific date that the work crew would arrive. On August 9th, Mr S[redacted] sent an email stating that the work crew would arrive sometime during the week of August 21 (this did not fulfill the request of a specific date requested in the email dated August 2nd). The work crew did not arrive to complete the work until September 7.3. Mr P[redacted]'s subcontractor, Miguel S[redacted], did send a work crew to the homeowners address on September 7th. The work crew headed by Mr [redacted] was not able to complete necessary repairs to the flooring. A letter signed by Mr [redacted] has been attached attesting to this fact.
Sincerely,
[redacted]

Letter from [redacted] : To whom it may concern: I, [redacted] was the one out at [redacted] performing the work that was still needing to be done. All work was completed to satisfaction other then the 3 floor issues that the customer is reporting. There is nothing wrong with the floors in the areas they are having issues with. There is no sqeeks in the areas from loose decking, loose lag bolts, or structural problems. What the customer is concerned about is that when they walk across the floors that are in those areas objects move. For instance, in the kitchen when walking, heavily might I add, the refrigerator has some movement. There was a squeek in this location but it was caused from a phone charger being stuck in between the refrigerator and the cabinet. Which when the refrigerator would move, it would rub the end of the charger between itself and the cabinet causing the squeek, but once removed the charger end, the squeek went away. The other area in question is in the main entrance into the home. Again when walking, heavily, the floor again flexes and causes a piece of their furniture to have movement and again the same in the master bath.  So in my findings on these issues and from what I know about manufactured homes, there is not an issue. There is flex in all floors whether mfg. home or site built. This issue, in my professional opinion, falls with in the quality standards of mfg. homes.  [redacted]  In and Out Construction LLC  (509)-499-4363 Response from Kevin B[redacted]. Plant Manager for Champion Homes: [redacted], Thanks for sharing the information you have received concerning the subfloor.  Hopefully the information I will provide will give you a different perspective.  First, your subfloor is installed correctly, that I can ensure you.  Our process uses both wood glue applied to all joists and rim rails as well as nails to secure the floor decking to the floor joists. When we investigate warranty claims we follow a simple procedure of root cause, effect and correction.  In the case of the linoleum tear, it was reported to us that it was caused by a joist nail that was not flush with the decking, which then tore the linoleum.  The repair is to flush or remove the nail and patch or replace the linoleum.  In your case you did not want a patch or replace the utility linoleum so we are providing an upgraded flooring. In applying the same format to the furniture movement.  The cause in almost every case is floor deflection.  Deflection is the bending or "sag" caused by loading. All structural members will deflect or flex under a load. The amount of flex depends on the magnitude of the load applied, span of the member, and stiffness of the member. This movement is normal and is not a warranty item.  With all that said it can usually be resolved by placing additional support under the affected area, which in turn reduces the amount of flex or “deflection” and in turn will reduce or eliminate the furniture movement The solution to apply a third fastener to the floor system will not solve the deflection issue or any other issue as your decking is already secured to the floor joists. Thanks [redacted] Mr. [redacted] responded to our scheduling request and the following work was completed at the [redacted] Home: 1) Crawlspace access door has been refitted. Contractor that Mr. [redacted] hired directly has performed the correction. 2) Front door insulation correctly and completely installed 3) Siding under front door has been repaired and painted 4) Squeaking sound was Homeowner's cell phone charger that had fallen between fridge and cabinet. We removed his phone charger. 5) Settling cracks in the north and west walls have been repaired, properly re-textured, and painted. [redacted] Flooring / swaying of furniture in the living room: Technician and Champion Factory Plant manager have both provided letters explaining the flooring deflection. Thank you, Corey P[redacted]

1) Crawl space access door: Mr. [redacted] hired, directed and paid an independent contractor to install the access door. Not P[redacted] Home Center. Mr. [redacted] knows to contact T&J directly to have this work performed. I do know this work has been completed by the contractor.2) Warranty Work:...

Miguel sent an email to Mr. [redacted] requesting confirmation that we could come perform the work on the week of August 21st. Miguel did not receive a response. Miguel placed a phone call to Mr. [redacted] requesting confirmation. Miguel did not receive a response. Mr. [redacted]'s home is about a 2 hour drive from our sales center. We cannot send a service crew to the home without confirmation that he will be available to open the home.Last week, we were able to confirm with Mr. [redacted] and our service member went to the home to perform the work. One of the concerns placed by Mr. [redacted] was a squeaking noise by his refrigerator. It turned out to be his phone charger that had fallen off the counter. Sincerely, Corey P[redacted]
