In my experience, Pfefferle Management (Residential)has been negligent in their facilities management duties, and unresponsive to frequent and multiple requests for repairs and maintenance. In short, they are taking my money and doing nothing; which is a direct contradiction to their claim, "We work proactively to keep your building operating efficiently and its occupants happy". There are multiple areas on the building's outer siding & trim where rodent access is evident. My requests for repairs have now been ignored for almost 6 months. As a result, I now have squirrels nesting in attic and walls. These repairs are the responsibility of the property management company. Now, in addition to the repairs, pest control is needed.

Review: rented storage and still renting and have paied till end of aug + deposet today 5-26-14 iwent there in the late moring abut 10am and didnt notice and water I went back around 3pm as for what I can see there was watter in the middle to back of storage unit and got all my tool boxes wet and other boxes and 2 month old welder that cost 1000. also I had a 3 month old car jack that was around 350. thats wet and now all rusty along with other damage to iteams from water I couldnt see any were were it came in from theres no way it could of came from the door as it was dry from door to 1/3- 1/2 way backDesired Settlement: every thing thats damaged replaced a full refuned for rentle , fees for renting new storage uint and all moving expences to move somewere else

All renters sign a rental agreement and in the agreement the language is VERY clear the renter must obtain its own insurance and that the landlord is not responsible for any damage that may occur to property for any reason. As a point of note these storage units were hit by a tornado back in August of 2013 and tenant items were damaged in that storm and the owner of the storage units was not liable for any of the renters damaged items - again they are told to have renters insurance.

- When the tenant signed the lease agreement, as with all renters, they are asked if they want some free pallets to store their items on. The floors of the units are concrete. Concrete has a tendency to sweat when humidity and other factors are just right. We have had various units were this has happened in the past. This does not occur in all units, does not occur all the time, it is hit or miss and miss more times than hit - again the reason we suggest to renters to put their items up on pallets (which are provided free of charge). It is believed that sometimes this is caused (enhanced) by what it is the renter is storing in the unit.

- Regarding the above to clarify to our understanding this was not a water leaking issue (i.e. water rushing in from the sides or above). One of our employees did view the site with Mr. Thurber and it was evident to us the water on the concrete flooring was from the concrete sweating.

- My understanding is we did discuss with Mr. Thurber and basically offered to refund the portion he paid in advance. As of today we have had no confirmation from him regarding and he still has his unit locked (so assuming his stuff is still in there). And our communication with him has been after he made this claim - to which we had no knowledge of until received today.

- We have over 300 storage units at this location. Occasionally we will get feedback from a renter that there is water in their unit to which we check it out and in every case it was related to concrete sweating (and we pretty much know that beforehand knowing what the weather was like several days earlier but still check every situation out). We have no means by which to control this other than to offer pallets (i.e. better safe than sorry). The number of renters we have had since managing the property back in 2004 is in the thousands. During this time we have never had a renter try to come back on us with respect to damage regarding, assuming there was any, sweating concrete.
