We have received
the complaint ID# *** from Mr*** ***The tenant did sign a lease for the month of DecembeDue to our error with an electrical inspection he was not able to move inThe inspection was completed with *** *** on December 26thThe tenant was then advised that he was able to move at this point to proceed with moving inI am not sure of the reasoning as to why at this point he did not get utilities on and move inThere were no further issues that would have prevented him from doing so
As time when on and the temperatures dropped and the tenant did not move in or get their utilities on a radiator in the property burstThe tenant made us aware of the situation and it was corrected once the tenant has their utilities turned on(It was an issue that could not be resolved without the gas, electric and water on)
Once the issue was resolved the tenant then came into the office stating that they just wanted their money back and would not moving outThe money has been refunded, as seen by the copy of the check I enclosed and the tenants have also signed a release stating that they have received their deposit and no further action is or will be taken by either party
We are requesting that this complaint be removed and the case closed since the tenants have received their money in full and signed the release

I have document proof that my family was without water for days, and I was unable to receive water in my name because of the past due balance that was still owedI was left no choice to seek a new residence and pay more money for rent, deposit, moving truckHow can they say they did everything the couldThis is false. I see that legal action will have to be taken and the entire state of Pennsylvania will know the truth about PGH ManagementWhy they feel like I am being unreasonable I don't know what I did wrong here, but I will leave it for the courts to decide.

This completey False!!! I contacted the water company yesterday Feb. 7 2014 3:52 pm and was informed that the sewage bill was paid of 1067.33 but the oustanding balance of 955.76 has not been paid still preventing me from having water turned . I also submitted my Notice of intent to Vacate on Feb 7, 2014 at 11:43am. I have no intention of staying in this inhabital residence.  I am still seeking my full deposit of 2050.50 and 900.00 for the month of Febuary and to be free of all penalties of breaking the lease. This day 6 without water.

Review: I am a active member in the United States Navy on my first set of orders to the [redacted]. I reported to the [redacted] here on Nov. 14 2013, after driving from Washington state with my wife and 3 kids and signed a lease with PGH Capital on the 18th of November. After signing the lease the next day I went to the Muncipal Authority of [redacted] to have my water turned on, only to find out that there is a past due balance of 955.76 for the water bill that needed to be paided by PGH or the Propert owner plus 273.49 of a sewer bill. I was never informed of a past due balance by the property managment before signing. This was not my bill and after calling and speaking with PGH the said the would take care of it by weeks end and would hand delivery the check for the previous balance. It took ten days for them to get water turned on and I wasnt able to move in til Nov.30 which at the time I didnt know was turned on illegally by a PGH PLumber . Well Febuary 2, 2014 after I paid my rent I went home to find the water was shut off. I called the water company and they informed me that the past due amt. of 955.76 was never paid and upon finding this out th water company has turned off my water. I have called serveral times and even had my OIC call only to get the run around by the employees there. It is day 3 and I have no water for my family and Im not get any help from them at all. I joined the military to serve my country and help those who cant help themselves I never thought that I would have my on problems providing water for my family. I have not been contacted back as to when this issue will be resolved.Desired Settlement: I am requesting a full refund of my security deposit, and to be released from this contract with no penatilties. No one desevres this type of treatment. and this is not healthy for my kids

Review: Its now been 60 days since I have evacuated my apartment (50 days since lease termination) but I am yet to even receive any indication that I will get my security deposit back from PGH Capital. I have been an excellent tenant with no damage, rents before time and no complaints whatsoever.New tenants have been living in the house for at least 50 days now and PGH has not even examined the house since my departure. So there's no way to tell damages (if any at all) were even caused by me. Per PA State Law, tenants must be refunded their Security Deposit (minus cost of damages) within 30 days of lease expiry. If this is not done within the 30 days, the landlord may not keep any of the security deposit (not even for damages). In fact, the tenant may sue the the landlord up to double the deposit for late refunds: http://www[redacted]Desired Settlement: I request PGH Capital to immediately refund 100% of the security deposit to avoid legal action.

Review: I signed a lease on September 6th 2013 I tried to get the electricity turned on but there was no electrical wires to the home then I try to get the water turned on and there was no plumbing and my lease it says if I cannot move into home within 10 days I'm entitled to a full refund and to terminate my lease but when I went to the office to ask for my money back they told me I was not getting anything back either I'm going to move in with no water or I'm not and if I don't like that then to take them to court I gave them 1717 dollars to move into a home that cannot move into and they told me everything in the home was fixed so I tried to get into the house and they changed all the locks on the house so not only will they not give me a refund they also changed all the locks so me and my two young children have nowhere to go these people are ripoffs so now I have to pay more money to take them to court..and also they are posting this Home on craigslist for rent againDesired Settlement: PGH capital management LLC

We have received the information regarding the complaint that was filed on 9/29/2013 ID [redacted] by [redacted] about our company, PGH Capital Management. In response to the complaint below is our statement on the issue:

Ms. [redacted] signed a lease with PGH Capital Management for the property of [redacted] on September 6, 2013. On that date she paid the security deposit of, $800, a $250 nonrefundable pet deposit fee and a prorated amount of $667 for September's rent. She was provided the keys to the property on this date. Later that day we received a call from Ms. [redacted] stating that she contacted [redacted] and was informed that the electricity was cut off at the pole due to tampering of the box. We immediately handled this situation and paid the $400 tampering fee so that the tenant was able to gain immediate service.

On September 10th the water company went out the property to turn on the water. They informed the tenant that a water meter needed to be installed (duty of the water company) and a backflow value was needed as well. Ms. [redacted] called into our office and we sent the work order to our contractor immediately. We also provided the Ms. [redacted] with his number. Our contractor tried contacting Ms. [redacted] several times for several days with no response.

Several days had gone by with no response from Ms. [redacted]. We then received a phone call from Constable [redacted] who said he wanted to discuss the "issue" and that he was in possession of our key to the property. (Ms [redacted] at this point was suddenly asking for a full refund because she said she could not move in) Constable [redacted] was not ordered by any court to perform these duties as he stated his actions were a "favor." Since he did not get the response he was looking for on the phone he proceeded to show up at the office. At this point he approached our front desk showing his badge and abusing his powers as state constable, Our staff asked for the key to our property that was in his possession. He refused due to all the issues, (no water, no electricity and no gas) that the tenant was currently having and demanded her money back.

At this point the property manager was contacted and met the constable at the property. The property manager was able to show the constable that there was current electricity and running water at the property. Also at this time, our property manager noticed that the newly installed hot water tank was now missing as well as the pressure reducer. (We have pictures from a few days prior to the tenant

move in that everything was in the house) At this point Ms. [redacted] had been the only person who had, had access to the property. (There is also a claim that we changed the locks which is false.)

Review: DO NOT RENT FROM PGH CAPITAL MANAGEMENT.My girlfriend and I signed a lease to move into an apartment owned by Pgh Capital Management on December 1st, 2013. It is now February 7th, 2014, and we have yet to be able to move in. There is a laundry list of problems with this company, and here are a few:- When we went to have the electricity turned on, we were informed by [redacted] that an electrical inspection was required. It took at least a half dozen phone calls and one month for this to be completed. During this time we were assured that things would be fixed, and we began moving belongings into this apartment and doing some cosmetic work that was approved by the landlord (painting).- When that ordeal ended, we went to turn on the gas and water when we'd noticed that a radiator had exploded. It took two days for them to send out a technician, who informed us that the place was unfit for human habitation. This was nearly a month ago. - We were told that the contractors would begin work replacing all of the faulty pipes and heating system. It is now three weeks later, and work only began on Monday of this week.- The ceiling in the apartment has completely collapsed. The contractors who were there fixing us told us that repairs were extensive and would take some time. - Yesterday, we stopped at the apartment to pick up something that we needed to use in our temporary apartment (my previous landlord is a saint and allowing us to rent month-to-month). The contractors were at the apartment, standing around doing nothing.- We stopped over to the apartment today to find that last night, the apartment was burglarized. Half of our belongings are gone. The basement access door, which had been boarded up sturdily as of a week ago had been un-boarded for contractor access. It was easily opened by a thief.Desired Settlement: A full refund of rent, security and pet deposits, replacement value on all burglarized items, damages for three months of not living in a leased apartment, electricity bill for January, and an apology posted publicly.
