Review: Through a neighbor's recommendation, [redacted] of Philips-Hall Realty was hired in May 2009 to find renters and manage our rental property. The property was quickly rented and for the first year, the rent checks were mailed to me due to the fact that there was not a [redacted] in [redacted]. The rent checks for that first year arrived in the mail in a reasonable amount of time. However, for the past 18 months, despite there being multiple [redacted] branches located throughout [redacted], the rent checks have not been deposited on time. In fact, it is not unusual for 2-3 months to pass without a rent check being deposited. We have spoken with [redacted] extensively on the phone as well as in person and she assures us that the renters are paying their rent on time. Therefore, we can only assume that the delay is due to her and her company's mishandlings. We cannot see why she and her company cannot deposit our checks in a timely manner as promised. [redacted] has stated that the rental checks should be deposited between the 20th and 26th of every month. We have been generous and have given her until the 1st of the following month, yet we never receive it unless we call the office. We rely on the monthy rental income and it has become a nuisance to have to remind the company to deposit the checks. Even with the reminders, we sometimes do not receive a response until a month later. [redacted] has stated that the tenants have been very reliable and it would be a shame to have to evict them because we are tired of dealing with [redacted]'s business practice. We hired her to make having a rental property/income easier but she has only brought more stress. We are not sure why the company is holding on to our money for so long, again sometimes months at a time, but they have not been able to give us a clear explanation. It's a shame that a business that has been around for so long and that was recommended by a neighbor has been such a disappointment.Desired Settlement: We would like to keep our contract with Philips-Hall only because of the current tenants but would also like to receive the monthly rental income on time as promised. However, we are tired of having to deal with [redacted] and what appears to be unethical business practices. If this can't be settled, we'd like to terminate our contract. It's unfortunate if the tenants, who have done their part, will be the ones most affected because [redacted] and/or Phillips-Hall can't do their part of the job.

A fully executed lease has been enforced and effect since June 1,2009.

In September 2013 [redacted] sister requested payment from the rental property.

Our records indicated 9 payments had been made to and deposited for [redacted].

Further review showed full rental payments had been made to the property owner even after expenses had been paid.

This matter was immediately resolved and monthly deposits continued to be made.

The October 2013 payment was mailed to [redacted] instead ofa deposit being made on her behalf. Depositing the rental proceeds have been done as a courtesy for [redacted].

The November payment was written and will be deposited. A statement will be sent as usual.
