requestingreimbursement for electrical fees of $for issues to the house which, according to the seller, had been caused during my inspection That same evening I emailed him a replywith an apology for his electrical outage along with an explanation of the large amount of electrical issues which had been encountered during the inspectionI also requested information fromhis electrician in order to better understand what issue was at hand, however it was not provided to meOn December 9, I received another email from the seller, again requestingreimbursement of the $along with a threat of him having to "seek alternative methods" if I did not comply I responded to his email on 12/11/in a friendly manner, reiteratingthe many electrical issues and again requesting a copy of his electrician's diagnosis I have attached a copy of the pages of the inspection report pertaining to electrical systems for your information, the following paragraph found on P.24/in red print, stated the most important comments:During inspection, inspector turned all light fixtures, appliances on at the same timeInitially the light fixture in the family room did not functionLight fixtures in foyerand hallway adjacent to foyer lost powerExterior outlet to front porch also lost power Inspector tripped or turned off all breakers in electrical breaker panel and then turned breakers back on, however power to light fixtures in foyer, hallway and exterior front porch outlet did not come back on or function.Additionally, P25/states the following:Abandoned circuits and breakers observed in breaker panel Typically, abandoned wiring in breaker panels are not energized and or deadHowever, white circuit had live current. (For inspector's safety, inspector turned all breakers off and wrapped end of circuit with electrical tape to prevent shock hazard from occurring when inspector replaced panel coverIf hot circuit made contact with metal breaker panel, inspector could have shocked himself.In conclusion, I would like to mention that the buyers followed through on the purchase of the home, it closed on 11/23/2016.If you have any questions, please call me at (281)-851-7816.Thank you.Ruben ***Professional Inspector, Lic # 5053Bilingual

We are sorry we are not able to come to an agreement regarding  this complaint. As stated previously, the inspector performed necessary functions to test the electrical system of the house and many hazardous electrical issues were found (please see report attached to previous response). No damage was caused by inspector in the process.

Business acknowledged all lights were working when they entered the home in order to start and complete their assessment for the buyers. The business acknowledged that they also manipulated the breaker box and finally the lights were NOT working upon their departure.  These electrical damages & costs were a direct result of the businesses' manipulation of the breaker box/wires etc.  The Business had no right to touch the breaker box wires nor manipulate the any wires in any way. The business admits to doing this, in their reply and thus are responsible for these electrical damages.  They should have done their assessment without manipulation of any wires, etc.  Interestingly enough, the sellers Realtor stated, in direct opposition of the business - that the lights were left ON upon departure of the home on that day.  As the seller, additional electrical fees were paid to restore the lights.   We discovered the lights were out upon our return.  No one informed us that the lights/breaker box was NOT working.  We spent the night WITHOUT lights. The selling of the home has nothing to do with the additional unforeseen electrical damages caused by the business and paid by us, the seller.  Several attempts were made to settle this matter with the business, including but not limited to, requesting the reimbursement for this unforeseen electrical bill ($160) caused by the business. The business showed professional etiquette, via email, when contacted. We did not threaten the business, simply informed them that we would search our options to get this refund from them.  However, they refused.  We have no problem providing the copy of electrical receipt.  Seems the business is playing with words and avoiding responsibilities in causing these electrical damages.  Bottom line is the lights were working before their inspection and afterwards were not. Its not complicated - the business caused the unforeseen electrical damages.  We are requesting reimbursement for these electrical damages in the amount of $160.00.
