October 14, Re: Response to Revdex.com Complaint ID # [redacted] To Whom It May Concern: We have been working with this tenant since he moved into our complex in May of this yearWe have received all of his work orders and have sent our Maintenance Team out several times to resolve all of the issues he mentioned in his complaint A third party expert informed us that it is very rare, in the state of Colorado, to come across true “Black Mold” due to the lack of humidityWe have inspected this unit, multiple times, and have only found mildew on the bathroom ceiling, right above the showerThis mildew forms often when moisture is allowed to collect during a showerThese issues can be avoided by simply wiping down the shower/moist spots after a shower and using the exhaust fan properly Since our own Maintenance Team and a third party expert have informed us that there is no mold issue, any testing would be at the tenants’ expense, if they are so inclined We have exhausted our time and resources trying to satisfy these tenantsThere is no further action we can take Sincerely, Pier Property Services Management

I am writing in regards to complaint ***
This morning on 6/10/*** from Pier Property Services came to my doorShe told me that if I didn't like what was going on I could move outI told her I could not do so at this because I had some business to work out in townShe
told me that if I did not stop complaining that she was going to evict me.
I know that I had a lot of complaints since I have lived here, but all of them were justifiedWhen I first met *** she told me that I could not move on April 1, because the cabinets were damaged in the apartment, I would not be able to move in until April I said fineThen she said that the cabinets would not be ready until April Again I said fineThen she said they would not be ready on April and she should know on April when they would readyOn April she said she did not know when the cabinets would be ready and that she would let me know when they wereKeep in mind that I had already given here a security depositI had to press here for a move in date, I was tired of being led onFinally, she agreed to allow me to move in even though the cabinets were not ready yet and then told me that the cabinets would not be ready for another weeksDid she expect me to wait weeks to move in, how long did she think she was going to get away with thatShe told me that on April 10th and to this day June 10th weeks later the new cabinets still are not hereLies, lies, lies
Then when I was in her office I told her that I had problem with a woman at my last apartment that was a convicted felon who cause me a lot of troubleShe informed me that this apartment was felony free, meaning that you could not live here if you had any felony convictionsI said greatA few weeks later a neighbor floors above had his stereo blasting very loudly at midnight, I went outside and asked him to turn it downHe began to curse me out , and threatened to kick my assI knew right away that this guy had a problemThe next day I informed *** and she that it was his word against mine and the next time I hear the loud stereo to let her know and she would come out to see for what was going onThings were quiet for awhile until the following Saturday morning when I heard the stereo blaring, I called her and she came outShe told him to turn down it down and leftAs soon as she left he just turned it up againSo I called her again, but this time she didn't show upThe loud music persisted through SundayI franticly called her to no availI was finally forced to call the policeWhen they arrived he saw them coming and turned his stereo offBut officers spoke to himThey then called me and told me that they did not hear the stereo, but said he was heavily intoxicated and they called his parole officerI then asked them if he was a felon and they said yesI thought the problem was solved, because as a felon he was not supposed to live hereSoon after, the officer called me back and told that as he was getting into his car he heard the man turn up his stereo again and went up and arrested him for disturbing the peace
The next morning I called *** times and no one answered the phoneWhen she finally answered the phone I tried to tell her that the man was arrested for disturbing the peace and that he was indeed a felonShe told me that she did not want to get involved, that I need to deal with this problem myselfProblem is, that I cannot evict the man myselfI told her that I thought he was a dangerous man and I did not want him living next door to me, but she wouldn't listen
About five days later about 3: on a Saturday morning and SUV pulled up and then I heard a commotion going on on the third floorThe man apparently punched out his sister, confirming my belief that he was dangerousHe is currently in jail for both simple assault and parole violation
Now, back to my initial complaint, I am certain that they over billed me on my utility bills
I have nothing but problems with Pier Property Services since I have been dealing with themThey are constantly lying to me about everythingAnd they refuse to address my concernsThey are trying make me appear to be a chronic complainerThe only reason I continue to complain is that they do not address my complaints, so of course I'm continue to complain until I feel that my home is a suitable place to liveAll I ask is to live in a safe, peaceful place to live where I could be happyBut Pier Property Services thinks that asking to much and informed me that they are start eviction proceedings against me for doing so
I don't consider Pier Property Services to be a legitimate businessThey have no regard to the safety or happiness of their tenants

*** *** *** *** * *** *** *** *** *** *** ***My issue with my neighbor has not been resolvedI was told to notify the property anytime I had issues which I have been as well as calling the police which I have beenI was later told that I need to get a sort of confirmation number each time I called the cops which I was never told in the first place so it seems it was a waste calling the cops the previous timesI was told they would post a letter to the neighbors door about the noise but I dont believe they didHe still continues to have peole over and nothing has changedI just dont know how many times I have to complainThey have however attempted to fix the parking issueOnly two residents have actually complied and are doing what they were asked but everyone else is still parking multiple cars where us onr car people have no where to parkI sent an email about it to the property today so theyre aware

We have received the complaint from the previous tenant, Ms***. What she has stated is false. The reasons are listed below:1. Ms*** left our property not paying rent in the amount of $2993.34. We tried very hard to work with her as she stated she had health
problems. We charged her a lease break fee according to her lease agreement with us and all that was charged to her account was cleaning, drip pans and light bulbs. We even applied her deposit toward the balance owing even though it should of been forfeited because she did not complete her lease with us. She left the apartment in bad condition and we were more than fair with her. She promised on numerous occasions to bring payments in and failed to do so and then skipped out of the apartment in the middle of the night with out ever discussing with us. The majority of what she owes is the rent that she never paid but lived at the property. 2. Upon showing of and lease signing, we explain that the utilities will be invoiced each month. The electric is individually metered so tenants are only charged what they use. The water, sewer and trash are divided by the apartments and square footage to make it fair. The utilities used by the tenants are only utilities for the tower apartments. The *** *** business had nothing to do with the tenants utilities. The *** *** pays their own utilities and are individually metered to do so. If Ms *** would like to discuss any of the above issues she can reach me at *** *** Monday - Friday 9am - 5pm. I have not heard from her since she skipped out of her lease agreement with us

to the noise at night as well as the parking lot issues.   We have informed the tenants of our processes when it comes to being able to take action against another tenant for noise ordinance violations. Said process requires police reports to be filed and provided to us. We are currently working on improving the parking lot issues. We have been discussing several different options (including but not limited to; assigned parking, parking permits, etc, etc) with the owner of this property. We are in the process of resolving these issues for the tenants and appreciate their patience and understanding. Sincerely,Pier Property Services Management
