Complaint: [redacted] I am rejecting this response because: As you can see by this reply, I was concerned about water and drainageAnd agree that I spoke to [redacted] several times about those concernsI called them to the point that they told me, stop worrying about the house its all in great shape and they foresee no problems with itThey said the previous owner or owners did a great job in renovating it They are not being truthful with what they recommendedThey never recommended regrading, as the inspection report clearly provesAnd I have been looking into that as well at this point because of the constant deluge of water and I have been told that there is very little pitch that can be corrected because the house is so level with the streetThis is something that the inspection cowould have or should have known, if in fact they had recommended regrading which they NEVER didAfter the house flooded the first time [redacted] meet my friend Bill at the house, I had not moved in yet, it was only two weeks after the closing and I was down south packing [redacted] went straight to the gutters and took pictures of leaves in themSpoke with Bill and said that is the problemI then, not only had them cleaned but also added extensions to the downspouts and even cut down the trees that supplied the leaves to the guttersFour days later when it flooded again I called them and told them the gutters where cleaned twice in those days, once the night before just to be sureAlso foot extension were added in the troubled areas and some shorter extension in other areasAll that did no good because the water problem has very little to do with leaves in the gutters if any at allThe problem is the place becomes a pool of water with no place to goAnd one would think in all those conversations, if they had mentioned the house floods almost every time it rains or snow melts, any reasonably person would not buy this houseIf they had mentioned just once the possibility of a water drainage problem I would not have purchased the propertyInstead they constantly reassured me that the house was greatThey never even told me the chimney liner was so bad that when it rains water poured out of it and flooded the house from the insideThey only mention in the future I might want to have the chimney looked at because its showing signs of its ageThe repair company I paid for said they couldn't understand how they didn't see itHe said he climbed on the roof looked down the chimney and saw it right a wayHe even took a picture of it with his phone and sent it to meThe inspector also never told me the roof had a hole in it, which I also had to have fixedI could go on and on about the things wrong with the house, like the furnace and hot water heater breaking down, the plumping that was piped wrong which lead to water all over the floor and walls, and the small unidentified bugs which I assume are from rotten wood or waterThe inspection company did not notify me of any of these problemsI have spent thousands of dollars trying to save this house, but it is so bad the four companies that have come out to try to fix the major issue which is the floods that average twice a month, have found no resolutionMeaning the house may not even be savable, it is in that bad of condition, it could become uninhabitable and completely worthlessI am almost year of age and disabled, and cannot keep pumping out the place and fighting the water problemIf I had just a little heads up I would have walked away from this place, this is the reason I hired an inspection company, to protect me and my investment from purchasing a defective houseI was looking at another house at the time I would have purchasedIn my opinion what they did to me is unacceptableTo do this to anyone is bad enough but to do it to an elder disabled single man is beyond wordsIn all those talks all they had to do was mention it onceAnd then after being told of the issues, all they could do was take pictures of my gutters as if that would explain this sinking ship.I have enclosed a couple photos to give you a visual of the severity of the continuing flooding problem and one of the chimney liner Sincerely, [redacted]

Your major concern was water and drainage before the home inspectionAt the home inspection it was recommended to regrade to have a positive pitch, clean all gutters and extend downspouts to promote drainage away form the home*** the home inspector spoke with you several times on the phone
after the home inspection to address your questions and concernsWhen you called stating you had water coming in your home after you moved in *** immediately went to your property, the recommended repairs were not done and the gutters were full of debrisWe have photos at the home inspection and from our return visitWe are sorry you feel this way, we have gone above and beyond a home inspection and have not charged for any additional visits or consultations
