Review: We rented a condo in the [redacted] community for 1.75 years. When we signed the lease agreement, we gave the leasing office 2 months of rent to hold as a security deposit (equalling $4400). In the beginning of November 2013 (7 months after our lease expired), we notified the leasing office that we would be leaving at the end of December. As the end of December approached we reminded the leasing office of our intent to vacate at the end of the month.

When the Condo was empty, we hired a cleaning crew to clean the entire unit and scheduled a walk through with someone from the leasing office. During the walkthrough, [redacted] (the employee from the landlord's office) remarked on how clean the unit was. Two days later we called the leasing office to find out when we would receive our security deposit back. They told us that they had a bill for damages to the condo that they were sending to us. Again the condo was left in perfect condition.

The invoice for damages contained the following items:

1) Painting of Entire Unit - $2700 (we took over 75 photos of the unit, the walls were free from scuffs and marks and we never changed the paint color in any of the rooms)

2) Repair wood floors due to water damage - $325 (the previous tenant left the condo in horrendous condition including damage to the floors upstairs and downstairs)

3) Broken Kitchen Cabinet - No Charge (this cabinet was broken when we took possession of the unit and we asked on numerous occasions for them to come and repair it - as of the day we moved out it was still broken)

4) Front door jam broken - $420 (the front door to the unit was always loose, again something that we complained about on numerous occasions)

5) Repairs to holes in wall - $150 (the holes in the wall were from nails used to hang pictures)

The last issue we had with dealing with the landlord was over the rent. Due to the holidays, no one was available until January [redacted] to do a walk through with us. When we spoke to the leasing office, [redacted] and [redacted] both told us that they would prorate the rent to January [redacted], especially since our current lease expired over 7 months ago. With the repair bill, they sent us an invoice for all of January's rent, stating that since we didn't hand over possession of the property until the [redacted] when we did the walkthrough, that we would have to pay for the entire month.Desired Settlement: We agree to pay for the 6 days of prorated rent as we have previously agreed upon with the leasing office. We want to receive our full security deposit back ($4400) as the unit was left in better condition than we received it in when we moved in.

Review: On September 9, 2011 I informed the Board of Managers ([redacted] and [redacted]) that I have lost my tree in front of my condominium during Hurricane Irene on August 28, 2011. [redacted] told me that was not the Boards responsibility and that I had to plan whatever I wanted in front of my condominium. I did not accept that answer as valid on a phone conversation with [redacted] because the tree is in a common area that according to the by-laws, the Board or the Condominium itself was responsible for. I shared the position where the tree is located with my next door neighbor and he is also affected by this issue. More trees were lost during Hurricane Sandy in late 2012 and other damage was assessed which some of it has been fixed but not the trees as of June 7th, 2013. I contacted the board again on April 29th and gave them until May 31st to plant the tree as it is their responsibility to do so. The tree has not been planted as of today.Desired Settlement: I want to have the tree planted in front of my unit and more trees in the back of my deck against the fence to be fixed as they are ready to fall posing a hazard to my family and neighbors. It is my right to enjoy the common areas with its landscape and it is the Board of Manager's responsibility to make sure the condominium is not neglected.
