In reference to Complaint ID: ***, I have listed some of my encounters with the Tenant who has made the complaintHave also attached her last emails to meThis is my honest and truthful evaluation of the situation and experiences with this
tenantI am deeply disappointed that the tenant and I could not resolve this before she left, however she was not speaking to me when she left early in the morningI saw her leave the grounds, but was preparing breakfast for other guests and could not run out to speak with herI would welcome your advice as to what I should doMy guests seem quite happy to be here and many of them return year after yearThank you for your attention to this matter
This tenant stayed at Pinewoods Cottage B&B from July 1, to September 16, When she first arrived, she immediately instructed me to take out a chair from the efficiency apartmentThe next order was to take out a lamp, then a chest with extra blankets and a comforterIt is not my policy to move out furniture from rooms, but I did it to make this tenant comfortable
She had not informed me she would be bringing two large pieces of equipment, an air freshener and oxygenI was not informed of any of her health problemsI moved everything I could to accommodate herShe did inform me and my tenant in the loft apartment that she was a professional house sitterThis was immaterial to meHowever, as time went on she became quite demandingShe wanted to use the washer and dryerI informed her in the beginning of her stay that there was a laundromat in town, but she needed to do her wash right awayI told her she could have SaturdayI needed my washing machine and dryer for towels and sheets from the B&BAfter thirteen people had left the B&B., I started my washThere were five loads I was doingThis was a MondayThis tenant was at my machines and had taken my wash out of the machineI told her she could not do thisShe made no move to take out her clothes and I was not going to stand there and argue with herWhen she was finished washing, I went to the washer and continued my work On a Saturday, she came home about 6:pm and parked in the handicap parking place which was fine, but in the meantime, a couple from Ontario with reservations parked in her designated spotInstead of waiting for me, she told my guests they had better move their car because that was her spaceMy guests were embarrassedI told them not to worry and I showed them where they could park
I had a handicapped visitor from the Festival of Grapes who parked in the Handicapped parking spotThe President of the Festival was just leaving my houseShe has MS and does not walk rapidlyThe tenant pulled into the driveway with such speed she almost hit my visitorShe jumped out of her car and screeched at my visitor that she needed to park there in order to take out some boxesI was on the porch calling my good byes and I said if the tenant moved her car from behind the visitors car, she could back out, then she could pull inThe tenant was so angry, she walked in front of her own car and around to the passenger side then back up to the driver's side, hopped in, pulled back and raced into the smaller parking lot where her parking spot was designatedI went inside when my visitor pulled out and did not see what the tenant decided to do
Three times, this tenant left her keys in the inside lock and could not get into the garage to go to her roomThe tenant was shown and was told there were two entrances when she arrivedShe chose not to use the private entrance in her efficiencyShe went through my garage, which would be an emergency exitShe was informed I was carrying items from my cellar and storing them in the garage until we could separate itemsMy garage was in disorder, but I had a straight path from the door to the garage doorMy upstairs tenant also used the garage because his wife went out early to work and she has MS, so it was easier for them to come down those stairs and out the garage door to her carEach time the key was lost, this tenant called me on the phone, even when it was well past 10:30pmOne night I was already in bed and she went to the front door and got one of my guests to knock on my office door and have me let her inShe never spoke to meThe fourth time she lost the keys and called me it was earlier in the day, but she wasn't back to the efficiency thenThe tenant upstairs had found the keys lying in the parking lotI was able to tell the tenant this when she calledI also asked her what time she would be coming back so I would be able to meet her with the keysThe tenant had her two large machines on, two fans which she brought with her and I knew nothing about, and my refrigerator, microwave, clock, AC all went outI called a young man who does work for me and he came to check everything outIn the meantime, I cleaned out part of the refrigerator in the garage and had the tenant put all her perishables in itI told her when everything was clear that all of the four appliances which she brought with her and those that are permanently in the efficiency could not be running at the same timeI did not charge her for my calling someone in to check everything and reset the breakers
We had quite a bit of rain during July and AugustWhen the tenant went out each day, she left the back entrance sliding door open approximately inchesRain got into the track and wet the carpet and stained the drapeI did not charge her for this damageShe left the door open throughout her entire stayThis registered on my security padI received a very nasty email on the 17th of September which was sent at 8:amIn it she states "none of this happened when I rented this apartment before." This tenant was unknown to me until she arrived at my doorShe had never been a tenant at any timeShe also accused me of verbally shouting and flailing my arms at herMy handy-man looked at the telephone jacks to check them as requested by the telephone company because the phones were out for two daysWhen we checked the outlet, the cover was off and on the floorIt was pulled out when the bedside table was pulled out for the tenant to rearrange her belongingsThere was no room on the table because it was half covered with medications and vitamins
This tenant was not blamed for anythingI informed her that the telephone company called and said the problem stemmed from some occurrence on part of the Thruway and Hanover StreetAfter she left on the morning of the 16th of September, I went into the room with my cleaning girlThere was still much to be done, although the tenant did pick up mostly everythingShe left mouse traps all around the roomI do have a Pest Control person come in every three monthsWe disposed of these traps and spent much time cleaning the bathroom and showerClothes and dishes had been stacked in the shower when we checked on the phone jackWe checked all the rooms in the house as per directions from VerizonWhen I checked the pillows, I found the three that were left were not pillows that belonged to the B&BMy pillows all have covers on them with a CP printed in indelible ink in the corner
They are extra firm or Egytian cotton thick pillowsThose left were thin and quilted with no coversNot the pillows that were placed in the beginning of this tenants stay
In the beginning, she had me remove the comforter and the two head pillows which matched the comforterThis I didI am still looking for the artificial flower basket arrangement that was on the top shelf in the bathroom and the toilet brush in a holderNeither of these items have been foundAm sure I could write many more offenses perpetrated during this tenants stayThe above should be sufficientWith all the emails upwards of from her, I think I tried to be nice and accommodating to this personIn light of all the things that have been emailed TO ME, THE THREATS, HARASSMENT, AND NOW A COMPLAINT TO THE Revdex.com, I have contacted my attorney for adviceIn the years I have operated my B&B business, a complaint has never been made to meRetiring after years in Education and Administration, I wanted to contine serving the publicI have welcomed guests from all over the USA, Australia, Germany, Italy, Sweden, France and even FEMA has housed people who were here investigating after the floods and even now I have a gentleman working through FEMA who is staying in the Loft apartment for some months
With the rain stains on the base of the drapes, and the exchanging of pillows, and the items I still cannot find, I feel this tenant should be accountableI am not a person who exchanges verbal or email abuse, and I do not intend to answer any more of her emailsI do not want this person to continue harassing me via email, and I will seek your advice and that of my attorney how I should proceed
Attached are several of this tenant's emails to meI can only say she appears to be irrationalI do not care about the $I would give it to her just for her leavingShe is not a welcome tenantIf anyone is trying to intimidate me, this tenant gets A+++++My mistake, unfortunately, was not asking for references since she claims to be a professional house-sitter

The tenant has not addressed any of the issues set forth in the answer to her complaintsWater damage to the drapes, and missing items were not addressed by the tenantSince this appears to be an ongoing defamation of character, and attack on my reputation, good name, and my business, we will be looking into these allegationsOn the advice of my attorney, I am finished with this complaint
