suppliedon her statement.·        Ms. [redacted] has rented this unit from us for a year. During this entire year, there were onlyfour requests for maintenance/service:·        08/22/14 - Ms.[redacted] complained about her air conditioning. On 08/29/14,Maintenance and Ms. [redacted] agreed to meet on 08/30/14 to make the repairs,weather permitting. Maintenance called on 08/30/14 to come out but wasunsuccessful in reaching Ms. [redacted].·        On 09/11115- Mr. [redacted] called in about a toilet leaking at the base. We attempted severaltimes to respond to his request for service. Unfortunately, per theirinstructions, we did not have permission to enter without calling ahead andspeaking to them first. Our maintenance staff tried on several occasions toreach them but were unsuccessful.·        On 09/22/14- Ms. [redacted] contacted our office, complaining that no one was processing theirrequests for service/repairs. Our Office Manager, pulled their prior servicerequests and found that they were not completed due to the inability to reachMr. or Ms. [redacted] for permission to enter and their failure to returnMaintenance's calls. It was during this conversation that an appointment wasmade for 09/25/14.·        On 09/25/14 - Thetoilet bolts were replaced and the air conditioning was found to be runningproperly. The thermostat was set to 65 degrees and Ms. [redacted] was told to callback in if she had any further problems.·        On 12/23/14- A neighbor called saying that the apartment below him ([redacted]) must have theirheat up high because his apartment was warmer than usual. We told him that wehadn't heard from the residents but we would give them a call. We did call(apparently the [redacted] were on Vacation) and left a message. We did not enterthe apartment since they refuse admittance without verbal authorization fromthem.·        On 12/29/14 -After returning to work from the Holidays, we opened an E-mail from Ms. [redacted](sent 12/24/14 @, 5:11pm) stating her thermostat wasreading 99 degrees and she said she remembered turning it down to 54 degreeswhen they left for Vacation. Ms. [redacted] asked if our appointment to check thefurnace could be on 01/02115. We agreed to wait until then because she said shedid have heat and it wasn't an emergency.In closing, priorto 12/29/14, our last interaction with the [redacted]'s was on 09/25/14approximately 3 months earlier. Since they had sole possession of the apartmentand the repair that was made on 01/02/15 was toreplace a damagedthermostat (jarred sensor) and replaced weak batteries (the responsibility ofthe resident) we feel no compensation is warranted.Respectfully,Pinnacle Management
