We are sending this letter to you in response to a recent complaint that was filed by someone who applied for one of our rental propertiesThis person submitted the completed Rental Application, required financial documents, and the application fee of $25.00.At that time, we received several other rental applications for this property so all applications were processed at the same time in accordance with our standard screening proceduresIn the end we offered the rental to another person who was determined to be the best possible applicant.The complainant is seeking the reimbursement of their $application fee since the rental was not offered to themThis person is under the impression that Pinnacle Management Group only charges the application fee if the rental is offered to the applicant.On our Rental Application Packet which the complainant signed, it clearly states on the checklist that we collect a non-refundable application fee of $per personPart of this fee is used to pay a 3rd party vendor to pull the applicant's credit report and the other part of this fee is for processing the applicationsWe have included a blank Rental Application Packet for your reference and we would be happy to furnish the fully executed Rental Application Packet to the complainant upon request.As a property management company, one of our primary duties is to fill our rentals with the most qualified candidatesHowever, at the same time we understand that the process of declining an applicant can be sensitive in nature and we strive to handle this with the applicants as gently as possible.We would like to thank this person for applying for one of our properties and we want to wish him all the best

I would caution anyone doing business with this company My experience was that of visits during the course of a year lease, including showings whilst I was still actively leasing We had a stove with a failed switch cause an electrical fire, for which I had to intervene and remove power to avoid loss of the entire unit Upon leaving a rental I was charged for an entire home repaint including windows and baseboards that were professionally cleaned and not damaged Charges reflected by accounting showed paint entire home what they did not show was even a garage and door were painted..Buyer Beware Gotta Love small claims court for remedy

I submitted an application for rental of an apartmentI was led to believe that a $application fee would be charged if acceptedI was called days later, and told I was a less qualified candidateI told them that was fine since I was acceptable at every other place I looked at, so I had my choice of better apartmentsweeks go by, then they cash my check for $25, for absolutely no reasonI believe they are fleecing people just telling them that it is for a background check, they never do it, and make more money off of that than they would renting the apartmentThe day I was there, there were people there, just in 1/hourThey could make far more profit running this scam than actually doing what they promise

A rental was advertised on *** for a unit at *** *** *** *** in WaikikiI called their listed phone number several times and left several messages to contact meThey did not bother to respond until more than a week laterWhen they finally responded I made an appointment to see the unit on Thurs6/16/at 1:pm and was to meet their agent Kyle & I was given his cell phone numberKyle did not show up at the scheduled 1:appointment, so I called their office and was told Kyle was out of the officeI called Kyle's cell phone and left a message for him to contact meHe never didI waited there with another person who had an appointment to see the rentalHe finally left after minutes, but I stayed for an hourKyle never showed up and never calledI later called Kyle again and left him a message to please contact meHe never didIf this was my rental unit I would be extremely disappointed to hear of this type of service
