I have included photos of the unit upon my departure. No one ever contacted me about a move out inspection, which is why I decided to take photos in the event that there was a claim that I left the unit in disarray. I was sure to clean the carpets, walls, etc. There was absolutely NO damage to the unit. Some one could have moved right in after I left. I have other photos that I will send in another email since I was only allowed to attach 4 to this thread.

I am not satisfied with the response of the business because its not a truthful one. They sent a picture of the very first call in we made for maintenance on the first week we moved in and that was it, so I guess those other 5 or more times we have called because we still have no heat just magically disappeared.  Of course they are gonna make it look good on their end and say they are doing everything they can to help and make lots of excuses to back themselves up. But thats not gonna make up for the fact that they put us in an unheated apartment and neglect to fix it. I guess after being contacted by the Revdex.com they decided to send maintenance out to come look at our furnace yesterday and turns out the element is out of it and I was told that they would be back this morning with the part to fix it, still no sign of them of course. But maintenance might have to order the part so we will see. Point is I dont appreciate pinnacle properties trying to say we called once about the heat so they dont get in trouble. To them we are just money and they dont give a st, but if they wanna keep good tenants and have good things said about them they need to fix their damn problems and stop lying to make themselves loom good.

Per [redacted], Living room carpet was beyond cleanable and therefore the tenant is being charged to replace the living room carpet. the total cost for damages is $495.50 which leaves Ms. Scott with a $95.50 balance on her account after $400 depots was surrendered. I agree to dismiss the...

I only suggest that the business be more open about issues in the future. This could have been avoided if more information had been openly provided.

[redacted], I'm sorry to hear about your experience as a renter with Pinnacle Properties Development Group. I would like to touch base with you on a few issues to offer you some clarity regarding your complaint. 1) I understand your neighbor’s behavior may upset you but we cannot control how people...

act or behave. You mentioned that you have called the police and I would recommend continuing to do so if you feel like there is an issue or an illegal act. The Clarksville Police Department will assist with all complaints regarding civil and criminal acts. We appreciate your feedback and will do some investigating on our end but unfortunately this is a matter for the police department. 2) All tenants with pets on property pay a mandatory pet rent and pet fee. As far as leaving it outside and it being “fairly aggressive” - we have not received any complaints regarding a dog left outside at [redacted]. If you are still unsatisfied I suggest continuing to call the humane society and maybe they can help get this issue resolved. At Pinnacle, we do not allow any aggressive breed dogs unless they are considered a service animal with a doctor’s note to prove that the dog is a working animal. Unfortunately, this is hearsay and without proof it will be difficult to achieve the results you are requesting.  I have a hard time believing that these issues continue to occur if you currently have the local law enforcement involved. If these allegations are true I have enough confidence in our police department that they would have resolved the issue as soon as possible. 3) I'm surprised to hear your complaint regarding the landscaping when all bushes are trimmed and grass are cut? During certain times of the year greenery does grow faster than others and our vendor does their best to stay on top of it as much as possible! 4) As far as dumpsters go - All 4 dumpsters at [redacted] are serviced weekly by our Waste provider. Furniture that is left in or around the dumpster area is from illegal dumping or current tenants which we do our best to prevent and stay on top of! 5) Late rent - [redacted], when you signed your lease you agreed and acknowledged when rent is due and the late fee structure which you are subject to if you rent is not paid on time. Unfortunately, a receipt of when a money order is issued is not valid for proof of paid on time. Only a receipt for a postmarked date on a mailed envelope is proof of rent being paid on time due to the renter providing proof that the form of payment was SENT to the landlord before the due date even though moneys have not been received.  To offer a summary of your issues. Pinnacle Properties does not allow or promote illegal acts. We have not received any complaints regarding either of these issues so I suggest you contact the local Police Department and Humane Society next time you witness one of these issues. All lawn care needs are met by our professional vendor and during different times of the year landscaping may grow faster than others but we always do our best to make sure the property looks as good as possible! The waste company services all four dumpsters located at Blackiston Park Place weekly and any furniture left by the dumpster is from illegal dumping or current tenants. We do our best to maintain all garbage on site as soon as possible! Rent must be paid on time which you agreed to in your signed lease agreement. If not you are subject to late fees which you agreed to and acknowledge in your signed rental agreement. Money order receipts do not suffice! Rent must be paid on time or if mailed postmarked before your designated due date! You will not be refunded your late fee due to your signed lease agreement and the fact you understood when rent is due and that a money order receipt is not a valid excuse. If I don't pay my rent for three months but have a money order receipt to show that I bought a money order so I could pay rent for every month it doesn't suffice - moneys must be collected on due date or you're subject to the late fee! You are allowed to break your lease but you're required to pay your contract buy out! If this is something you choose to pursue please let one of the leasing agents know. Thanks, [redacted]

Per [redacted], All maintenance work is performed on a first come first serve basis as indicated in the lease.  PPDG is not responsible for charges that were not authorized before we try to work with all tenants .  We apologize for the inconvenience and glad we were able to resolve it since then.

We are sorry such a minor issue was not resolved in a more timely manner. We offer multiple ways for a tenant to contact us regarding work issues. We also offer an after hours emergency number that a tenant may use at any time.
