Initial Business Response / [redacted] (1000, 5, 2017/01/19) */ Contact Name and Title: [redacted] ***, Broker/Owner Contact Phone: ***-***- [redacted] Contact Email: ***@ [redacted] [redacted] Complainant/Tenant gave notice to move by 12/16/As we do with all tenants who are vacating, we sent the tenant a detailed guideline for cleaning, to assure the maximum refund of their security depositWe never collect "non-refundable" security depositsMore often than not, our vacating tenants get 100% of their deposit back, as long as they follow the terms of their lease, and our written guideline/move-out instructions This tenant turned in their keys on 12/16/16, claiming the home was clean and ready to goIt was anything but thatLots of trash, dirt, personal property, dog feces, broken/abandoned electronics, etcstill existingWe took numerous photos of the property condition at that time We then sent our complete written inspection, plus photos, to the vacating tenant/complainant Then, although there is no requirement in law or otherwise for us to do so, we allowed the tenant to pick their keys back up from us, and to go back in and work on cleaning the home(We'd much rather refund a deposit, than deal with cleaning items that are the tenants' responsibility.) We explained to the tenant that they would be responsible for the continued rent for the time they remained in possession of the property, as well as the utilitiesWe also informed them they would have to pay for us to re-inspectThey agreed to those conditions, picked up the keys, and re-took possession of the propertyThey turned the keys back in to us on 12/21/2016, claiming they had finished their cleaning When we went back to the property, we noted the condition had improved significantly, but the home was still quite dirty At that time, we obtained a written estimate from [redacted] (the same company that cleaned the home prior to the tenant moving in), and provided the tenant with an "estimated Security Deposit Reconciliation." House was cleaned Onlything left was trash yes , so called personal items were empty boxes As we had four seperate cleaning crews come in at the time of notice 1st yard clean up leaves and debri nov 2nd windows screens 3rd carpet cleaners 4th house cleaner As leaves continued too fall after clean up and we live in desert nothing could be done again by us Dog piles were not from a pou d american bull dog but from neighbors cats Windows cleaned in and outIt rained and snowed after windows Why woukd we pay for these services just to have [redacted] do them again When we moved in house had many holes smelled of urine definitely was not cleanWe left it in better condition then we got it We took pictures of all this and reported it to [redacted] during move in inspection To say we owe rent is crazy since [redacted] had keysAlso wants to charge for water bill when it had nothing to do with us as [redacted] did winterizatiinSame company [redacted] usesFull deposit should be returned Trash on outside of house was left We had bins scheduled to be picked up on the first Wednesday We will be filing in small claims court if this is not reconciled immediately Final Business Response / [redacted] (4000, 9, 2017/01/23) */ We would be happy to take this matter up with the property owner for their decisionPlease provide your cleaning receipts, as described in your complaint, and we will forward all information to the owners for reviewThank you

This tenant turned in their keys on 12/16/16, claiming the home was clean and ready to go. It was anything but that. Lots of trash, dirt, personal property, dog feces, broken/abandoned electronics, etc. still existing. We took numerous photos of the property condition at that time.
We then sent our complete written inspection, plus photos, to the vacating tenant/complainant.

Why woukd we pay for these services just to have [redacted] do them again.
