December 12, 2015Dear [redacted],This letter is to inform you that we have received a complaint from Revdex.com filed by former tenant [redacted] who resided at [redacted] [redacted]. Pintzuk Brown Realty Group took over Blue Line Investment Group in managing this property on 8/1/15. The tenant informed...

Pintzuk Brown that she would be moving out at the end of her lease on 10/31/15. A move out inspection was performed on 1 1/2/15. The tenant was charged a cleaning fee of $250.00. Unpaid water bills were subtracted from her security deposit. Please see attached is a close out sheet that the tenant received, water bills and the invoice for cleaning beyond normal wear and tear as well as removing furniture from the house.

[To assist us in bringing this matter to a close, you must give us a reason why you are rejecting the response. If no reason is received your complaint will be closed Administratively Resolved]
 Complaint: [redacted]
I am rejecting this response because: The company never sent me copies of an actual water bill and I always paid my water bill with my rent. And it says on my lease that the water bill must be paid with the rent at time of submission which is on the third of each month. Otherwise, the tenant will be sent a eviction notice. How can they say I haven't paid the water for 3 months and not send me an eviction notice. I drive directly to their office in Jenkintown, Pa. When I called and sent in my last months notice on October 1st, 2015, [redacted] asked if it was ok to remove last months water bill from the in the amount of $98.00 from security deposit. I gave specific direction to [redacted] to only remove 98.00 from the security deposit. So, how does it go from 98.00 to almost 300.00?  And for the bill in November I just dont understand because I only was in the house for 2 weeks I purchased my home on October 17th and moved out the next day. Then after I moved out I cleaned the entire property even the neighbors sons helped me move all of my stuff out of the house. After,I moved out 3 days later I got a call from the neighbors stating that men were working on the house and was wondering  and the water bill was still almost 100.00? I own my house now and my water bill with 5 adults is only 46 dollars? Then I asked repeated for the back wall in the basement to be fixed and the crack outside in the yard to be fixed before the flood.  It rained really bad and flooded the basement damaging thousands of dollars in clothes, and electronics of mine, including my dead father's [redacted] jersey. After the flood and Pintzuk not returning my calls for three weeks I decided to call Licences and Inspections of Philadelphia. They came out to file complaints against the owner of the property and its poor condition and the water damage, falling side wall and bricks that crumbling inside the walls. My neighbor [redacted] who lives at [redacted] even seen the flood and helped me take my stuff to the trash and even talked to [redacted] several times before I moved in about the condition of the house.  I had to throw out everything in the basement, the only things that were left down there was stuff that was their before I moved in and it was in a crawl space that me nor my grandmother could get to. So what ever was in the basement I was not risking mine or my grandmother's safety to remove all the things that were back their. But, it doesn't take 250.00 to remove a few bottles from a basement. There was also one dresser in the middle room that was in the house when I moved in and I didn't touch it because I wasn't mine to take. But, Pintzuk brown doesn't take into consideration that I replaced 4 of the doors in the house and the Back door that was originally a hollow bedroom door and people kicked in the door before I moved in and stole the whole kitchen. Or that the most of the outlets downstairs didn't work and that the toilet was leaking into the ceiling and left a crude smell throughout the house for months. Then the bricks and clay dust to cover the floors and fill the ceiling causing my grandmothers asthma to get worst every time she or I attempted to clean it up. When they took over I sent them a list of the problems that were in the house and all they did was throw caulk in the bath tub that had cracks throughout the showerliner. I asked if they knew the conditon of the house before they accepted the contract and they said no, just pay us the rent. And no one ever came out to view the condition of the house before they changed over so they had no idea what they house looked like before they took the contract over. So im being stuck with paying for the horrific condition of a house which they state was for cleaning purposes. And paying for water that is overwhelmingly high for a residential property and that I should have had an eviction notice for if I never paid it. And that they would have record of me paying one bill and not the others? Doesn't make sense. I feel as a ex-renter cheated and that businesses know that they are dealing with before they take blind jobs. All of the neighbors who live in on the block have seen the inside of that house and the disaster it was when I moved in and are willing to testify on my behalf about the condition of the property.Regards
