(see attachment) 2) I realize that 3rd party groups performed yard work, carpet cleaning, and removal of a satellite dish These charges are excessive for the region How did you arrive at these vendors for service? ATTENTION this account has gone to legal and collections [redacted] Link to photos of the condition of the property upon return to Pioneer Please take note of the serious dirt on the walls, floors, ceilings, baseboards The smoke damage to walls and ceilings The food and grim in the kitchen and the food and grim left on the appliances Please also note the bodily waste on the toilet and floors We document the property using video and still photos The property was left very dirty, it was damaged from someone smoking inside the propertyThe property was freshly cleaned and painted prior to the tenant moving into the homeUpon move out the photos and video document the condition of the property being very poorly cleaned and serious smoking damage throughout We then hired an independent contract to clean the property including the smoke damage The original invoice that we paid to bring the property back to the condition that the tenants received it in was given to the tenantsWe issued a disposition letter to the tenant with a balance dueNo payments have been made against the balance due so the account was sent to collections for recoveryAfter the account was sent to collections and our legal department, the tenant attempted to make a partial payment towards the balance The partial payment was returned to the tenant and she has been advised that she needs to deal directly with legal/collections on this matter and that we can no longer assist her
