Ms [redacted] should obtain any repair information from her realtor Once the home inspection is complete, any repairs that are done after is between Ms [redacted] , her realtor and the seller As far as this compliant, Ms [redacted] needs to review the home inspection agreement she signed This agreement clearly explains our limitations and the scope of the inspection The home inspection was performed within the standards adopted by the State of Mississippi and the limitations detailed in the inspection agreement Unfortunately, my inspection must comply with these standards and it cannot waver If Ms [redacted] feels the standards are not acceptable, then she can contact the Mississippi Real Estate Commission I am not offering any resolution to this matter at this time

As a state licensed home inspector, I have been in business approximately years without any Revdex.com complaints I feel that Ms [redacted] does not understand the limitations of a home inspection A home inspection is a visual non-invasive inspection My home inspections are performed in accordance with the state of MS and the American Society of Home Inspectors standards of practice The air condition issue is unfortunate I cannot predict when the unit will fail It was functional at the time of the inspection Ms [redacted] was made aware in the report of the age of the system and it had greatly exceeded its life expectancy The oven was functional at the time of the inspection and heated to the set temperature of degrees But as stated in the report, we do not check set temperatures It is strictly an on/off check However, on my inspections I always set the ovens at degrees and let them reach that temperature Home inspectors do not fill gutters with water hoses That is beyond the scope of a visual inspection The electrical issues Ms [redacted] is experiencing were not present at the time of the inspection or did not become apparent at the time of the inspection Ms [redacted] stated to me that the electrical issues only periodically occur Since this is the case, there is no way for a home inspector to discover all the issues that may be present.As stated in the home inspection report, a number of electrical issues were present in the home Disconnected wires and improperly terminated wires were present in the attic, dead receptacles and improper wiring was present in the electrical sub panel It is my understanding that attempts to repair the electrical system were performed after my inspection and prior to Ms [redacted] from taking position of the home I do not know to what extent of repairs were performed However, if improper repairs were made they could cause air condition, oven and electrical issues just like the ones Ms [redacted] is complaining about I instructed Ms [redacted] to get the electrical contractor who made the repairs to investigate these issues and also have the power company to check the power on their side since these issues can be caused from a poor power supply This was not done as requested Unfortunately, I feel that Ms [redacted] has not basis for these claims and I have no liability for the issues she stated Please review the home inspection report, standards of practice and home inspection agreement that Ms [redacted] signed prior to the inspection

I am rejecting this response because: I don't feel the home inspection was totally correct He did say to me on the phone that he DID NOT wait around for the oven in the kitchen to get to a certain degree He said he saw the coils turn on and was satisfied with that The oven had NEVER worked from the first day I moved in.I had to get on a ladder and clean the gutters around the front patio and front yard The only one that was not clogged was the one that was the easiest to get to on the back deck and yes it was clean He also told me he didn't check all of them.I don't care how many years this person has been doing this business, I feel he didn't do a good job I have bought many houses and this was my first that I was not satisfied with I do know what is involve with doing a home inspection and again feel like he didn't do his job completely
