The following is Plattsburgh Housing Outlet's response to the *** Complaint previously submitted to New York State's Attorney General's Office:
To Whom It May Concern:
I believe the ***’s misunderstood
Plattsburgh Housing Outlet’s Warranty
Service Policies & Procedures, a copy
of which was included as an
Addendum to their Contract & is attached.
Unfortunately, PHO does not return after one year to adjust doors,
etc. Settling of the home, foundation,
etcis normal, especially during the first year of occupancy & after the
home has experienced a freeze & thaw cycle.
Any/all adjustments, etcare considered typical homeowner maintenance
PHO also previously explained to the
homeowners that their home is protected by newly required AFR circuits/breakers. These new circuits/breakers are extremely
sensitive to being over-loaded.
Unfortunately, some devices (i.eA/C units, hair-dryers, vacuums, etc.)
can require a large amount of electricity at the time of tu& if the
circuit is temporarily over-loaded, the circuit/breaker will “trip”, as
designed. The electrical system passed
an inspection prior to leaving the factory & was re-inspected on site prior
to occupancy.
As I have previously have mentioned to the
***’s, they are also welcome to have an independent electrician inspector of their choice complete a
third inspection of the home. If this
inspection reveals any “issues” requiring repair, PHO &/or the builder would
either repair or authorize the repairs to be made & this would be covered
under warranty. However, if no issues
are found, then payment for the inspection would be their responsibility
This does not explain or apply to the
dining room light. It’s possible that
this was a defective fixture. I will
have our Service Manager, Mike T***, contact the ***’s to
schedule/confirm an appointment to repair or replace as soon as possible. While on site, and as a customer courtesy, I
will also have our service technician re-check the electrical system & make
some of the adjustments mentioned in the ***’s Complaint
