property (766 suites) have a storage locker included with the suite. Locker sizes and shapes may vary and no one is promised a particular size or style. The future resident is only told a storage locker is available. 2) At lease two weeks prior to our warning letter being sent to all eight adjo suites at that particular address (copy of letter enclosed so you can see the ons why it is so important to keep that area of ingress and egress clean and free from tripping hazards) we put notes on the bicycles requesting they be removed immediately. 3) In addition to the aforementioned notices on the bicycles, we gave in the le r a 72 hour notice (Monday, July 64h through Thursday, July 9th). That seventy- o hour notice is considered standard as the state of Ohio mandates a seventy- o hour notice before removing any vehicles on a property. The letter clearly s tes they had until Friday July 10 to remove them not "until" Saturday July 11 . In any event, a phone call advising us that they were the owners of the bicycle and were trying to re-arrange things to accommodate them would have allowed the option of telling them we could give them more time. However, we were unaware of who owned the bikes, even after several weeks of notices and letters. Additionally, when the notices were delivered, each individual's door was knocked upon in an attempt to make personal contact. They were then remo ed as the staff thought they were abandoned as the bikes hadn't been moved in weeks and were in rusted and poor condition. 4) We were able to retrieve one bicycle from our trash collection area. The r had been disposed of. The disposed of bike was missing the front wheel. 5) We were told initially she paid $289.00 for her husband's bike. We now se the claim is for $149.00 plus tax (or $160.92). 6) The bicycle that we were able to return was exposed to the elements for 10 ys (from the 10th to the 20th). It is impossible to have completely rusted brake es and rusted handlebars and gear shifts in ten days. Again, it was reported to m by several employees that the bike was very rusted when it was removed. In summary: In an effort to be a good landlord and to continue to keep our excellent reputation, we will offer the complainant $160.92 as compensation for the disposed bicycle. Also, an additional $100.00 for the returned bike and for the aggravation an misunderstanding (date of disposal) will be offered. In the future, I would hope that we would receive a phone call, which could have si ply resolved this particular issue. If you have any further questions or comments, please feel free to contact me again. Sincerely, Pleasant Lake Apartments John G[redacted]Property Manager
