Review: We lived in a rental property from Plum Property Management for one year (Jun 2014-May 2015). We moved out of the residence on May 31, 2015 after cleaning the house and getting the carpets professionally cleaned twice ($200). On June 27, out of our $1600 security deposit, we received a check for $265. Then, on July 2, we were sent an unitemized bill to replace the carpet for an estimate of $1574. This bill was sent after the thirty day period allowed for inspections and collections on the property. On July 4, we sent emails to Plum requesting an itemized list of damages and proof of depreciation of carpet. We never received these documents. On July 5, Plum sent our case to Northwest Collections adding an $800 collections fee per clause in our lease. All communication stopped until August 10, when we were contacted by Northwest Collections inquiring about our ~$2300 charge. After telling the collections agency that we would not pay the bill without documentation, they sent a packet of information that was received on August 13. The packet did not include an itemized list of damages or any of the information we had previously requested. It did include a timeline documenting that the owner of the house had met with Plum on June 10 and had decided against replacing the carpet on June 22. This interaction was before June 27, the day Plum sent us our security deposit back. It is our understanding that once your security deposit is returned, the rental agreement ends; charges cannot be added after the return of security deposit. Because of this, we believe Plum Property Management is not adhering to the thirty day charge period after move out date. They are also sending conflicting information and bills without documentation so we believe this charge should be filed and sent to the Revdex.com to ensure they don't mistreat future tenants.Desired Settlement: For our specific case we hope these will be recognized as unfair and we will not have to pay this extra money to Plum Property Management. In addition, we also hope that Plum will be contacted and corrected on their unprofessional conduct in hopes they do not mistreat future tenants the way we've been mistreated.

I have rented in so many cities all over US but never have seen such an unprofessional property management as Plum Property Management. I am not sure how they are even in business. These people will cheat and con you with every single chance they get. They do not even spare the owners.
1. We pay rent though direct deposit on 1st of every month and they would pay the owners on 3rd week of every month.
2. They would make illegal keys even to your mailbox. This would later help them to dump mails without postmarks and charge you with extra frees in case some rules were changed.
3. They would charge extra for trash even though the trash company charges a different amount. Once we found out they won’t give the reason why they charge.
4. They would make it so difficult for the owners that our owner actually fired this company and signed a separate lease with us. They did not want to lose us as their good tenants.
5. We paid our rent every month on time through direct withdrawal, which they had control over but they would tell the owners that we do not pay on time.
6. Suddenly they would change rules and not accept direct payments and place the mail without any postmarks in your mailbox and charge late fees if you do not send them the check on time. This is because the mail was sneaked in on 5th and 5th is the deadline. My goodness!
7. If you go to talk to them specially Jennifer P[redacted], they would take every effort not to talk to you. They would behave rudely and in a very condescending way. This is also the same they do with owners when you want to get rid of this management.
8. I am a faculty at the University and very well settled but would advise not any one from the university not even student to rent from these folks. They would rip you of everything.
9. Even our owner would never have them as their property management.
10. So be aware!!.and read between the lines when they show their pretty faces while you sign the lease.
