My services were retained by an Appraisal Management Company to complete an appraisal on behalf of their client on a property for the complainantThe appraisal was completed by me, was submitted to the AMC, was reviewed, and revisions were requested by the lenderThe revisions were completed to
the satisfaction of the client in a timely mannerDue to confidentially as per USPAP, I cannot disclose the exact nature of the appraisal or revisions requestedI notified the AMC, who then notified the lender, upon receipt of the borrower's email requesting a refund for the appraisal feeI do not collect appraisal fees for the client and I am not the position to provide a refundThe AMC and the lender reported that the appraisal was accepted, that all revision requests were complied with, and that there were no outstanding issues with the submitted reportAgain, confidentially prevents us from disclosing detailed information regarding the specific appraisalThe lender should be notified with any questions, concerns, regarding the appraisal in question

I have reviewed the response submitted by the business and have determined that the response does not satisfy or resolve my issues and/or concerns in reference to complaint # ***.
The revised appraisal was also rejected I understand that confidentiality prevents this business from disclosing specific information, but to say that the revised appraisal was accepted is a blatant lie My loan officer emailed me to notify me that the revision was still unacceptable to the lender's underwriter It was at this time that I ceased business Having to complete one revision is unacceptable, however I was tolerant and accepting of the situation The revise the appraisal and have it rejected a second time is unacceptable and I refuse to wait for this business to get it right if they cannot do so in a timely fashionAs far as I am concerned, this is no way to do business I am including email correspondence between myself and my loan officer regarding this appraisal The first email explains that the initial appraisal was rejected The second email details why the appraisal was rejected (I didn't understand)The third email explains that the revised appraisal was rejected I'm not entirely certain how many appraisal revisions this business intended to submit before having one meet the criteria set forth by a lender, but I was not in the position to wait for more revisions.Regards,
