Re: Letter of Complaint to Polar Star Properties Dear Mr***,We are in receipt of the letter dated February 1, regarding entries
to your apartment ledger and the insufficient funds charge. • In response to your comments regarding manipulating/falsifying the dates on your account: iWe have policies in place regarding record keeping and book keepingUnfortunately, any time someone has insufficient funds or the payment fails to process, the funds are considered not collected as of the original date of process. iiAll of our transactions are tracked in a log and are continuously reviewed for corrections by our accounting departmentThis is all done electronically and can be tracked electronically.• The transaction posted on January 5, 2016, and conversation with the bank manager: iThe management office received notice of the “NSF” on your account on 1/5/16, the payment was posted into your account and following policy, a demand for rent was placed on your doorIt is Colorado state law that all demands for rent for non-payment of rent, NSF’s or payment errors are notified by posting in a conspicuous place a legal demand for payment. iiOn January 6, 2016, your bank manager stated that the system never attempted to withdraw the funds from your accountAfter your visit at the bank, you stopped by the office and requested a letter from me which I did present to you stating that the demand for rent was null and void, however, told you that I needed to do further research to see where the error had occurred in the electronic system. iiiOn January 6, when you came into the office to make the payment for $1,to make up December rent, we discussed the fact that I was going to call you and your bank manager regarding the findings from the electronic payment that was not executed.ivOn January 8, 2016, I contacted you and let you know that I had spoken to our PayLease representative and she had discovered that the bank account you entered was not correct which is why your bank manager at ** *** said that the withdrawal was not even attemptedI also asked you to please log onto your resident portal account and make sure that your bank information was entered properly for your January payment so that the same issue would not occur againYou stated that if the error happened again, that we would have seen the NSF by now and that you were sure the funds had cleared your account at that timeI also let you know that you were still going to be responsible for the insufficient funds fee due to the error being made by yourself on the resident portal I also left a message for your bank manager letting him know what error had occurred and why he had not seen the electronic withdrawal in December.Unfortunately, the banking system charges us insufficient funds fees every time there are insufficient funds in an account and when they try to deposit funds from an account that is incorrectThis is a fee we have to pay regardless and have to pass on to the residents that have made the error. While we understand your frustration at the situation and the concern that this has shown up on your ledger, we cannot remove the verbiage at this time due to the fact that it was processed as suchAt this time, your account has been credited the $charge which will be reflected on your March payment. Please feel free to contact us with any questions. Best Regards, Polar Star Management *** *** *** *** *** *** *** *** *** ***

ExtortionRacism I could go on and onThis is by far the worst business I have ever had to deal with They will lie to youThey will steal from youThey will change rules that you have not signed in your lease They boot your guests vehicles after one hour of visitation

This company is the worse landlord and property manager I have ever lived under. They over charged me for rent, took any step they could to try and have me violate my lease, their leasing agents will tell you anything and every thing to get you sign a lease. They did not return my security deposit in the 60 Days as outlined in our lease agreement. I had to threaten legal action in order to be paid.

This company should be shut down!
