As a property manager and licensed realtor, she did not provide the service and abide by governing laws when conducting business with us.
To start, my wife and 3 children 4, 3 and 1 years old were expecting to move into a residence that was "move in ready" and safe.That was far from the case. The house was filthy and in horrible shape. (See attached photos). When we mentioned and showed her all the issues via photos, she told me it was fine and ready to move in even though she did not visit to inspect the house prior to us moving in.

I found out after discussing with the cleaning vendor, Cheryl, owner and licensed realtor, hired them to clean the kitchen and bathroom only. When I mentioned this to Cheryl, she denied it. We all got on the phone together to discuss and as the situation unfolded, Cheryl stopped the conversation to discuss in private the matter at hand with the vendor. RED FLAG.

The cleaning vendor told me that Cheryl did not pay her for the work and that they would never want to work with them again.

Through out the first few days we had to bring many issues to her attention. Stove caught on fire because one of her handy men put it the wrong burner. When I went to setup our washer and dryer, the electrical socket caught on fire as well. The unlicensed handy man set up the wiring wrong. Also, there was a large amount of water leaking from the pipes that was causing the laundry room to flood under the heater. The old appliances were thrown in the front yard and old awnings, metal and rusted was left in the back yard where my kids were suppose to play. These things were fixed at her convenience.

The bathtub was gross and rusted out. Not safe at all. When she finally came to the house to inspect, she told me that the tub was porcelain and there was nothing to do. We fixed it with simple caulk.

The backyard shed was filled with lots of junk including old paint and other hazardous material. She hired a guy to come over to clear it out. He took the contents and threw it in the back alley. He also stole my bike which I had to find and get back. I reported this activity with the city which is on file as they were going to fine me. Not sure what came from that.(see photos).

Originally we had planned on a 12 month lease. 2 weeks before we moved in, she said we could only do a 90 day lease as the city was offering them $1750/month. We originally discussed $1350. After talking with them, they said if we want to move in we would have to pay $1400. We were moving from Titusvillle on the east coast and these bait and switch techniques definitely put us in a bind.

In our 3rd month, we were late by 5 days.We unexpectedly left town and wasn't able to make the payment on time and told her that it would be late and that we would pay fees. We paid 1 week early the month before. She started the eviction process and didn't have the right dates on notice according to law. When I asked her to fix it, she replied, "take it up with the judge". After seeing her fault, she said she would resend it. I paid rent and late fees that same day.

She would constantly threaten me and my family by telling us the more we complain the longer she should make us wait to resolve the issues. I have this documented in texts and emails. She hardly ever talked in person.

Upon arrival, there was no mailbox practically. (see photos). It took almost a month to purchase a new one.

Right before we moved, an officer form the environmental protection agency visited us telling us that there were reports of unlawful remodeling and that permits were needed for the construction that was being done to the house. No permits and using unlicensed contractors.

To end our agreement, we waited for the deposit which she told us was on the way to our new address only to find out, she "accidentally" forgot to send it and that for over a week it was under the door mat at her business location. We had to drive across town to get it. She never showed us proper documents for our deposit either as dictated by law.

Her actions and our experience needs to be known to our community.

Desired Outcome

I want the public, HUD, FREC and DBPR to be advised of her actions and how we were treated in hopes others will be advised when considering using her services.

In response to complaint of ***. First and foremost, *** was an employee of the owner of the property. Any arrangements made regarding house were made between the owner and tenant ***. It is my understanding that it was a favor done as a very short-term solution at below market rent.
Polaris Commercial Real Estate was not contracted for construction management of the house when it was purchased. Polaris Commercial Real Estate was not a leasing and/or sales agent on this property.
In response to first issue, the unit was cleaned by crew that did cosmetic work at the location. I thought the kitchen and bath needed extra attention and a cleaning company was hired to clean again with special attention to bath and kitchen. *** has no access to my agreements with outside vendors or our accounting files and not sure why he is making assumptions on payments in which he is wrong.
As noted previously, the arrangement for rental was made with owner of property and I was told when and how long the lease was agreed upon. I did not show property, I did not set prices or length of lease, I did not collect a commission. I never talked to *** or the other woman on the lease prior to him moving. There is no bait and switch and I never advised him on this property, I never showed him the property, I never showed any pictures of property and I never referenced anything in regard to the appearance or condition of the property. If I stated an average rate for rentals in St Pete, I may have but I have no idea about city offering any price for property and am not aware of what he is talking about in this matter. Furthermore, when *** seemed so displeased with the location and the property when he arrived, I suggested that this may not be the place for him.
Late fees are charged if you are late on rent. If you do not pay rent, Landlords start eviction processes.
*** requested a shed be emptied. All items in shed were put out for city pickup which is what the City of St Pete does if requested. No items were stolen and a bike that was in shed that were thought to be trash was returned immediately when it was brought to my attention. If you ask that something be cleaned out, I am not sure why there would be items you want to keep in the shed.
I never threatened anyone. Any issue he had was addressed in a timely manner. I am unaware of any work done house other than an appliance repair and an electrical repair. I know that an appliance company was hired to fix stove, an electrician to fix issue in laundry closet.
I made no claims as to property prior to *** moving into house. Any extensions of lease were also between owner and employee ***. *** had his entire deposit returned. He asked if I could leave it at my office instead of mailing it which I did within the standard time frame for deposits to be returned.
May I add that *** also lost his job with the owner's company. This seems to be a case of sour grapes.

As you can see she likes to shift blame and never takes responsibility for her actions. Shes victim blaming and avoided many of the issues I brought in the complaint. She was tasked and delegated to manage this property and the fact that she did receive any commission or compensation would make a lot of sense why she did not care for my family and the investors property. no incentive. Lies and claimed ignorance is not tolerable.

I am unsure what I am not addressing. I cannot accept responsibility for leasing a space that I did not lease. *** made an arrangement with his former boss, ***'s employment was terminated. I did not set lease terms, discuss rate or lease length. I had nothing at all to do with it. When he stayed longer, that was also not discussed with me and again was arranged between him and the owner privately. I did not even talk to *** prior about the house.
Any repair issues were addressed and repaired. An appliance company fixed the stove, an electrician fixed plug issue, handyman cleaned out shed that he said to empty. When he said his bikes were in the shed, I called the handyman and they were returned. Not sure how this is a problem with the service person. He asked for something to be emptied and then had his stuff in it. There was a new mailbox installed, there was an existing mailbox and I am sorry if *** felt it took longer than it should have taken. Late fees are charged for late payments. I may have made a clerical error on a posted 3 day notice and offered to post another but he did pay his rent prior.
I'm sorry that *** did not like the house he leased prior to visiting the location. He did however extend his stay for extra months.
*** had his entire deposit returned in a timely manner.
I am certainly not shifting any blame as I do not think there is any blame to shift. Polaris Commercial did not lease the house to ***. The agreement is between him and Prodigi Group.
