This applicant did not meet all of our Uniform Rental Policy standards These standards are attached to each and every application before prospective tenant fills our and returns the applicationThe applicant knows in advance of turning in the application, what the standards are Once the applications and the credit check fee is turned into our office, we proceed with checking each standard If they do not meet the minimum standards, they are denied The property they were applying for is for rent, and was at the time they applied Attached is a copy of our Uniform Rental Policy [redacted] Manager

I am rejecting this response because: The tenant lied on the rental application-(NO PETS ) having rabbits and altering A finished shed causing extensive damage to the shed and having dogs who damaged the exterior of the building and the sliding doors IS NOT WEAR AND TEARHad the tenants not brought animals onto the property there would have been no damagesHad the property management company done their job and addressed the pets being there and inspected the vacated property they could have repaired the damages with the depositThe property management company was fired as a result of their lack of concern for the above noted issue in addition to their failure to put a sign up and make an effort to rent the propertyThe final decision to fire them was made after the owner met a prospective tenant in the evening in the owners backyardThe prospective tenant was told to inspect the property on their own by Ponderosa property managementThe property has a pool and a property management company should never instruct a prospective tenant to enter a back yard with a pool without an escortA potential drowning is not something the owner wanted to chance any furtherThe owner is a retired claims adjuster who is all too familiar with drownings in backyards and the legal and emotional ramifications of a such a tragedy. If the property management company wants to avoid a lawsuit, complaints to the California Real Estate Board and Consumer Fraud department, and further bad publicity they may wish to extend payment for the damagesAgain, they failed to perform their duties as would be expected as reasonable to the profession and the owner should not have to absorb damages for the tenant's falsifying information on the application as well as the damages caused by animals NOT WEAR AND TEAR

Unfortunately owner and tenant relations are difficult to manage. Ponderosa Property Management makes every attempt to make sure tenant rights are not violated, as well as making sure the property owner is protected as well. We make every attempt to make sure a property is not abused by
a tenant. There is always wear and tear in a unit. The owner of this property felt like there was damage to the outside of this unit. Its too bad things can't be more black and white. This was an out building the owner is saying had some damage as well as exterior damages. The owner is not just left with these damages, if in fact they were tenant caused. It is not Ponderosa Property Managements place to share in the financial responsibility. We manage to our best ability. This is something that, if proven, can be worked out with the tenant or the court. It is unfortunate the property owner is unhappy, at this point they have pulled the property out of management, so it is difficult for us to do anything to fix the situation
