I own a property that is managed by Pquail Realty & Property Management (Pam H). My husband owns another property that she also manages. She never communicated that she had tenants in backgrounds to rent the property until I inquired. She allowed the tenants of one property to have a dog, despite us not allowing/wanting animals. Since, Ms. H has repeatedly been unavailable to my tenants, neighbors and myself. She agreed that I would do yardwork for the tenants that was never arranged with me. She has allowed an animal to temporarily reside on my property without consequence. She has failed month after month to provide an accounting of my property and I was only aware recently she maintains an "owner portal" documenting such things. She frequently discusses business about my property with someone other than me (as she doesn't return my calls and sometimes calls my husband instead. *My husband does not own the property and her arrangements have always been with me). She has failed to provide my owner payment by the contracted date. She has sent me amounts for owner payment in less than the contracted amount. She has, without authorization, kept additional monies for the reserve than were agreed upon in the contract. She refuses to speak with me, she refuses to negotiate the issues, and she refuses to release my money.

This owner is new, she would not access her portal nor would she return calls . We have documentation and logs. Her discrepancies came when she offered her tenant the alarm system in the home then after they sent us the money and she was paid out ($500)

she reniged on it and that is where it all stems from. When my bookkeeper found it she was informed . Within 24 hours of the discrepancy we sent her another $500 and closed out her account.... Her husband is still with us. Pam

I am rejecting this response because:

It was several months into our contract with PQuail that they informed me a ‘portal’ even existed. I asked repeatedly for accounting of my property. Coincidentally, my husband was also not informed a portal existed for his property until we met with Pam about my property. Furthermore, there were complications to turning over the security system to the tenant but that was irrelevant to Pams poor bookkeeping and accounting of my property. If they had kept an accurate accounting of my property, it is possible additional accounting problems wouldn’t have existed. Pam even acknowledged this fact in our most recent meeting and implied she was firing her employee because of the issues. It was also apparent Pam didn’t even have my contact information and was sending my business communications to my husband, who is unrelated to my property. The good thing is is that we also discovered she was sending my husbands property communications to someone else and she did not have a correct email address for my husband. Also, it was me that recognized she had kept, without my authorization, an additional $700 in reserves and additional monies for my owner payment. It was not until I brought it to her attention did she recognize it. She then tried to blame me, her employee, my bank and then her bookkeeper before she finally agreed it was her mistake and I was right in a text message. Either way, it appears at this point that we are going our separate ways despite her plea to keep me, stating she was good at other things like evictions. It is unfortunate that she continues to bad mouth me considering her mistakes and considering my husband is still her client (due to the contract he values).
