The concrete driveway at our new home built by Pratt has integrity and finish issues that Pratt&their subcontractor *** continues to ignore.
Since moving in to our home in January 2018, we've had multiple issues with the concrete driveway/sidewalk and its' finish. We addressed it with the builder originally, who agreed with our concerns but advised that we would have to address it through the warranty process. We did that, and after several attempts to patchwork fix the issue, Pratt had their concrete subcontractor *** to put a "top coat" on our driveway. The "top coat" created a mess, with it spilling over into our yard and landscaping, creating uneven lines as well as finish issues where the top coat did not take on the driveway and created stripes down our driveway. When originally addressed with Pratt, they stated that my issues were aesthetic and the concrete met industry standards. However, the top coat finish issues are not aesthetic (beautification) in nature, rather there are issues with the application and integrity of the top coat. When the driveway is pressure-washed, the top coating comes off. And it has come off all together in several spots even though not pressure washed. After several times meeting with the warranty supervisor and him agreeing with my concerns, and several email communication attempts with the concrete company, the issue has not been resolved. There have been several emails going back and forth since January/February 2019 til now with no resolution in sight.

Desired Outcome

We would like for Pratt and their concrete subcontractor *** to repair our driveway by putting a tinted sealer or some other suggested finish on our driveway and sidewalk leading to the house. If *** is not willing to fix the issue, we would like Pratt to work with another concrete company to provide a solution and repair. This will likely fix the finish and integrity of the concrete on the driveway and sidewalk.

We have contacted the homeowner and are in discussions to resolve the issues. The driveway is fully functional and meets the industry structural standards expressed in our warranty. We realize the appearance of the concrete is a major concern for the homeowner. We will continue to work with the homeowner towards an agreed upon repair to improve the driveway appearance. We have explained to the homeowner that temperature is a key factor in any concrete application therefore the time frame for completion will be weather permitting.

I am not satisfied with this response at all. My driveway does not meet industry standards. In addition, I do not have anything other than an email from them stating that they're working to address it and an email about weather conditions. I do not have an affirmative statement from them on how they will correct the issue and during what time period. I would like a formal action plan that outlined how they specifically plan to address my concerns and what they will do to make it right. I am not satisfied at all with their response and it is typical again of their "blowing off" and vague responses.

DO NOT BUY!!!! We loved the layout of the home being built and the neighborhood it was in so we ignored the terrible reputation they have in town. But, having them build our house was the worst mistake we have ever made. They hire subpar contractors who do not do quality work. They got drywall dust and paint throughout our floors during construction and after a 4 month battle with them they have agreed to replace only the boards that are 50% or more damaged. So our $22,000 floors will be halfway decent. They built our deck to where most poles do not reach the top rail so there are gaps throughout. They built the house with crooked and bowed walls and we had to battle with them to replace those. They kept telling us that plumbing just makes some walls crooked which is normal and there is nothing that can be done. Our master bedroom and master bath are 10 degrees warmer than the rest of the bedroom which is NOT normal and they told us that all we can do is get blinds to correct the issue. These people don't care about anything but the bottom line and you will regret investing any amount of time or money with them. They do not build quality homes! We are so unhappy with our home and still shocked to know that a company can operate like this and still be in business

We have reviewed the homeowners concerns expressed in the review and are addressing or have addressed them as follows:
â?¢ While we concede there have been difficulties in resolving the homeowners issues with wood flooring, it has not been due to a lack of effort on our part. The warranty on this home provides that if a deficiency in material or workmanship occurs, we have the option to repair or replace. In this instance, we have determined that most of the flooring can be repaired following the flooring manufacturers guidelines to clean, repair with Old English Scratch Cover, and buff to blend. For any boards that repair is not appropriate, replacement of the board would be made. We followed this process in the past with similar flooring and had good results.
â?¢ There were a few walls with bows where pipes were present. While they met all construction standard tolerance, Pratt floated the walls to remove the bow and satisfy the homeowner.
â?¢ We have fixed the air in the master bedroom and bath by replacing the central air with a larger unit.
â?¢ We improved the deck by replacing the bottom rail. There is still minor spacing in spots but this is normal for treated wood.

We bought a 2 year old Pratt home but I'm told the problems listed here existed since the home was built, were reported to Pratt several times (including my report to them and subsequent discussion with their project manager), and Pratt has continually chosen to do nothing about these significant issues:

1. A sprinkler head was installed under the driveway. When the sprinkler system is activated, a fountain of water gushes about 5 feet into the air through a seam between segments of the driveway. This waters the driveway nicely but the plants look on in dismay. It also makes a great conversation piece when I explain to friends that this must be a Pratt feature in their homes!

2. There is a serious drainage problem around the home. In heavy rains water accumulates around the home to a depth of more than a foot in some places and approaches the slab under the home. The home is built on a hillside and not in any flood plain. Do I need to purchase flood insurance???

I have pictures of the fountain and lake but apparently we can't post those things here. Pratt also has copies of the pictures which I sent them as part of my reporting of these problems.

I have no expectation that Pratt will ever address these issues but maybe by warning a potential customer that customer won't have to suffer these "features."

We have reviewed the homeowner concerns and addressed them as follows:
â?¢ The water gushing on the driveway was the result of an irrigation line being damaged when repairs were made to the road/driveway access. The line has been fixed.
â?¢ We have inspected the homesite after two rainfalls and observed the drainage system is working properly and meets the Peace of Mind standards.

There was pooling from the drainage system following heavy rain 8/13. Problem appears to be dependent on volume of rain. So problem persists.

This complaint is being filed due to issues at the entrance of a planned unit development by Pratt HB. We purchased our home in June of 2017. Being that we purchased a home in a new construction neighborhood, we were promised a certain aesthetic would be achieved upon completion of our phase of the neighborhood. Being that the entrance of Phase I is well landscaped and has no obvious signs of deterioration, this expectation was to be carried through to the entrance of Phase III. An important aspect here is that Pratt Homebuilders owns the house sitting to the right of the entrance of Phase III as it is their "show home."
We noticed that things were starting to shift last summer. Pratt started attempts to resurface the slope leading down to the pond on the side of this home. From what we were told by the HOA, this is because their show home does not have a stable hillside and was slowly starting to crumble, where eventually this would have lead to the house sliding down into the existing pond below. This being the case, Pratt tore up the ground on this hill and their "temporary" fix was to lay large PVC piping connecting to the gutter downspouts on the sides leading down to our pond. We were told in October not to worry and this would only be temporary.
This is still in place now - approximately 6 months after the initial "fix" took place. My concern is there are no obvious signs of any attempts to fix these problems. It presents a terrible aesthetic when you drive into the neighborhood. This is reflecting negatively upon home values in Phase III.
When we bought our house from Pratt, there is a section of the deed which reads our expectations were to be: "Borrower shall not destroy, damage or impair in the property, allow the property to deteriorate or commit waste on the property. Borrower shall maintain the property in order to prevent the property from deteriorating or decreasing in value due to its condition. Unless it is determined pursuant to Section 5 that repair or restoration is not economically feasible, Borrower shall promptly repair the property if damaged to avoid further deterioration or damage." If we are held to this standard, I believe Pratt Home builder's show home property should be as well.
Furthermore, instead of finishing what they started in our neighborhood, they have moved on to developing new developments along the same road.
Many homeowners in the neighborhood as well as the HOA hold these same concerns. We have not found resolution from Pratt themselves and so we are asking for assistance from the Revdex.com.

Desired Outcome

We are seeking for Pratt Homebuilders to cover the existing piping coming from their show home that leads down to the pond at the entrance. If piping is necessary for drainage modification, then this needs to be placed underground. They have left the entrance of our neighborhood in disarray when compared to the entrance we were sold on.

Pratt agrees that the landscaping referred to by the homeowner needs improvement. Work on the area is underway and will be completed in the next few weeks. Steps being taken include:
-The white pipes have been removed and a buried drain pipe is being installed.
-The outlet structure of the pond will be improved next week.
-The swale behind the the model home adjoining the pond property will be smoothed and dressed with
river rock.
-While not referenced by the homeowner, the sidewalk by the pond has been fixed and plantings added.
When completed, Pratt believes the property will be a place the homeowners will be proud of.

Unmet obligations to resolve issue with unsightly transformer. The entire building & purchase process with Pratt was riddled with problems and bad-faith on the part of Pratt. Once the sale is made the positive relationship goes out the window. Our experience is consistent with almost everyone in our neighborhood, and whom we've met that has dealt with Pratt in recent years. This complaint centers around only one of the many issues we experienced. There is currently a large, green transformer directly in front of our porch and front door. It undermines the value and curb appeal of our new house. The fact that this transformer was going to be in such a terrible place wasn't brought to our attention until after we had contracted with Pratt. We believe at a minimum this was a neglectful oversight and at worst intentional. As soon as we realized the situation, we immediately brought our concerns up with our sales guy, , and *** who we believe to oversee residential development. We've continued to pursue our concerns during the entire process. This includes continued discussions with our Sales Rep, VP of Sales, Corporate Leadership, and our project manager. We were always led to believe that something would be done to resolve the issue, and tried to be patient since they indicated such a resolution wouldn't likely come until the end of construction on our street. A follow-up communication to , who we believe to be the decision-maker remains without response. Instead, he had , VP of Sales, contact us. *** never refuted any of the facts I presented him. In fact, to the contrary he admitted that I was accurate. This included not notifying us prior to purchase, multiple email conversations, phone conversations, and in-person discussions with not less than four (4) different Pratt staff members. Moreover, *** in a "bullying" type way insisted that we should just drop our concerns and stop persisting with a resolution. Our communication and dialog have always been professional and courteous.

Desired Outcome

We believe that Pratt has an ethical, and probably a legal obligation to implement a solution that either significantly minimizes the eye sore or have the transformer moved closer to the property line and right-of-way. Given the time, effort, and stress that has been expended we believe the most appropriate resolution is the latter. Our hope is that Pratt will do the right thing.

Pratt sincerely regrets that the homeowner is unhappy with the location of the transformer on his home site. While the homeowner is correct in stating that the transformer location in relation to the house only became apparent after construction began, it is notable that Pratt offered to let the buyers out of the sales contract after they expressed concern with the location. Since moving the transformer is not a viable alternative, Pratt has offered to place landscaping to help screen the transformer. This would be consistent with some of the other homes in the development that have transformers in their front yards.

As to the assertion that Pratt has not responded with a communication from *** Pratt, he asked *** to call the homeowner to explain that the transformer would not be moved. Mr. believes his conversation, as with several others he had with the homeowner, was professional and courteous. He also noted that the homeowner wanted to build a fence for his back yard but the development Home Owner Association (HOA) would not approve. Pratt Home Builders worked with the HOA and got approval for the fence for the customer.

As noted above, there are several homes in the development that have transformers in their front yard. Pratt/*** did relocate one of these transformers because the move was necessary to allow a driveway for the home. The new location is still in the front yard. Several of the older homes with these transformers have some landscaping that was performed by the homeowner or the prior developer.

Also, the homeowner has submitted several items for warranty service and these have been resolved in a timely manner.

I would like to correct some inaccuracies with Pratt's response.

They are correct that we (homeowner) did not become aware of the transformer until after the contract was signed (Nov' 17). However, we don't recall ever being told we could get out of the contract at that time. In fact, what was reiterated is that they would resolve it after completion of the surrounding homes. More over, it became known that Pratt had done extensive surveying and replatting of the neighbor, and had to have known about the transformer situation months prior to our negotiation...never having mentioned the transformer.

Pratt references several other homes with transformers in the front yard. The are a couple that are in the front yard, which were recently developed by Pratt, and of those none are near as intrusive as ours, five feet in front of our porch.

There was a time when Pratt offered to let us out of the contract, but it wasn't because of the transformer. It was because we were going on our 3rd or 4th delayed closing date. At that point, we had sold our house, and were living in a hotel that we couldn't afford to continue to do much longer. So we don't see how that was an option.

Pratt references assistance with getting a fence installed. While they did assist with negotiating with the HOA, they really didn't have a choice. It was made clear to the sales man, in communication, and contract documents that a fence was part of the agreement. I'm glad that they were able to fulfill one obligation.

Additionally, Pratt references that they've serviced warranty items in a timely basis. I believe they are referencing the punch list that was developed when we moved into the home in June 2018. It took months, and some until December, for those items to be completed. So we would not agree that those were completed timely. We maintained our patience and courtesy during that process.

*** made it quite made clear in our last conversation that Pratt wasn't going to do anything, and that our calls for a resolution, "needed to stop". If Pratt would like to propose a landscaping solution we are open to that possibility. It would need to be something more substantial than in relation to the landscaping they provided with the house, and do a good job of correcting the eyesore.

Pratt is proposing a landscape concession for the transformer as a courtesy to the homeowner. This would involve the planting of Miscanthus grass and Fire power Nandina around the transformer. We hope this proposed courtesy will satisfy the homeowner.

Failure to provide adequate drainage of water away from the foundation of the home and replace of sod. Defective screen on the screened in porch. March 2018 I closed on the purchase of a Pratt Home. My complaint is from the time of construction of my neighbor's home which was built on an incline my yard has had standing water at the foundation on the side and back. The storm runoff coming down the incline not only caused my back yard to flood with standing water but also caused corrosion of the soil and huge cervices to develop. I watched this destruction take place over several months as the condition continued to worsen even though I had brought this to the attention of the construction supervisor and Pratt's warranty department. It wasn't until July that Pratt decided to put in a French drain that was placed on one side of the house to address the huge crevice that had developed from the run off of the down spout and a drainage pipe was placed between my home and the neighbor's home. At that time nothing was done to address the hillside of my yard that was being washed away. To this day every time it rains the yard is still flooding with standing water at the back and side near the foundation. In fact the water just sits on top of the yard along the length of the drain. The drainage pipe was extended out to the front yard with a visible opening that kept the area around the opening wet all summer long. If the water is still collecting in the same area then it should be obvious to Pratt the drainage pipe is not working. This also was brought to the attention of Pratt. It became obvious to me as Pratt continued to build more homes going up the incline the flooding was not a priority even though they were well aware of what was happening to my yard. It wasn't until the last of October that Pratt decided to address the issue of the storm runoff which was destroying my back yard. When I asked about the standing water on the side and back of my home at the foundation which hasn't changed with the recent grading I was told that no grading in the side yards would be done at this time. If not this time then when? It's already been 7 1/2 months since I have been dealing with this problem. My home was the first constructed in Pratt's phase 3 development and several new homes have been built, yet I don't see this being an issue with any of the other homes. I feel strongly that Pratt needs to address this problem to allow for property drainage of these areas.
Another issue with the placement of the drainage pipe is the dead sod. When the pipe was placed the sod used to cover the drainage pipe was bad and it never established. Of course the construction supervisor knew it was bad but no attempt to replace with good sod ever happened. All summer long I have had to look at a dead strip of sod in my yard that was the length of the drainage pipe and no one evidently felt like it should have been replaced. New sod was brought in and placed on all the new homes all around me so it's not like none was available.
During the construction of my house, Pratt was also contracted to build a screen porch. Within 5 months the screens have developed holes and other defective areas. I informed Pratt warranty of the condition of the screen and was told the screen would be replaced. Later I was informed that the screen would be patched. That to me is unacceptable for a screen that is less than a year old. I can't imagine any contractor that's willing to stand behind the quality of their work would even consider patching the screen which is obviously defective and the only solution is to replace.

Desired Outcome

Provide adequate /proper drainage of water away from the foundation in the back and side of the yard. To address the water/dampness from the drainage pipe that extends out to the front yard and replace the dead sod that extends the length of the drainage pipe. The defective screen on the screened porch needs to be replaced.

We have addressed several issues set forth in the complaint and are meeting with the homeowner on Friday, December 7 to discuss unresolved matters. We have taken the homeowners concerns seriously and continue to do so. The storm water drainage in the back yard of three homes, including the complainant, has been corrected by regrading and placement of a berm. The area has been reseeded and covered with a matting to control erosion until vegetation is established. As the homeowner noted, the drainage along the side of the house has been addressed through the construction of a French drain. Improvement to this system is being discussed with the homeowner today and should resolve the standing water issue. Also, during the meeting, Pratt will reiterate its commitment to replace sod damaged by the drain work. In short, there have been drainage problems associated with the subject home. It has in part been complicated by periods of intense rain and the decision of the homeowner to not place sod in the back yard. However, Pratt has worked and continues to work with the homeowner to resolve drainage issues. As a courtesy to the homeowner, we have replaced the screen on the screened in porch. We hope with these actions and the discussions will satisfy the homeowner.

As evident by the recent rain the French drains alone has not resolved the issue of the standing water. Pratt was notified through text and photo of the continued standing water. As stated by Pratt the sod and screen issue has been resolved.

We are continuing our efforts to address the homeowner concerns. Our plan is to improve the drainage capability of the French drain by installing a catch basin. We also are addressing a small area in the back yard that needs soil, seed, and straw. We will schedule this work as soon as the weather cooperates. We have attempted to contact the homeowner to discuss our plan but have not been able to. We have left a message on the answering machine.

I have a rain water drainage problem that Pratt seems to not care about fixing. I moved into my new home built by Pratt on 12/22/201. I had several problems with the construction of my home and even went to the home office and talked to *** about these problems. He finally agreed to come to my house that was under construction. I walked him through my house and showed him the problems. He acted like so what, he could care less. Pratt agreed to install a french drain on both sides of my house because of drainage problems. They also sowed grass seed and laid straw for my back yard. Since it was in the winter when they did this, I could not water the grass seed. To this day, 8/2/2018, I still don't have grass growing in my back yard. I talked to my warranty guy and his boss to show them that when we have heavy rains, water pools really bad on my right side and several places all over the yard. I asked if they could put more topsoil on my back yard and grade it to the back like it is suppose to be. My side yard on the right of my home is 4-6" below where it is suppose to be and it still pools water even after Pratt installed a French drain. I was told by the two warranty guys that they (Pratt) could not add any dirt or re-grade my back yard. All they are going to do is extend the French drain more to the back. Also no mention of sowing more grass, now that I could water it. All you have to do is look at the three neighbors yards to my right and see that Pratt don't care how back yards look. They all look terrible. It stays so wet on my right side yard that the grass has a lot of mildew and a lot of spots that don't grow grass. My concern is once my 11 month warranty is up, Pratt won't care and I will be up the creek with no paddle. Pratt takes your money and forgets about you. It is not only me. I have talked to several people in our neighborhood and I hear all kinds of Pratt war stories. Every time I came by my house while it was under construction, I found something they left out or added that we didn't want. The craftsmanship is lacking a whole lot in a Pratt built home. I don't want anything more than what I was supposed to have, but I can't even get that. I truly don't have enough characters to tell you what all they did that proved poor craftsmanship, but thank the good Lord that I have plenty of pictures to prove it. Also I sent an email to my building superintendent and ask that a huge hump in my front yard be graded so I would have a gentle slope. This was never done and being 65 with a knee replacement and bad hip, it makes it very hard to mow.

Desired Outcome

I would like Pratt to add more topsoil on my right side yard and add sod that the topsoil will cover and add more topsoil to my back yard and re-grade the slope to the back. Every yard I see in our neighborhood has topsoil starting at the patio and gently sloping to the back. My yard has a severe slope from the patio. I would also like for them to fix the hump in my front yard like I asked in October, while it was still under construction. Just make it right the way it should have been. Every time I go to the office I am always told no one is there to talk to me.

While Revdex.com did not receive a response from Pratt & Associates, Consumer informed Revdex.com that all issues have been resolved to his satisfaction.

Pratt builders does not honor their warranty policy regarding the punch list. Be very cautious about selecting Pratt Home Builders as your builders. They are very dishonest about their punch list warranty policy. We reported an item about an accent gable that was leaking sap. Rather than replacing the board like we requested, they scraped the sap and painted the board as a bandaid with the caveat that if the board started leaking again in 6 months, they would replace the board. That next summer (2017, within the 6 months) the board started leaking again. During that time, the warranty person I had been working with left the company. Now the new person is claiming that they are not responsible for making this right as this is outside of the 1 year warranty, even though this was brought up during that time and it was not properly handled. The fact that they refuse to make this right should tell you everything you need to know about the integrity of this company. Again, be VERY cautious about selecting this builder if customer service and builder honesty is important to you. Feel free to reply to this review if you would like any more information and I will gladly share with you. I know Pratt is undertaking another subdivision and I hope all you prospective buyers read this prior to signing so you know what you are in for before you buy.

I would like the item written on my 11 month punch list honored. I would like the beam that is leaking sap replaced as is mentioned in the warranty statement.

At the time of Mr. complaint, a final decision on whether to replace the accent gable board had not been made by Pratt's management. Unfortunately, this was not clearly communicated to him. Yesterday, June 21, he was informed by *** that in fact Pratt Management has decided to replace the board. Further, he was informed today that the replacement will be scheduled within the next two weeks. We will inform the Revdex.com when the replacement is finished.

I accept their response on the condition that they do follow through and make the repair. I will add that their comment that the final decision had not been made is not factual. I had been told repeatedly for months that they were not going to make the repair. They even said so in a public response to a review that I posted. It was not until they saw this Revdex.com complaint that they decided to fix the beam. I am still not pleased with the company, but I accept their response to this complaint and their resolution.

To Whom It May Concern:
We purchased a condo in *** in March, 2017. Several items needed to be repaired. (The construction has been very disappointing.) They have a policy that they request a 90 day and 11 month customer care request. We submitted the 90 day request in June, 2017. A few items were taken care of but there are still 2 major items at this point. We haven't seen or heard from them in weeks. A new phase of *** has been started and almost completed. We are tired of waiting for this and calling over and over again.

Concerning the homeowner's warranty, we have completed the 90 Day List, and the customers signed off warranty request forms will be attached with this email. The customer has submitted his 11 month warranty request, and the repairs are scheduled for 3/29/18. Once complete, we will forward the Revdex.com a copy. Pratt Home Builders stand behind our product, and our warranty policy is outlined in our Pratt Peace of Mind Plan on our website.
