yesterday ** *** was a troubled tenant from the beginning Out of the goodness of heart because she had a blind child and no where to go and was desperate we provided an apartment for her with the condition that she set up an automatic arch debit so that I knew I wouldn't be chasing her for rent She said she would and we let her move in and she never did it We took her with a criminal background, very very poor credit and she was just coming off of an eviction Those three items should be a warning sign to any landlord to run quickly, but again she was going thru a divorce and had no where to turn Its funny the more you help people like this they walk all over you. Regarding the fact she couldn't move in right away and claims to have to have paid her prior landlord (find that hard to believe) but I issued her a credit for August She just came off an eviction so I don't know how she was paying a landlord Anyway I issued her a credit From day one I had to chase her for rent and she still owes a portion of rent for April We will not issue any credits against late fees We have a zero tolerance on late payments and every other person in that complex pays late fees after the 5th per their lease and she will not be an exception to our contract. Yes I did several times tell her based on her criminal background, credit and if I have to evict her she would have two evictions in a one year period that no one would take her That was not harassment that was just stating obvious facts. We are trying to get a hold her to make repairs in her unit as her list was lost in the office From what I hear from my maintenance team her unit is a mess and she is not a good housekeeper and not that that is a reason for eviction but when tenants don't tend to dishes and keep out old food that invites infestation into the units which they like to than go visit the neighbors. ** *** in digging her own grave because honestly I will not renew her lease come 8/1/14, so she has days to look for new housing Or if she doesn't bring her acct current and pay May's rent we will issue an eviction As far as security on the complex, I have never had any complaints from anyone else nor did I know about her and her son being threatened If she feels unsafe there I will allow her to break her lease and leave at the end of May Respectfully*** ** ***Values & Visions in InvestmentsCREO REAL ESTATE GROUP***
