We sent the annual statement yesterday, again, to *** as she requested via email We also paid all the outstanding bills, as requested, some of which have already been confirmed by *** via email Re-imbursement funds have been sent, and *** was emailed yesterday about it

In response to [redacted]'s complaint, Preferred Properties of Utah did not rip her off, nor are we doing anything illegal.  It is true that we took payment for March rent, when she didn't live there in March.  It is the tenant responsibility to end their automatic act withdrawals, so...

it came out since no one ended it.  That was on 2/29/16 that we received the money into our account.  She let us know of the erroneous withdrawal, so on 3/3/16 the money was taken out of our account and sent back to hers.  Apparently she was unhappy with us doing it, so she also called her bank, Chase Bank and had them end it and also draw $1500 out of our account.  It came out on 3/4/16.  One refund was initiated by our bank, Cyprus Credit Union on 3/3/16, and the other was initiated by her bank, Chase Bank on 3/4/16.  In either case, she was refunded twice, so she owed us $1500 still.  This oversight wasn't caught until our account was balancing the books for March on 4/5/16.  As soon as we realized she had been refunded twice, we re-initiated the draw again to fix the mistake.  During the month of March, we upgraded the software we use for ACH withdrawals so that each tenant would get an email notification when they pay.  It is still initiated thru and paid to the same Cyprus Credit Union account like always.Finally, in regards to the security deposit that was mailed out on 3/28/16.  It was mailed out.  The total security deposit we were holding was $1550, not $1200 as [redacted] suggests.  We took out the appropriate repairs and cleaning amounts and put the deposit in the mail.  We don't have record of her forwarding address though she claims she left one here, we don't have it.  We re-issued the check for her refund again today 4/11/16, and cancelled the one sent out 2 weeks ago.We will not be refunding any more money than we already have in the form of her security deposit refund, due to the fact that she was refunded twice in March, a fact she is neglecting to divulge. And per Utah Law, when no forwarding address is given, security deposit refunds are to be sent to the address where the tenants resided during their tenancy with us. That check was re-mailed today.
