I have reviewed the response made by the business in reference to complaint ID [redacted], and will accept this settlement.  I am very disappointed int the way Preferred and the owner on has handled this account.  They would not discuss this with the tenants and the manager did not return phone calls.  I have been in the College Student Housing profession for the last 20 years and we throughly document both move-in and move-out conditions and have each tenant sign off on the move-in form.  This was not done with the house ever and they made no repairs for at least 5 years and then tried to charge the last tenant for damages and furniture and belongs that had pre-existed.  Very unprofessional servce and not a good company or owner to ever use.

March 30, 2017Dear [redacted] & [redacted] rented [redacted], Elizabethtown, PA from 7/1/15 to 5/31/16 (keys turned in 6/6/16). We began managing this property as of July, 2015. Previous management was involved in leasing the apartment to these tenants. Although these tenants were college students, this building is not typically college housing. The landlord, prior management and our company are in no way involved in any arrangement by tenant as to any personal items. If items are left by a tenant for another, it becomes personal property of that tenant. Upon move out, all personal items must be removed from the apartment. On 6/30/16 we mailed the itemized list of charges to the tenant. On 1/26/17 we sent a second notice. On 2/28/17 we turned it over to our collection agency. Last week is the first time any of these tenants contacted us about the amount due.Attached is a copy of the Security Deposit Statement with the itemized charges and invoices. The attached pictures we taken after move out.We represent the property owners and they have advised us that they are not willing to waive any of these charges. Please feel free to call if you need any additional information.Sincerely,Shari U. -- Vice President & Manager

[To assist us in bringing this matter to a close, you must give us a reason why you are rejecting the response. If no reason is received your complaint will be closed as Answered]
 Complaint: [redacted]
I am rejecting this response because my lease is still not being followed. The landlord cannot simply just "change their mind" when a legal document is involved. I have consulted my lawyer on this subject and she said that the first half of the lease is a general lease given to all tenants while the second half is a specific lease that pertains just to my property. The second half that states we can have a pet overrides the first half. My lawyer also stated that it is unlawful for Preferred Realty and the owner of the property to just change our lease without informing us or having us sign any written documents.
