Premier Property Management provides management services to the Devonshire Estates Homeowners Association (HOA), the neighborhood/association in which the complainant, *** ***, residesEncompassed in our property management responsibilities is the enforcement of HOA bylaws,
specifically in this case, the provisions of the Declaration of Restrictions, Reservations, and Covenants (DRR&C). The DRR&C is enforced for the health, safety and welfare of the residents of the Association, as well as, helping preserve and enhance property values for all neighborhood homeowners.Premier Property Management received multiple complaints from Mr***’s neighbors regarding the landscaping in and around his propertyOn April 18, 2016, Premier Property Management completed an on-site inspection of Mr***’s propertyIt was observed that Mr***’s property, specifically the front and rear lawns, contained an extensive amount of weeds that had not been effectively controlledThus, Mr*** was informed by mail that his landscaping, in its current state, was not in compliance with Article 9, section of the Devonshire Estates DRR&C, entitled Maintenance and Repair of Residence and Appurtenant AreasA copy of the DRR&C was also provided to Mr***, within the notice of violation, for his review.Premier Property Management deemed the weeds in and around Mr***’s property to be a nuisanceUntreated weeds, once they seed, spread throughout an entire neighborhood, causing a significant infestation that will cost the HOA and his fellow neighbors valuable time and money to correctTherefore, Premier Property Management requested swift and immediate action to prevent this occurrence. Thus, Premier Property Management requested that Mr*** treat/spray/kill the weeds on his property, in his front, back, and side yards, by April 25, Failure to do so by the aforestated date would result in Premier Property Management hiring a professional landscape contractor to treat Mr***’s property for all invasive weed growth, at Mr***’s expense.Premier Property Management does not deem this correspondence with Mr*** to be “harassing” in any fashionMr*** was sent a single letter detailing his violations and a date in which said violations needed to be within HOA compliance or certain measures would be taken to remedy the situationMr*** indicated his receipt of the violation letter was April 21, This gives Mr*** four days to treat, spray, or kill the weeds on his propertyThis is a reasonable request within a reasonable timeframe with reasonable consequences if failed to act upon. Despite Mr***’s objections, Premier Property Management, as stated above, has received multiple complaints from Mr***’s neighbors regarding the landscaping in and around his propertyPremier Property Management has fact-based evidence that contradicts Mr***’s assertions that his neighbors are “thrilled” with state of his propertyIt’s likely that Mr***’s neighbors are either being less than truthful about issuing the complaint or Mr*** failed to speak to all of his Devonshire Estates neighbors

Want refund deposit back, although leaving the property in good condition. I paid my rent on time every month sometimes doubled the pay each month. I've rented a property from Premier Property for 4 years. When I moved out 10/28/15 I gave them a 30 day notice. I left the property spotless, replaced old blinds with new blinds, painted the bathroom over, left everything that was in the house that was there when I 1st moved in 4 years ago. Now they are charging me with cosmetic repairs that was already there before I moved in. Example: Hole in the wall in the storage was already there before I moved in: security cage for the ac unit they just installed since Ive moved out but never installed one while I was there. Crack in the ceiling was done when the water pipes burst in the house and whole ceiling fell down. The people they had to install the ac security cage broke the outside gate. Now they are charging me for the fence that was broken by their repair men. It's a lot more of normal wear to the house since being there 4 years. I don't feel like customer service is up to par and agents are not a good representation for this company. I contacted this company regarding a home for rent. I received a call from Ms. Wells one of the agents. I went to see the property on 6960 Wynn in Cordova Tn. The lights were off. The agent explain to me they will clean the carpet fix any repairs and the lights would be on once my application is approved. Then I would have to get the lights in my name. The . My husband and I did the application. I called to check on my application and Mrs. Wells was very rude. I ask her was there anything I could do to help with process. She never responded. A few days later I text about my application. Her response was very rude. I explain to her I was told it would take 48 hours for approval. She finally text me and told me the application was approved. SHe told me to hurry and take my 600 security deposit to the office. I called to ask questions about the property she never would answer. My husband called her and she hung up on him. I called premier property to let them know and they told me a manager would call me . 3 days later I got a call from Jerry. Jerry explain he saw my application was approval and wanted to see what was going on. I explain everything to him. He took me to see the property on 1/24/2016. The carpet was still dirty. No repairs were done. I thought jerry was a manager at priemer property. Wrong he is only a agent at Choice 1. He told me if I gave him the deposit. He would call me Monday morning with the lady from Premier Property and she will tell me when everything will be fixed. I never received a call. I call the office and they couldn't find the deposit. I end up doing a stop on the money because I was not sure what was going on. I end up speaking with Jerry he told me he drop the check off. The company has took me through so much. I finally got a call from Osha at the office. She couldn't tell me a day the repairs would be fixed. I explain to them I did not want to do business with. I have received nothing but lies from this unprofessional company. They return calls when they want to. This company has been a waste of time. I want my application fee back. They want you to sign a lease and the property is not up to part.Desired SettlementI want my application fee refunded. Premier Property Management Group refuses to credit our security deposit to our account, and has charged us for damage that we did not cause. HELP US!We moved out of the home at the end of our lease on 11/30/15. On March 3, 2016 (3 months later) I received a "move out repair list". I was charged $70 for: Repair of fence/gate - the repair men that fixed/replaced the AC unit broke the fence during installation/repair. Why am I being charged?I was charges $55 to clean out fireplace and replace damaged blinds - the fireplace was never used during our entire tenancy and I have pictures to proof the blind was missing upon moving into the home. Why am I being charged? I was charged $70 to re-caulk sink and counter-top - we filed a maintenance report and called to let them know the sink was leaking under the cabinet, and no one came out. Why am I being charged? I was charged $30 to replace shower bar - there was no shower bar in the bathroom when we moved into the home, I have proof of purchase from Walmart. Why am I being charged? I was charged $100 to cut, edge, weed-eat, trim brushes - We had our grass cut and brushes trimmed before the weather got cold. We moved out in the winter. It was freezing outside. What grass did you cut? The grass was dead due to cold temperatures. I was charged $80 for maid cleaning - the home was left spotless. I have proof of receipt that we paid a company to come in and clean the home. Why am I being charged? I was charged $65.00 for pest spray - we had termites every where during the summers, we called and completed a maintenance report - Premier sent someone out for one treatment - the termites came right back. Why was I charged? I was charged $75 to repair existing cage - the maintenance men tore the cage up installing the AC unit, they never replaced the cage after installing the new unit. I was charged $70 to deep clean the carpet downstairs - I called Premier Property, sent emails, pictures, and completed a maintenance repair - It rained in our home every time it rained. The window leaked water and the room was always soak and wet and smelly - mold started to develop on the walls due to the water. Why am I being charged? I was charged $300 to replace carpet upstairs - I have pictures of the carpet before moving out. We paid a professional to clean the carpet. Why am I being charged? Premier Property has a reputation of cheating people out of their hard earned money and it's not right!!! There are so many complaints against this company. It has to be true. Everyone is saying the same thing. Premier Property Management Group is a very unreliable company, no one answers the phones, no one returns phone calls,no one is available to the customer to take a compliant or to resolve issues. Approved to rent a house with Premier Property Management Group 1/18/16. I have paid a total of $640 to them. Yet, still no house as of today.1st week of January 2016-Saw a home I was interested in renting on zillow.com.I sent an email.I received a phone call from Shenice M[redacted] concerning the property.I turned in the rental application along with a $40 application fee to Ms. M[redacted] 1/12/16.At that time, she informed me the home I was interested in had already been rented, but I could turn in the application to get pre-approved and look for other houses.I was approved to rent with the company 1/18/16.I received weekly lists from Ms. M[redacted] but was having a hard time finding another house that I liked.1/30/16 a family friend notified me he was moving out of his rental home which just so happened to be managed by Premier Properties.The friend informed me he would be turning in his keys the following week. I contacted Ms. M[redacted] via text Sunday 1/31/16 and notified her that I was really interested in renting this home.I explained that I knew the previous tenant and was aware that the home was not yet available.She responded and stated she would provide additional information the next week.2/4/16-Emailed Ms. M[redacted] inquiring on an update on [redacted] Falling Bark and informed her I received a phone call from Eric H[redacted] the day prior and that he was supposed to be checking to see when I would be able to view the house, but he had not returned my call.Ms.M[redacted] replied back stating the home was still not available to view.She stated she was unsure as to when it would be available but she would keep me updated. She also asked me to look at a house located at 5554 Sweet Gum in the same email.2/5/16-Emailed Ms.M[redacted] requesting to see the inside of 5554 Sweet Gum and asked her to text me when she would be available to show it to me.I did not hear back from her until 2/9.2/9-Received email from Ms. M[redacted] stating the house at 5554 Sweet Gum had been rented already.This is now the second time this has happened.I replied back to Ms. M[redacted] asking for any news on [redacted] Falling Bark the property I had been waiting since 1/31/16 to view.She replied and stated she would keep me updated.2/10 4:46pm-Received an email from Ms. M[redacted] stating we needed to look at [redacted] Falling Bark as soon as possible and that I would need to pay a $600 holding deposit.I replied and stated I was off 2/12 or we could see the house 2/11 after I got off work.She replied back and stated we should view the house 2/11 and stated she could meet me there at 3:30pm.2/11 10am-Received voice mail from Mr. H[redacted] stating to give him a call so we could go over the lease terms for [redacted] Falling Bark.2/11 3:30pm-Met Ms. M[redacted] at [redacted] Falling Bark and toured the home.After the tour,I asked if I could give the $600 holding deposit,she stated she had errands to run and it would be best for me to take it to the office.She text the address for the office to my phone and I put it in my GPS.At that point, I saw the office location closed at 4:30 and it was already after 4pm.I called the office and informed them I was on my way to drop off the deposit,but didn't think I would make before they closed.I was instructed to leave the deposit in their rent drop box, which I did. After doing so,I received a call from Ms. M[redacted] stating she had contacted Mr. H[redacted] and informed him I was dropping off the deposit and that I should hear from the office concerning signing the lease Friday or Monday at the latest.2/15-Received phone call from Mr. H[redacted] stating I would not get the house because someone else had put in a deposit for it.I did not understand this at all since I had been waiting for Premier to make the house available for me to view since 1/31 and was told multiple time by Mr. H[redacted] and Ms. M[redacted] that the home was not yet ready to be viewed.Therefore,I was very upset and wanted him to explain.He said they work on a first come,first serve basis and he could not take take the property from the other person.However,that's exactly what they did to me.The other tenant has not signed a lease.I was approved firsDesired SettlementThe company needs to honor their statement of "First come, first served". I was approved first and was waiting for this property since 1/31. I was told multiple times that the property was not available for me to view and I would be contact once I could view it. I inquired about this property at least weekly. It was not until after I paid the deposit that I found out they were showing this property to others while telling me it was not available. Ms. M[redacted] contacted me last night explaining her side. She basically said she felt something was going on with Mr. H[redacted] concerning this property behind her back. I feel the same. This property was never listed on any of their lists, it was not listed online nor was there a for rent sign in the yard. How did anyone receive knowledge that the home was vacant? I only knew this information because the previous tenant was a family friend. Once they accepted my holding deposit, that meant they weren't supposed to show the property to anyone else. If someone else had already put in a holding deposit before me, why did they show me the property and allow me to pay a holding deposit? Also, if the home was off the market, why do I have a voicemail from Mr. H[redacted] from 2/11 stating he wanted to go over the terms of the lease on [redacted] Falling Bark? Being that I was approved 1/18, inquired about [redacted] Falling Bark 1/31,2/4,2/9 and was told repeatedly that it was not yet ready for viewing yet they were apparently showing it to others while lying to me and the fact that they accepted my holding deposit...Premier Properties should be having the conversation Mr. H[redacted] attempted to have with me, with the other tenant. He tried to explain that they made a mistake to me when I feel he needs to be saying that to the other tenant. First come, first serve....this is the only appropriate resolution to this issue. I should not be held accountable for the unprofessional behavior of their agents. It just seems someone in the office was holding this house for a special friend or something. It's completely appalling and I'm sure I'm not the first person this has happened to nor the last.Business Response This has been resolved with the applicant and all money has been refunded back to her. However, they wanted me to sign a form which I refused to sign due to the first sentence stating "your application for tenancy has been denied". My application was approved not denied. I am completely appalled that a business would even ask me to sign a form with untrue statements. Premier Properties does not appear to be a reputable company and I look at this situation as a blessing in disguise. They have caused me all types of issues. They contacted the apartment complex where I currently reside, therefore they were aware that I was moving. I have since had to inform them that I will not be moving as planned and had to extend my tenancy with them until I find another rental property. I will now have to provide my information to another property management company and authorize my credit and background to be checked again. The entire time I was waiting for them to make [redacted] Falling Bark available to me, I could have been looking for other homes. The fact that they continued to lie to me while showing the home to other potential tenants is completely unfair. These people are crooks and I'm sure if they treated me in this fashion they will do the same with others. It's not about the house at this point, it's about the principle of the matter. I will be seeking any and all legal recourse I have concerning this situation. Hopefully, it will save someone else from being treated as I was.

This company is horrible. They have made up charges to keep $1050.00 deposit!We lived at their property for 2 years and it was literally horrible the whole time. They do not respond to phone calls and it can take up to 4 emails before you receive a response. We recently moved out and the house was clean. The only thing that was wrong was the tub and kitchen sink. They were painted by the company and I have an email of them stating that they would not fix it. But why would they paint the tub and when it chips, the same thing with the kitchen sink,the tenant is responsible. They claim we messed up the fence and the fence was already like that when we moved in. I have tons of emails going back and forth with this company because they did not want to fix various things. Mind you on our first night in the home, we had a gas leak and had to pay for it(the company did not return our emergency messages) and they only refunded us a portion. This is absolutely the worst company to deal with. When they do call, they have an attitude or are very unprofessional with you. They have made up over $700 worth of charges to only refund us $350. This is ridiculous. The only thing that was done was a small whole behind the bedroom door which we fixed outside of painting it. They charge for normal wear and tear!! They charged for touching up the paint. So when someone lives in a house for 2 years and move out, the company doesnt think they should paint at their own expense? The house was not nasty at all as I do not live like that.Desired SettlementI want my refund! The charges are not correct at all! The only thing accurate is removal of satellite! Everything else is normal wear and tear.Business Response We are in the process of coming to a resolution with the Ms. [redacted] and Mr. [redacted] Also, all phone calls are answered if you call during business hours. However, they do not answer phone calls during normal business hours. It takes days and several attempts to get a callback as all they have is an answering service. We are happy we have moved from their property and no longer have to deal with them.

No return calls after multiple messages. Deposit refund 90 days past due. We lived in a rental house managed by premier. Address [redacted] southern [redacted] rd. We moved out in September 2015 and left the property in prestene condition. We have still not received our $1700 deposit refund after multiple messages. We cannot get a return call from this company. And as we are now out of state, we cannot go to the office. We want our deposit back. We were never late with our rent and were loyal tenants. I move in this home Nov 2014 and I been complaining since March 2015. There are squirrels in this home and they told me it was my responsibility.I pay 800 dollars monthly to premier properties for a rental home. I have pictures wheree work was performed and they didn't close the holes. The house was infested with termites and my uncle treated that matter. The house has squirrels in the ceiling and it sounds like someone trying to break in. I'm scared to sleep. I have to sleep with my weapon cause I'm not sure if someone is trying to gain entry into the home. The wood is rotten at my doorway and I will send the pictures upon request. The bathtub has paint coming up and they keep refusing to pay the cost of the repairs when vendors come out and give them a quote on how much it will cost. This has been a perpetuating situation. The ceiling is leaking every time it rains and I care for a child with leukemia and they are aware of this. I've sent numerous emails and the house is really a nice house but it needs work. I been having problems since I been here and I'm not alone other renters complain also.Desired SettlementThey need to allow me to break my lease or make the repairs and have the squirrels remove. Refund my monies from the time I started complaining.Business Response This has already been confirmed with the resident, by phone and email, and has been completed by a vendor. They aren't going to send pest control service. The vendor advise me that it will eventually die and the odor in the house won't last long. He did not go in the attic and I don't blame him cause he is not a certified least control vendor. However the holes have been repaired the poor little squirrel is locked in and I'm to scared to climb in there. Final Business Response We will follow up to make sure this has been remedied. We have conversation logs and pictures from our vendor showing the completed work.

I'm demanding my full deposit to be refunded!I've held an lease with Premier Property for a whole two years. ([redacted] Drive Memphis TN [redacted]) When my lease was up my family and I cleaned and repaired as needed repairs on the house so I could receive my full deposit. Two to three months after moving out the house and demanding my deposit, premier sent an email about an move out repair list stating that they held our 1,000 dollar deposit and we owe them 1,110 more dollars on repairs they had to do on the house. The house was a 'as is' house. Half of the things on the list was 'as is' (broken/missing) when we moved in. And the other half we got fixed when we moved out. I have pictures and receipts of the house when we moved out and the things we fixed. I would like for Premier Property to give me my full 1,000 dollar deposit back!!!!Desired SettlementThe resolution I'm seeking from Premier Property Management is for my deposit to be refunded in full.Business Response Repairs made to house were very excessive for only being the property for 2 years. We agree not to charge them for the additional $1,110 but their security deposit is being being retained. We are working with them to come to this resolution. I moved from the rental property on October 31, 2015 and it is now 1/26/15 and I have been contacting Premier collection department about my deposit. I moved into the property of [redacted] Memphis, TN. XXXXX in November 2013 and my rental agreement was for 2 years. During my time at the house I have had several issues with maintenance including large holes in the side and back of the house where large animals could get in, water problems, roof issues, heat problems in the winter time (in which they said they could do nothing about) and now it has been 3 months since I moved and no one has contacted me about the security deposit I paid. On Nov 16, 2015 I received a message telling me to contact the Collections agency and I did. I have left several voice messages and I have received nothing back. I was told that it would take 4-6 weeks to receive my deposit back and still have not heard anything. I went to Premier to speak with someone face to face and both times that I went they took my information and said someone would contact me within a week and a month later I have heard nothing. I cannot stress how unprofessional this property management is. I have been given the run around and would REALLY like to receive my deposit!!Desired SettlementI would like to receive my security deposit. I paid $875.00 and would like to receive my money.Business Response This is currently being resolved with Ms [redacted].

They are not responding to my complaints. Had to pay to have garage fixed(and its still not fixed) and they will not reimburse me.I have called in maintenance for plumbing problems and no one is responding to them. I called last week to report a busted water pipe and no one responded to that. I received a higher bill than normal from MLGW. I also received a letter from them stating that my water is higher than normal. On Saturday, I called in that my garage door had broke and I couldn't let it up. My car was trapped in there, so I called a company to come fix it. They showed up and made repairs to the garage door so that I could move my car out of there. The spring on the garage door had snapped. I was charged $578 for replacing the spring, however the garage is still in need of repairs. I called Premier Property this morning and talked with a Nicole and told her the situation. She called me back to inform me that they wont be reimbursing me for that because they have people to do that and that I wouldn't have had to pay for that. She told me that I should've waited for them to come fix it. Was I supposed to stay trapped until they decided to send someone out to come fix it. She told me that I should have pulled the cord hanging from the garage but pulling on that did not work because the spring had snapped. After all that, she hung up on me. But what do you do when no one is responding to your complaints. I pay my rent on time every month, and I'm not a problem tenant. I don't deserve this treatment that I'm being put through unnessarily . I don't have money to just be giving away. I have 3 kids to take care of.Desired SettlementTO BE REIMBURSED OR DEDUCT IT FROM NEXT MONTHS RENT WITHOUT REPERCUSSIONS.(THEM EVICTING ME & MY KIDS)Business Response Resident had fixed for $578, we could have fixed for $200. We sent our vendor to confirm the work she had done. He viewed the invoice that tenant had form door company and there was not even an amount on the invoice or a payment method. All is well with the door. Resident called in plumbing, we dispatched that morning and vendor was there within an hour. The leak was fixed while he was there. We were having phone issues all day yesterday. The phone went quiet and after about 30 seconds of nothing on the other end, our representative hung up the phone. Consumer Response Final Business Response We are are getting with the tenant to come to a resolution.
