I am truly sorry that Ms [redacted] is upset I would love to have everyone who leaves a property that we own or manage feeling happy and satisfied Unfortunately if I didn't have our cleaning service go out to the property that Ms [redacted] rented to clean the property a little better, the new tenant moving in would be unhappy I have to treat everyone fairly, which means I had to make sure the tenants moving in had a clean house to move in to Just as Ms [redacted] had a clean house to move in to when she moved to our State back in May of last year Premier Realty, LLC stands by paying $to a cleaning service to ensure that house was clean for the next tenant Ms [redacted] was only charged for her final water bill, carpet cleaning and a small amount to clean the property This was more than fair and reasonable to everyone

[redacted] rented a house from Premier Realty, LLC He moved out of the property at the end of May [redacted] told us that he had the property professionally cleaned and also had the carpets done After further investigatioin and foul smells not going away, Premier Realty, LLC needed to hire it's own cleaners to insure that the property was cleaned to industry standard After the cleaning was completed, the pet and other odors did go away, and we were able to find new tenants Soon after Mr [redacted] vacated the property, he was demanding his deposit When a tenant starts getting too agressive about a security depoist return, I become suspicious I let the tenant know that we needed to make sure that the property was back up to the same standard and condition of when they moved in Suddenly Mr [redacted] became very hostile and started making threats and through out several "F" bombs I explained to Mr [redacted] that we don't act that way, and I let him know that the call was done and I did hang up the phone Mr [redacted] made the choice again to call me and from the onset of the call he began threatening me and throwing out the "F" bombs again Again I explained to Mr [redacted] that we hang up the phone when people become hostile and start making threats I again hung up the phone after I let Mr [redacted] know that his behavior was unexceptable The [redacted] is very clear The Landlord has up to days to return a persons security deposit with an accounting of any use of the deposit with the receipts for any work done Mr [redacted] 's deposit was returned within the scope of the law along with a full accounting of any work that was done

I am rejecting this response because: I have an invoice showing the house was professionally cleaned to Industry StandardsThe current renter wasn't happy about anything as we spoke in person for over an hour*** stated the cleanliness was fine, he was upset about some other issues that were not disclosed, i.eRefrigerator, washer/dryerThe cleanliness was to appease the current renter who was upset about the property in general.

I am rejecting this response because: Dwight A*** is making more statements in his response. He only sent a carpet cleaning service to the house since he received a call from my mother, who was concerned for our safety due to possible mold from the flooding that had occurred. My mother is very mild mannered and to think she could even be mean is quite comical. I think he was afraid we would take additional legal action so he thought he should do something. That's great that he sent someone to clean the carpet (days after the flood, thus why the carpet was only damp), but no one has dealt with the fact the kitchen floor was completely waterlogged. We still want to have a moisture test completed, to know for sure we are not living with the potential for mold to grow between the floor tiles and the subfloor.

We at Premier Realty, LLC  take complaints very serious, and feel that the tenant is not being honest with their complaint.  First of all the communication has been very poor between the tenant and us.  The tenant left us a text on Wednesday letting us know that there...

was some standing water on the floor by the dishwasher.  I called her back, and was trying to setup a time, but didn't get a response to the message that I left.  I then called both tenants numbers and I received a text back.  On Thursday evening I got a text from the tenant again saying that the dishwasher had a more severe leak.  I responded that eveing to the text and asked the tenant to turn off the water and that I would be there in the morning in which I was. At that point the tenant was very nice and thanked me for being there.  I turned the water off to the dishwasher and let the tenant know that [redacted] would handle the warranty issue because the dishwasher was brand new and just installed a couple of weeks prior.  The next day I received a call from an unknown person who would not identify themselves.  I asked that person serveral times "who are you", and I even asked "are you an attorney?"  There was no response.  I finally told the person if they cant identify themselves that the I would have to hand up.  I did hang up, and the same person called right back and identified themselves as the mom of one of the tenants.  This person was very belligerent and made several threats.  I let the person know that they were not on the lease and that I could not talk with them.  In my oppinion there is never a reason to scream and make threats at someone, especially when we are there to help them with their problem.  After the last call from the mom ended, I sent a text and called both numbers to let the tenants know that I deemed the situation an emergency and that I was going to enter the property with my carpet professional.  My carpet professional did note that the carpet pad behind the dishwasher was slightly damp, and he put down a fan.  He noted that there was no other damage anywhere, and that where the water leaked undernieth the unit, it mostly went down into the basement where there was no damage there either.  He also made it very clear that there was no standing water anywhere and that there is no possible way that mold growth could occur that quickly.  The owners of the property had to attend a funeral on Thursday that was out of state, but they did have the son find the receipt and get a hold of [redacted] to make a request that the dishwasher be fixed.  That process has been started, and will be handled by the manufacturer of the unit.  There is absolutely no reason to make frivolous complaints when all involved parties are making there best efforts to handle the problem.

[redacted] was unhappy about several issues with the house and unfortunately I'm not able to make everyone happy.  Ms. [redacted] is also correct about taking great care of the property.  There are no complaints on our end about how Ms. [redacted] maintained the property.  Ms....

[redacted] is claiming that no one did a walkthrough of the property after she vacated.  That simply is not true.  I personally went over to the property to unlock the front door for the carpet cleaner on August 1st, and I have the receipt for the carpet cleaning to prove it.  I can also provide the phone number to the carpet cleaner who will also verify this.  Also Ms. [redacted] is claiming that carpet cleaning is normal wear and tear.  Carpet cleaning is wear and tear, but the Addendum A in which Ms. [redacted] signed on April 7, 2016, says that she did agree to pay to have the carpets professionally cleaned.  In fact Section 36 of the Addendum A reads as follows: "Upon vacation of the named premises, Tenant is responsible for having the carpets professionally cleaned.  The term "professional" is defined as any company that has truck mount equipment and is bonded and insured to clean carpets.  Proof of cleaning shall be furnished to Landlord within 48 hours of vacation of the property to avoid the carpet cleaning being taken from Tenant's security deposit."  Per the Addendum A, the carpets were cleaned on August 1, 2017.  Per Ms. [redacted] complaint that she shouldn't have to pay for house cleaning, the house was fairly clean upon her moving out, but cleaning is a subjective thing, and as a real estate professional, we have to provide an "Industry Standard" clean to our incoming tenants.  The tenants moving into the property complained about the cleanliness of the property, so I did send out a cleaning company to provide an Industry Standard clean.  It also needs to be noted that the property was professionally cleaned before Ms. [redacted] moved into the property back in May of 2016, and it would be expected to be the same cleanliness when she moved out.  $150.00 is a fair price to pay for cleaning, which is what the cleaners charged for their services.   Premier Realty, LLC stands by what was charged to Ms. [redacted], and as a company in community, we pride ourselves on being more than fair with what is being taken from a tenants security deposit.  The only items taken from Ms. [redacted] deposit was the final water bill, the carpet cleaning and the cleaning.
